Bolling Brook condominiums

Bolling Brook condominiums is a community of 225 garden apartments, mostly one-bedroom and two-bedroom. Bolling Brook is located in the West End of Alexandria VA a few paces from King Street where King St. crosses I-395. There are several condominium communities in the immediate vicinity (Northampton, Palazzo) and others that are very close by (Pointe, Skyline). Bolling Brook is very close the Alexandria Campus of the Northern Virginia Community College. Residents love the location because it's inside the Beltway (near the I-395 King Street intersection), with a bus stop just across the street that provides quick access to the Pentagon Metro station, and from there, all of Metro DC is an easy commute. Bolling Brook is well-kept and offers a pool but not much else in the way of amenities. Few amenities means low condo fees, as does the all brick structures that comprise Bolling Brook. Real estate agents act as go-betweens for buyers and sellers of real estate property. With certain exceptions, anyone who assists with the sale of real estate in the Commonwealth of Virginia is required to be licensed by the state.  Each and every real estate agents must be affiliated with a real estate broker. A broker is a real estate profession who has higher educational requirements and who has a minimum of three years of full-time experience as a real estate agent. A realtor is a real estate agent or broker who is a member of the National Association of Realtors. As a realtor, agents and brokers agree to ascribe to a high standard of ethics and participate in continuing education programs.

In most cases, a real estate agent works for one party, either the buyer or seller, renter or landlord. The agent uses his or her specialized training to best represent the clients' best interests. In some cases, the agent will work in a dual capacity representing both sides of the transaction.  In all cases, the agent's first duty is to truth and honesty. But when you choose a real estate agent, don't be afraid to ask about what obligations state law imposes.

Some agencies have up-front fees or retainers.  It's okay to shop around and to interview several agents and agencies to find the one that you feel most comfortable working with, but it's only fair to the agent and to yourself to settle on one agent to sell or buy a home. Although it is your right and duty as a consumer to shop around, it is unethical and unfair to work with more than one agent at a time. An experienced agent will always ask if you already have representation. This way the agent won't waste his time or accidentally interfere with the relationship you already have.

Skyline Plaza offers a variety of recreational activities. If you like playing pool there is a billiard room located on the Penthouse level of the North building. The billiard room contains two regulation size tables with cue racks. (No one under 12 is permitted in this area and ages 12 to 18 must be accompanied by an adult.) The billiard room is accessible everyday from 10 am to 10 pm.

Penthouse level party room at Skyline PlazaIf you have the need to entertain large number of guests, Skyline Plaza has you covered. Each tower has a party room with a fully functional kitchen in the penthouse. There is ample room for dancing and dining and the penthouse has its own furniture. The views from the penthouses are spectacular. The rooms must be reserved by the residents and there is a nominal fee associated with use of the party room.

A card room is also located on the penthouse level in both towers. The card room holds less people then the party room but fully furnished as well. The card room is also only available by reservation. The hours of availability for the card room and party room are 10 am to Midnight from Sunday through Thursday. The party room and card room are open until 1 am on Friday & Saturday.

Also in the basement of both towers, there are well-maintained fitness rooms. Both fitness rooms include a locker room, jogging machine, weight machines, free weights, saunas, showers, steam rooms, and bathrooms. All who wish to use the fitness rooms must be at least 18 years old. The fitness rooms are available are from 6 am to 11 pm daily. Be advised that the cleaners are in the fitness room from 2 pm to 3 pm.

The pool at Skyline Plaza can be used by old or young, children under the ages of 12 must have an adult accompany them at all times (children's pool also included). The rooftop terrace is one of the most wonderful aspects of Skyline Plaza giving you a panoramic views of Old Town Alexandria. The terrace is accessed from the Penthouse level and from the party room.

Grape and Bean

Grape and Bean is just another example of an Old Town artisan boutique. Shops like Grape and Bean, or as they call themselves Grape + Bean, are community assets and part of what makes Old Town so special. Long-time Alexandria residents David Gwathmey and Sheera Rosenfeld opened Grape & Bean in 2008. Together they have managed to create a place that is comfortable, warm, welcoming, while offering excellent service and high quality products. 

Grape and Bean is a retail wine shop, coffee shop and a wine tasting bar. Along with wine by the glass and coffee by the cup, Grape and Bean offers a food menu with cheese plates and other items that are tailored for sharing. As a wine and coffee shop, Grape and Bean of course retails wine by the bottle and coffee by the pound. I find that they are an excellent resource for gift baskets and they'll really put the time in to help you make your best selection.

Franconia
This brief history of Franconia is from the sign pictured above. It's posted by the Fairfax County History Commission in front of the Franconia Post Office on Franconia Road in Fairfax County VA.

"'Frankhonia Farm' was situated on 191 acres purchased in 1859 by Alexandria merchant and businessman William Fowle from John Broders of Oak Grove Farm. His son, Robert Rollins Fowle, sold 18 acres to the Alexandria & Fredericksburg Railway Company in 1871 for a station which was named after the farm. The station served as Garfield Post Office from 1881 to 1890 and again from 1898 to 1907. Initially situated south of Franconia Road near present day Fleet Drive, the station was relocated after a fire in 1903 to the north side of Franconia Road. Regular service at Franconia Station was discontinued circa 1953."

Jamey Turner in Old Town

Jamey Turner is one of the treasures of Old Town Alexandria. He's a master musician gifted who has showcased his talents on the Tonight Show with Johnny Carson. When he's in Old Town he's often spotted near the Torpedo Factory at the end of King St. He rubs his moistened fingers atop ordinary wine glasses to "find the uncommon in the common". The glass harp sounds a bit like a synthesized flute. Mr. Turner often plays music that was composed specifically for the glass harp.

Julie and Will Nesbitt

This weekend Julie and I went to Old Town with the Alexandria Fun with Friends Group to enjoy the Alexandria Art Festival. The Art Festival occurs every year around this time and features artists and craftsmen from around the area.

King Street closes to vehicular traffic and artists set-up stalls in the street. It's an easy way to enjoy lots of art from lots of folks. The weather was very co-operative, neither too hot nor too cold.

This 12 foot tall image of a koi caught my eye, as did many smaller pieces.

I found that my camera was drawn to the larger pieces, but this is probably because I knew they would photograph well. There were many smaller items for sale too. However, many of us felt that this year's festival seemed to offer more pieces that would be welcomed in a restaurant or hotel lobby than usual and a few number of the smaller pieces that look nice in a home.

There were several musicians playing up and down the street. This harpist sang like an angel, but I have to admit that my favorite was the steel drum player.

We walked all the way up to Washington Street before turning around and making way back to the Potomac. After some discussion the group voted to eat at the Charthouse. At the Charthouse, the ladies had a little wine and we enjoyed some relaxed conversation and then dinner. For my part, I think the food at the Charthouse is good, but not great. Even though it's a little pricey, it's worth it because of the pleasant views of the Potomac that are offered.

Torpedo Factory Art Center

The Torpedo Factory Art Center is located in Old Town Alexandria near the intersection of Union and King Streets just a few paces from the Potomac River. The Torpedo Factory Art Center features six galleries, over eighty artist studios, two work shops, and the Alexandria Archeology Museum. The Torpedo Factory Art Center is located on three floors for your viewing pleasure and is one of the largest art center in the entire United States.

At the Art Center you'll find over one hundred-sixty artists producing original works. This art center is also a market of sorts, where one can buy unique high quality works from all types of mediums including paintings, print making, jewelry, ceramics, stained glass, sculpture, and photography.

The Torpedo Factory Art Center has six galleries:

  1. Scope Gallery (ceramics);
  2. The Art League Gallery;
  3. The Target Gallery;

Torpedo Factory at the waterfront

The Torpedo Factory Art Center is also home to the Art League School. Classes are available for all ages (5 years old and up) but students must be at least eighteen to enroll in the adult programs.

The Torpedo Factory Art Center is at the heart of Old Town Alexandria located in the midst of the Northern Virginia's most sought after real estate. Around Old Town Alexandria, parking can sometimes be a hassle, (unless you want to pay to park in a garage). But, a great way to explore Alexandria is to take the Metro to King St. and then hop a ride on the King St. Trolley. There is no charge to ride the trolley and it makes stops about every two blocks between the King St. Metro and the Potomac. The Trolley was designed to compliment service by the National Harbor's new Water Taxi. The National Harbor is located across the Potomac in Maryland and is the site of a brand new convention center. The convention center and many restaurants are already open in this brand new area landmark. Additionally boat service is available up and down river from the Strand in Old Town. The length of this circuit can be walked in about 20 minutes, so many choose to take the trolley to the Potomac and then walk back to the Metro through Old Town.



The Trolley makes it final stop before returning to the Metro near the Torpedo Factory. Just as the name implies, the Torpedo Factory was torpedo factory in the early part of the last century. Today the Torpedo Factory Art Center is a world-renowned art center with three floors of open studios and galleries. Here, one can observe artists and purchase original artwork. The Torpedo Factory Art Center is on the Potomac waterfront. Street musicians and entertainers play nearly every night weather permitting, and tourists and locals alike enjoy walks down by the waterfront.

What matters in a condo varies by the person, but questions tend to draw from the same pool of questions:

  • What amenities are included.  Is there a pool?
  • Tennis court?
  • Exercise room?
  • Are there areas I can walk my dog?
  • Is heat electric or gas?
  • Do condo fees include utilities?
  • Electricity?
  • If there is carpet, are there hardwood floors underneath?
  • Is the washer and dryer in the unit?
  • On the same floor?
  • In the basement?
  • If buying, what are the condo fees and taxes?
  • Where is the closest bus stop?
  • Metro stop?
While condition of the unit is critical, a common mistake is to confuse the age of the building with the current state.  There can be no substitute for an on site examination.

Rosslyn Metro Station is located in Arlington, Virginia in Rosslyn at a point where the Blue and Orange Lines come together. The Blue and Orange Lines share a track for a trip under the Potomac by tunnel into Washington, D.C. Because Rosslyn is on a bluff overlooking the Potomac River, and the tunnel to Washington passes through a rock-bored tunnel under the river, this means that the Rosslyn station is quite deep---further underground than any station on the Orange and Blue Lines.

South and West of Rosslyn, the Blue and Orange Lines part ways. Rosslyn is a planned stop on the new Silver Line route, which is expected to start operations in 2012.

The station has entrances on the west side of North Moore Street between Wilson Boulevard and 19th Street North and on the east side of Fort Myer Drive between Wilson Boulevard and 19th Street North. A street elevator to the mezzanine (upper) level of the station is on the east side of North Moore Street, across the street from the Metro station entrance. The station is a stop for several express Metrobus lines, including the 5A to Dulles International Airport and L'Enfant Plaza.

There are 20 bike racks at this station and car sharing is available at Rosslyn. There is no parking available at the Rosslyn Metro Station. Nearby condominium homes include Belvedere and Atrium.

I took a walk on waterfront in Old Town Alexandria VA last night. The temperature was absolutely perfect as was the humidity. There were crowds, but it wasn't too much. I saw folks rushing to the Nina Dandy and other boats for an evening of cruising. There were several street musicians playing King St. At the pass-thru under the Torpedo Factory, a gentleman was playing the saxophone. And down along the water a street magician was showing his stuff. The balloon men were there creating animals and entertaining the children. A fortune teller was portending the future. A parrot rescue group had a flock of parrots and similar birds which were available for photos.

But then a light misting rain started to fall and the crowds scattered. At first they hid in the Food Court and on the trolley. The musicians were the first to pack, and they packed quickly to ensure their instruments weren't damaged. The mule drawn carriage pulled off and soon the streets were quiet. We walked around a bit, enjoying the peace and quiet. And then we were gone as well.

This is a repost of an old article of mine, but still bears an important message.

As the primary mover and shaker in Condo 1 Alexandria, I field calls every single day from renters who are interested in condominiums.  The names and locations change but there are a few fundamental misconceptions that are so common, I feel the need to write this note for the general benefit of the world at large.

It looks like an apartment, but it's not an apartment.

First of all, a renter needs to understand the difference between an apartment and a condominium.  An apartment, or any multi-family dwelling, is owned by a single entity. Most usually the owner is a company, but more rarely an individual owns the property. Employees of the apartment complex, or the owner himself, manages the property.apartment for rent

A condominium is different because there are many owners, meaning each unit is individually titled.  The owners of a given condominium complex make up something called a condominium association.  The association jointly owns the common areas such as the lobby and the lawns. The association oversees the management of the property.

There is no rental office: you need an agent.

When you rent at an apartment complex, you'll see a big sign that says "RENTAL OFFICE". That office is staffed by folks whose job it is to explain to you why that particular building is the greatest place to live in the world. They are generally helpful and pleasant and they will gladly show you a model apartment and give you an idea of what is "coming available". 

A condominium complex is completely different.  The condo office is filled with employees of the condominium association.  The employees at the condo office are concerned with the maintenance and security of the building. They could care less where you rent or where you live.  In most condominiums in Northern Virginia, staff won't allow you to enter the property and they won't show you any rentals here or anywhere else.  The staff has no idea what is available or what is "coming available".

A condominium complex looks like an apartment building on outside, but it's more like a neighborhood full of townhouses or houses.  In a neighborhood everyone lives in the same place with similar housing but each person owns their own house. If you want to rent in that neighborhood, you CAN'T do so by banging on people's doors and asking them to see their house. Nobody in the neighborhood knows "what's coming available".  If you want to tour a house in a neighborhood, you need a real estate agent. 

It's the same in a condo.  If you don't have an agent you can't see a condo, or any private residence.  Homeowners don't want strange people walking through their house and they don't want to make allowances unless a real estate agent knows their is a possibility that you can afford the rent.

There are always other options.

If you don't want a rental agent, you do have a choice. You can rent from an apartment complex---less hassles on the front end, more hassles on the back end. Or, you can take your chances on Craigslist.  My advice: Craigslist is great for room shares, but doesn't work so well for grown-ups.

The most important thing every renter should know about condos.

Then, the last and most important thing any renter should know about condos: in today's market purchasing a condo will cost you a few dollars more each month than a renting a condo.  But buying a condo will cost you less on an annual basis. 

How is this possible?  Condo owners pay association fees and mortgage. Taken together, a first time buyer with a low down payment will have payment slightly higher than a rental. But each year we all file taxes. Renters take a standard deduction. But, property owners can deduct real estate taxes, mortgage interest, depreciation and certain other expenses from their taxes. This can amount to thousands of real dollars in your pocket each year.

Don't forget, next year, the renter will get a rent increase.  Next year, the mortgage will be the same. 

It's your choice, but this is the best time to buy in the last 5 years.

It doesn't happen often but about once a year, I anger a potential client.  Most usually it's a prospective renter. I throw this story out to my fellow realtors and real estate agents, because I don't like it when people get mad at me and I like to re-examine what I did so that the next time this won't happen. 

About Me and My Business

Will Nesbitt Realty LLC focuses largely on condominiums.  We sell all types of real estate, but a large part of our business is condominiums. As I often tell people, Dairy Queen sells hamburgers and McDonald's sells ice cream. Once you're in the door, they'll sell you what you need. It is the same with us. We are focused on condos because our office is located on the first floor of a residential high-rise condominium community called River Towers.

To folks who don't know anything about condominiums or real estate, River Towers looks a lot like an apartment building. About a year and a half ago---the last time I dealt with an angry renter---I followed up with an article that explained the differences between apartments and condos and I posted it prominently on our website. Because our building looks like an apartment building, our office might seem like a rental office to some people.

I say all that in fairness to the prospective renter that I angered.  We look like a rental office, but we're not a rental office. 

As for my personal state of mind, I've been working back-to-back-to-back seven-day weeks for a pretty good stretch now.  I purposefully did not schedule any appointments yesterday because I've been so busy and wanted a little break.  However, without any appointments scheduled and with the phones a little quieter than usual, I slipped into the office to get a tiny bit of work done. I didn't shave. I was wearing shorts.  I even paused to play a computer game. It was quite nice.

Enter Jane

That's when this lady, we'll call her "Jane", walked in.  I was a little surprised to see her because visitors at our building have to be buzzed in. Jane said, "I'm here to take a look at rentals."

Jane said, "November or December."

This is September. I told her, "Anything you will see now will be rented before November or December. This is a condominium community, not an apartment complex---"  I wanted to explain to her why we only assist prospective renters who have an immediate or very specific need. We're not in the business of giving world tours to renters who might rent a few months. This might sound tough to some, but many agents won't help renters at all.

Jane didn't want to hear about this or why we do business the way we do business. Instead, she interrupted me.   What she wanted me to know as that she was here to look at places and by golly she wanted to see some places. 

I was too exhausted, too tired, to really sugar-coat my response. I told her, "I'm happy to answer all the questions you'd like. I'll tell you prices. I'll show you pictures, but I'm not going to wander around showing you places that you won't rent."

Jane was indignant and shocked.  I tried to explain to her more. I tried to explain to her why I was telling her this but she didn't want to hear it.  She demanded to see some "samples". 

I replied, "There are no samples. These are condominiums." Condominiums are individually owned and thus each condo is unique.

Because she was so insistent, I agreed to show her around, "I'll be happy to show you something but you'll have to pay a $100 retainer.  If you rent something you can apply this money to your rent. If you don't rent that's the charge for seeing a unit."

Jane gets angry

That was enough to push Jane from upset to angry. She crossed her arms and demanded to see units in River Towers. My wife, who has a desk nearby injected herself into the drama.  Julie told her, "I'm sorry for him. He's been working for more than 30 days straight, what's he's trying to say is --- "

Jane cut her off. My work schedule is not her problem.  In fact, Jane wanted me to know that she works hard too. Julie Nesbitt --- Condominium Mortgage

I understand that sentiment and I don't blame her for feeling that way. In fact, I told my wife, "She doesn't care how hard I work. Nor should she.  The important thing to understand is why this business works this way."

The resolution

I then tried to begin to explain how rental agency works, but Jane was too angry at this point to listen.  She demanded to speak to my boss.  I was perhaps a bit of a smart-ass when I reached across my desk and handed her one of my cards. Jane said, "I don't want to talk to you! I want your boss."

If I wasn't so tired, I would have thought fast enough to refer her to my wife, but instead I told her the truth. "I own the company, ma'm."

Well, this is an outrage.  She's never seen anything like this in her life. She was now tirading.

But at this point, it was my turn to interrupt her, "Ma'm if you really are off from work, you're just wasting your precious time by yelling at me.  That shopping center over there has a Wiechert office with agents that will be glad to help you."

I sort of felt guilty for the newbies working desk duty at Wiechert, but maybe she will rent something off of them so maybe I did them a favor. 

The lesson

In retrospect, I know where we had our disconnect but I'm not sure how to avoid it in the future. Jane had been trained by her experience in retail to believe that the customer is always right. What she doesn't understand is that the customer is always right, but the client is not always right.

By that I mean, customers make purchases from retailers.  I am not a retailer.  I am a professional providing a service to my clients.  My clients come to me because they want my advice and expertise.  I often give my expertise away, but I am not required to give my expertise away. Furthermore, I can't give you the benefit of my expertise if think that I'm a retailer. 

Whether they are renters, buyers, sellers or landlords, I provide my clients with honest, direct and factual advice. I explain to them as best as I can the facts as I understand them. I let my clients make their own decisions. I can't make their decisions for them. But I have been around too long to have a client use me as a personal door-opener in their quest to find what they seek. 

I've learned the hard way that folks who insist on seeing things that aren't what they want are a waste of my extremely valuable time.   If you tell me you want something specific and then I tell you that what you want to see isn't what you want, then I know that you are either not telling me the truth about your needs or you have no respect for my opinion and time.  I cannot help a client who wants to use me as a tool rather than as a professional. This is most especially true when that potential client is a renter, which means they are very small potatoes for me.

Just inside the entrance to the Royalton there are two separate lobby areas. One is open with large modern furniture that quite frankly sort of reminds me of some of the pieces from Pee Wee's Playhouse.  But to the right behind a pair of glass doors is a great lobby that encases some of the best of modern stylings.

The Exchange at Van Dorn

The Exchange at Van Dorn is a condominium community located in the Eisenhower Valley inside the Beltway between the Eisenhower Metro and the Van Dorn Metro. The community is near the Eisenhower Connector a short road that connects Eisenhower Avenue to I-495. Between the Eisenhower Connector and Van Dorn, the Exchange has easy access to the Beltway. Van Dorn also provides relatively easy access to I-395. The community is a long walk to the Van Dorn Metro, but the community boasts a free shuttle to the metro.

The Exchange

The buildings themselves are fairly new, most being built in the last 5 years or so. These are garden style condos of brick and siding. There are three floors and elevators on the parking side of the building. The community has a parking garage with plenty of resident parking, but a limited amount of visitor parking.

Most units here have nice carpeting but many have wood floors in the living and kitchen areas. The kitchens are nice and modern, but most are not luxury level. Black appliances are common. Most units have Formica countertops.

The Exchange amenities are found in the building closest to the entrance. There you will find a very nice business center, party room and media room. There is a basketball court here if you want to shoot a few hoops. The fitness room is modern and well-kept. The condominium offices are found in this building. The Eclipse at Center Park

birds eye view of the EclipseThe Eclipse at Center Park is a condominium community located alongside Four Mile Run in Arlington County where Crystal City meets Alexandria's Potomac Yard.

The community backs to the Yellow Line and Blue Line where the metro bridges Four Mile Run. There is no metro stop at the Eclipse, though there is talk that a stop is coming within 5 to 10 years near Potomac Yard and/or the Eclipse. Nonetheless, the Eclipse is a paragon of convenience, with regular bus shuttles circling from through Crystal City and the Eclipse.

The Eclipse has a number of great amenities worth checking out including a pool and workout area, but for now we're focusing on a collection of social amenities found on the seventh floor of the east tower. On this floor you'll find a modern and stylish party room. From the party room, one can exit to the roof deck.

The Observation Deck has a pillared structure that frames intriguing views of nearby site. From the Observation Deck, one can easily watch the planes come and go from Reagan National Airport. On most days both the Washington Monument and the US Capitol are plainly visible and much more obvious than they might seem in the picture below.

Built in 2007, Abingdon Row's location gives ready access to the GW Parkway, bike trails, the nearby Montgomery Park, and the bustling night life.  Within two blocks you'll find the Fishbowl, The Perfect Pita, and Bastille Restaurants as well as the local Giant.

The closest metro station, Braddock Rd, is about two-thirds of a mile to the west.

Alexandria City Hall

Alexandria City Hall was built on a site designated for the market and city hall when Alexandria was founded in 1749. The original City Hall burned in 1871 the current structure was erected in 1874. This City Hall wraps around a central courtyard known as Market Square. When first constructed Alexandria City Hall also housed a Masonic Lodge, court facility, and police and fire stations. Today, the site only has municipal offices. Over the years the building has undergone several renovations and additions. Among the most recent and was the 1960-61 addition that filled the old courtyard. At that time, the building was reoriented toward the south with the new entrance facing King Street and Market Square, an open, landscape plaza with central fountain in the current Market Square. In1981, further renovations linked the 1871 building and the 1961 addition with new elevators, stairs and corridors.

Obtaining pre-approval from a bank is a daunting process.  It is time consuming both due to the delay and because of the amount of paperwork required to satisfy a lender of your credit status. 

It is, without a doubt, the most pressing matter before beginning your home search.  Proceeding without this step can lead to angst, lost time and energy, and opportunities.  Without pre-approval you'll be facing the following pitfalls very quickly:

  • Offers will be rejected in favor of lower offers by pre-approved buyers.
  • Delays can result as you await approval by your bank.
  • Too late you may find the home you are looking at is beyond your budget
or
  • A better home could have been yours if you'd known what you could afford
  • Time can disappear into looking at homes that disappear from the market before you're ready to make an offer and
  • Effort invested into your search can be wasted as you await preapproval to have an effective offer.
