In an area crisscrossed with high volume commuter routes and heavily-trafficked Interstates, it's inevitable that some folks are going to live in close proximity to a highway. It's great to be near the Beltway or Route 66 because this can take a serious bite out of your commute. But the downside is that the highways can generate a lot of noise. In most areas, there are towering concrete walls to dampen sound in the neighborhoods in close proximity to the Beltway, I-66, I-395 and other highways.

In the picture above the wall has been taken down as work crews expand the road. Once the expansion is completed, they'll reassemble the wall. There's not much you can do about construction, but once the wall is back up, the neighborhood should be relatively quiet. In the homes and condos closest to the walls, I find that the noise sounds a bit like a waterfall---a wooshing white noise that is not particularly offensive. The noise is perhaps worst near an exit. Exit ramps create noise because every so often a trucker exiting the highway will use his "jakebrake". That is to say, the truck will gear down and emit a loud, low growling noise not unlike a Harley Davidson's loud pipes.
Here's a thought to consider if you are purchasing a condominium near the highway. In my travels I've found that the condos at the ground floor are much quieter. This is because the condos on the top floor are often just above the sound-break and therefore get the full brunt of the highway noise. Some folks like the noise ... it sounds like busy and they like being in the city. Some folks can't stand the noise and find out the hard way ... after they've purchased ... that they could have gotten a first or second floor unit.

The answer depends upon what you want. Aside from the obvious differences of having more green space with most single family homes, such as those in Belle View versus the tighter nit community potential in a hi-rise condominium or town-h ouses there are other, harder to see, but no less profound differences.

The goal of the Alexandria Fun with Friends Group is to have fun and
make friends through gaming get-togethers, social activities and local
excursions. This group has has also organized events around laser tag, karaoke, bowling,
ballroom dancing and the theater. We've even hosted a few barbecues.
Most of us are not experts in these activities, but some of us are, we
enjoy teaching others about our favored hobbies. Our group
provides a great venue for making friends and staying active around
Alexandria.
On Saturday July 26th, the group will be renting kayaks and canoes at the Belle Haven Marina. We'll probably to paddle upstream to Jones Point, disembark, stretch our
legs and then coast downstream back to the marina. Some folks like to
head for the marsh to see waterfowl. The
marina offers kayaks, canoes and I think they have johnboats or
rowboats if that's your preference. The idea is to hit the river before
things get too hot, work up an appetite and then take in a brunch at a
nearby restaurant.
The
boats rent for between $20 and $35 per hour. We'll take at least an
hour and might get a discount if we have enough people.

Summertime in Alexandria is loads of fun. Tourists descend on our fare city, but we're glad to have them as our guests.

One of the places that you have to visit when you're in town is also a favorite spot of residents: the Alexandria waterfront. The docks behind the Torpedo Factory Art Center are always bustling with activity. Every few paces you'll find a street musician, street magician and other entertainer. There are numerous restaurants here: most of them quite nice.

If you're looking for a little fun on the water, you might want to take a cruse on the Admiral Tilp. The Admiral Tilp is docked here at the end of King Street and Union Street. The Admiral Tilp departs on the hour, so if you miss her, she'll be back. The Admiral Tilp offers a narrated tour under the Woodrow Wilson Bridge, past National Harbor and down to Jones Point. Are you looking for proximity to a particular house of worship?
Whether you are seeking a church, mosque, synagogue or temple---yes, alphabetical order is intentional---Fair Housing Laws pretty clearly state that houses of worship locations are not the purview of real estate professionals. These rules were written in another era when segregation, even by denomination was more common in America. While it is true that some neighborhoods have a few more folks from this religion or that, I'm not aware of any neighborhoods in Northern Virginia that are exclusively or even mostly a certain religion.
I personally thinks it make sense to investigate the schools in an area to make sure they suit your needs. As realtors we can provide information about schools. By the same token, I think many folks would like to know that there is a nearby house of worship that serves up their preferred flavor of faith-based teachings, but this is outside the realm of the research I can perform for you.
When we speak of religious matters, it must be understood that this information is not intended as an endorsement of or an attack upon any particular religion. Nor should it be implied from this information that any particular creed or religion is favored by our brokerage. But I do think it's sad that I have to write that, because it should be understood by implication.

Crystal City is an urban village in Arlington County Virginia. Crystal City is home for numerous defense contractors, the United States Department of Labor, Public Broadcasting, the EPA and many satellite offices for The Pentagon. While Crystal City only has more than 6,000 residents, more than 60,000 people work a normal business schedule in Crystal City.
Crystal is not a "planned community", in the sense that developers did not design and follow a master plan. Nonetheless, Crystal City is a community with a plan. In the middle of the last century, the area now called Crystal City had few residents. The area east of Aurora Highlands had several motels which served National Airport (which later came to be known as Reagan National Airport). Many train-tracks served the busy Potomac Yard station (now a shopping center) and warehouses were located in the vicinity.
But in 1963 things began to change with the construction of several office buildings and condominiums. One of the first of these condos was Crystal House, so named for an ornate crystal chandelier in the lobby. Subsequent buildings followed with similar names such as Crystal Gateway and Crystal Park. It only made sense to call the new urban village Crystal City. 
The builders at Crystal City largely followed a pattern of building that was considered avant-garde at the time. These structures feature the grand sweeping curves of textured concrete with plenty of glass. The proportions of the lobbies and common areas are large and airy and the buildings themselves seem to flow along the city streets and complement the abundant landscaping details.
Crystal City is bounded by some of the busiest commuter arteries of Northern Virginia. While the buildings here are both residential and office, the broad circulating avenues of Crystal City allow traffic to flow through Crystal City and at the same time encourage underground pedestrians to shop by foot. In Northern Virginia's 100 degree summers, the rains of spring and the icy cold of winter, this is a big benefit to residents of Crystal City.
While the underground shops and passages of Crystal City remain, today Crystal City is slowly being redeveloped into a more traditional urban feel. Restaurants and shops are starting to open at street level. Arlington County is encouraging the redevelopment by change some traffic patterns to make streets like Crystal Drive function as city streets, rather than as circulating roads.
Even with these changes, today it is still easy for residents each of Rt. 1 along the Crystal Drive corridor to walk from the north side of Crystal City almost all the way to the Eclipse at Center Park entirely underground. Crystal City together with nearby Aurora Highlands and Pentagon City is an ultra convenient place to live for folks who work in Arlington, the Pentagon or Washington DC. Some folks like to imagine that buying a condo is like buying a house without yard work. In some ways this is true, but it many ways it does not tell the full story. There are real differences between buying a condo, whether you are a first time buyer seeking affordability, or if you are a long-time homeowner down-sizing. Legal
Consider the legal limitations of condominium ownership. For example, the title of a single family home provides to the owner near total control of any legal use of the property. That means total control of the landscaping, the colors of the house and the types of windows and doors you have.
But condos are titled differently. The governing documents in a condominium complex describe common areas and shared resources. The common area and shared portions of the property are controlled by a---sometimes burdensome---democratic apparatus of owners in the complex. The association might restrict the color you can paint your door. It is not uncommon for the association to decide what plants are planted and what types of windows you may install.
On the other hand, some homeowners associations make similar restrictions. A cynic might note that a homeowner does not have control over the street or "common area" that is controlled by the county. In a real sense we all have an association with the community at large. It's just a matter of where the community starts and what responsibilities we cede to the community.
In a single family home, community control begins at the curb, but in a condo, community control begins somewhere just beyond the paint on your walls.
Lifestyle
Because the community has shared elements, condo owners don't just have neighbors. Instead, condominium owners actually live next door to their investment partners. Condominiums force a relationship with your neighbors that goes beyond what the owner of a single family home might find. If your neighbor ruins the carpet outside his door, he ruins your carpet too. Life is simpler in a condominium: you don't need to worry about
maintenance. Many times some or all of the utilities are managed by the
association. Often the building insurance is managed by the condo
association. Freedom from responsibility means less control and less
choices about the community: but do you really care who cleans the
gutters? Do you really want to spend your life picking the insurance
company? If not then, a condo might be for you. Condo Benefits
Condos are a lifestyle choice. In Northern Virginia, where prices are high and choices are limited, condo ownership makes a lot of sense. However, condo ownership has unique challenges and aspects that you should fully understand before buying.

legislation that grants a tax credit of up to $8,000 to first-time home
buyers.

Breaking news: Tax Credit Can Be Used on Closing Costs.
Who Qualifies?
First-time home buyers who purchase homes between January 1, 2009 and December 1, 2009.
To qualify as a "first-time home buyer" the purchaser or his/her
spouse may not have owned a residence during the three years prior to
the purchase.
Which Properties Are Eligible?
The 2009 First-Time Home Buyer Tax Credit may be applied to primary
residences, including: single-family homes, condos, townhomes, and
co-ops.
How Much Will the Credit Be?
The maximum allowable credit for home buyers is $8,000. Each home buyer’s tax credit is determined by two factors:
The price of the home---the credit is equal to 10% of the purchase price of the home, up to $8,000.
The buyer's income---single buyers with incomes up to $75,000 and
married couples with incomes up to $150,000---may receive the maximum tax
credit.
If the Buyer(s)’ Income Exceeds These Limits, Can He/She Still Get a Credit?
Yes, some buyers may still be eligible for the credit.
The credit decreases for buyers who earn between $75,000 and $95,000
for single buyers and between $150,000 and $170,000 for home buyers
filing jointly. The amount of the tax credit decreases as his/her
income approaches the maximum limit. Home buyers earning more than the
maximum qualifying income---over $95,000 for singles and over $170,000
for couples are not eligible for the credit.
Will the Tax Credit Need to Be Repaid?
No. The buyer does not need to repay the tax credit, if he/she
occupies the home for three years or more. However, if the property is
sold during the three-year period, the credit will be recouped on the
sale. |

The Sycamores at Van Dorn offers garden-style condos in close proximity to the metro. The setting is quiet and pleasant despite being remarkably close to the Beltway.

Like many of the garden-style condos built in Northern Virginia area after about 1990, the Sycamores has a breezeway with broad wooden stairs in the common area. This design greatly reduces condo fees for several reasons. Firstly and mostly, maintaining and operating a safe elevator can be a big part of your condo fee especially in a smaller community. Older condos with stairs on the outside of the structure need more maintenance than stairs in a roof. The breezeway at the Sycamores is the best option for keeping condo fees low because there is no carpeting to maintain on the stairs and there is no bill to heat and cool the common areas.

For some people one of the benefits of condo living is that everything is on one level. Many there are no stairs inside the unit of some condominiums. For those in wheelchairs, for the elderly, or for those who just like life without stairs, this is a big advantage. But for some people, life on one level is just not enough.
Lofts and bilevel condominiums offer condo-style living, but doesn't limit life to just one level. One of my favorite examples of this is found in the top floor units at the Tiers of Manchester.
The Tiers are "swiss-style" condominiums. Their roof lines echo the high-pitched roofs favored in Alpine cottages. In Switzerland these roof provide the pitch needed to get excess snow off the roof. But in Manchester Lakes, these roofs provide opportunities for dramatic overlooks in the condo itself.

The pitch of the roof allows for high angled ceilings and the placement of a loft over-looking the living area.

It's difficult in a photograph to show how this brings a real feeling of spaciousness to the condo. The lofts here also provide bonus space for storage and closets under the eaves of the roof. The loft is easily accessed by way of a spiral staircase that only adds to the dramatic feel of these condos.

In Kingstowne has a good many condominiums with lofts and the Tiers of Manchester and Eton Square are just two of my favorites. To check pricing and availability on these go to Tiers or Eton Square.

Lofts are dramatic and very appealing but they aren't for everyone. Another alternative in you're looking for a multi-level condo is the townhouse style layout found at the Sycamores at Van Dorn.

The Sycamores is one of many garden-style condos in this area that offer townhouse-style floorplans in a garden-style condo. This give you all the benefits of condo life (low maintenance, amenities) with the homey feel of a townhouse. In condos such as these, the bedrooms are upstairs but the kitchen and living room are downstairs. In some condos like the Sycamores and Old Town Village, most or all units have a townhouse style unit. In other condos, such as Eton Square in Kingstowne or Worldgate near Reston, on the the top floor units have the townhouse-style unit.
But there is yet one more way to get a multi-floor condo.

Some high-rises offer units with multiple floors. For example the Fountains in the West End of Alexandria VA, have units that occupy two floors. The Fountains is also one of the most affordable condominiums in Northern Virginia and features a convenient location that is easily accessible via I-395 or public transportation. The Atrium in Arlington VA is a high-end condominium in Rosslyn that has dramatic two-level units with two-story windows.

Nissan Pavilion at Stone

Kennedy Center

FHA 203K Loan - Eligible Property
To be eligible for the FHA 203k mortgage loan, the property must be a one- to four-family dwelling that has been completed for at least one year. The number of units on the site must be acceptable according to local zoning requirements. All newly constructed units must be attached to the existing dwelling. Cooperative units are not eligible.
Homes that have been demolished, or will be razed as part of the rehabilitation work, are eligible provided some of the existing foundation system remains in place.
In addition to typical home improvement loan
projects, the FHA 203-k mortgage loan program can be used to convert a one-family dwelling to a two-, three-, or four-family dwelling. An existing multi-unit dwelling could be decreased to a one- to four-family unit.
An existing house (or modular unit) on another site can be moved onto the mortgaged property; however, release of loan proceeds for the existing structure on the non-mortgaged property is not allowed until the new foundation has been properly inspected and the dwelling has been properly placed and secured to the new foundation.
health and safety of the occupants of the residential property; and (3) the rehabilitation funds will only be used for the residential functions of the dwelling and areas used to access the residential part of the property.
What is the minimum amount of repairs required on a FHA 203k home improvement loan?
There is a minimum $5,000 requirement of eligible home improvement loan projects on the existing structure of the property. Minor or cosmetic repairs may be included after meeting the first $5,000 worth of repairs.
What are some of the repairs that qualify for the first $5,000?
- Structural alterations and reconstruction: (Repair or replacement of structural damage, chimney repair, additions to the structure, installation of additional bath(s), skylights, finished attics and/or basements, repair of termite damage and the treatment against termites);
- Elimination of health and safety hazards;
- Changes for aesthetic appeal:
(New siding, adding a dormer, covered porch, attached garage);
- Air Conditioning or replacement:
(plumbing, heating, air conditioning and electrical systems);
- Installation of well, septic system or connection to public utilities;
- Roofing, Gutter Downspouts, Flooring, Tiling and carpeting;
- Major landscape and site improvement;
- Improvements to improve accessibility and functions for the disabled.
What are the qualifications to be able to obtain a FHA 203-k loan?
The qualifications requirements are the same as a typical FHA mortgage loan. The only additional item that the borrower needs is either enough cash reserved to pay for materials and labor until they are reimbursed through a draw, or a credit card with an adequate available balance. If there is to be a contractor involved, the contractor may choose to cover these costs.
The interest rate on a typical FHA 203k mortgage loan is a little higher than a standard FHA or conventional 30/15-year fixed-rate loan. The cash requirements are the same as an FHA loan, 3 percent to 5 percent, which is less than a typical conventional loan. There are a couple of additional fees which pertain to the construction aspects of the FHA 203k loan.
Can I pick my own contractor to do the work?
You may decide on your own contractor, and they should be brought into the process in the beginning stage of the loan process. Check out the credentials of the contractor thoroughly, making sure he is knowledgeable in all aspects of rehabilitation work.
The home improvements or repairs need not be made before moving into the property, depending on how extensive the repairs are and whether the house is habitable while the repairs are being made. The home improvement loan provides the ability to include up to 6 months of mortgage payments in the improvement escrow, should you not be able to occupy the property and have to pay rent during rehabilitation.
Can the FHA 203k loan be used to improve a condominium unit?
Yes, however, condominium rehabilitation is subject to the following conditions:
- Owner/occupant and qualified non-profit borrowers only;
- Rehabilitation is limited only to the interior of the unit. Mortgage proceeds are not to be used for the rehabilitation of exteriors or other areas which are the responsibility of the condominium association, except for the installation of firewalls in the attic for the unit;
- Only the lesser of five units per condominium association, or 25 percent of the total number of units, can be undergoing rehabilitation at any one time;
- The maximum mortgage amount cannot exceed 100 percent of after-improved value. After rehabilitation is complete, the individual buildings within the condominium must not contain more than four units.
By law, FHA 203k loans can only be used to rehabilitate units in one-to-four unit structures. However, this does not mean that the condominium project, as a whole, can only have four units or that all individual structures must be detached. Example: A project might consist of six buildings each containing four units, for a total of 24 units in the project and, thus, be eligible for an FHA 203k loan. Likewise, a project could contain a row of more than four attached townhouses and be eligible for a FHA 203k loan because HUD considers each townhouse as one structure, provided each unit is separated by a 1 1/2 hour firewall (from foundation up to the roof). Similar to a project with a condominium unit with a mortgage insured under Section 234(c) of the National Housing Act, the condominium project must be approved by HUD prior to the closing of any individual mortgages on the condominium units. |

Franconia-Springfield Metro station is located in Springfield, Virginia at the end of the Blue Line. The address of this station is 6880 Frontier Drive, Springfield VA 22150, which places it just off the Fairfax County Parkway in close proximity to the Springfield Mall.
While the metro stations in Alexandria and Arlington are designed for urban living for the use of those within walking distance, the Franconia Springfield station is designed for commuters with cars. Is there a better place to spend a summer afternoon than Old Town Alexandria?
King Street is lined with brick sidewalks that offer entrance to many shops and restaurants. At benches or around cafe tables, tourists and locals enjoy the atmosphere of Old Town. News from the IRS regarding the first-time home buyer tax credit:
Overview
First-time homebuyers may be able to take advantage of a tax credit for homes purchased in 2008 or 2009. The credit:
-
Applies to purchases that close after April 8, 2008, and before Dec. 1, 2009.
-
Applies only to homes used as a taxpayer's principal residence.
-
Reduces a taxpayer's tax bill or increases his or her refund, dollar for dollar.
-
Is fully refundable, meaning the credit will be paid out to
eligible taxpayers, even if they owe no tax or the credit is more than
the tax owed.
The credit is claimed using Form 5405.
For 2008 Home Purchases
The Housing and Economic Recovery Act of 2008 established a tax
credit for first-time homebuyers that can be worth up to $7,500. For homes purchased in 2008, the credit is similar to a no-interest loan and must be repaid in 15 equal, annual installments beginning with the 2010 income tax year.
For 2009 Home Purchases
The American Recovery and Reinvestment Act of 2009 expanded the first-time homebuyer credit by increasing the credit amount to $8,000 for purchases made in 2009 before Dec. 1.
For home purchased in 2009, the credit does not have to be paid back
unless the home ceases to be the taxpayer's main residence within a
three-year period following the purchase.
First-time homebuyers who purchase a home in 2009 can claim the
credit on either a 2008 tax return, due April 15, 2009, or a 2009 tax
return, due April 15, 2010. The credit may not be claimed before the
closing date. But, if the closing occurs after April 15, 2009, a
taxpayer can still claim it on a 2008 tax return by requesting an
extension of time to file or by filing an amended return. News release 2009-27 has more information on these options.
