Real estate contracts often have contingencies. A contingency is a clause in a contract that gives either the buyer or seller a way to get out of the contract if certain conditions or timelines aren't met. A contract could be contingent on anything a buyer and seller agree to, but there are a few very common contingencies. Typical contingencies are:

  • financing
  • sale of home
  • home inspection
  • appraisal

Generally, a contingency only last for a period of time and the contingency expires. After a contingency expires, either the contract expires or the contingency expires depending upon the terms of the sales agreement.

For example, Mary needs to needs to sell her present home before being able to get financing on a new condo she wants to buy. So Mary makes her offer contingent upon the sale of her existing home. If Mary is able to sell her home sold within that time period specified by the contingency, she can go forward with her purchase of the new condo. But if she fails to sell within the specified time period, the condo seller has the option of getting out of the deal.

Whenever possible, seller's prefer offers that don't have contingencies. This is becuase sellers usually believe that they can find another buyer capable making a purchase without contingencies. However, in today's market, sellers are more willing to accept contingencies than they have been in years. So contingencies, like appraisal and home inspection, are quite common and meet with little resistance from sellers.

The Neighborhoods of Fort Hunt Road

The nieghborhoods surrounding Fort Hunt Road are generally low-crime, high-income and well-maintained. Despite these commonalities, there are many differences between these neighborhoods depending upon the geology, location and builders in that neighborhood. This information is provided to give one an idea of the many choices offered along Fort Hunt Road, as well as give you an idea of what sort of activities are available here.

Neighborhoods

  • Belle Haven --- Belle Haven is one of the Northern Virginia's most prestigious neighborhoods because of it's proximity to services, high quality of construction and commanding position near Fort Willard.
  • New Alexandria --- Between the Belle Haven Country Club, Belle Haven Marina and Mount Vernon Rec Center, you'll find New Alexandria. This one little neighborhood includes garden apartments, cottages, houses, townhouses and luxury homes.
  • River Towers --- River Towers is a one of a kind place near the marina, the Metro and shopping, but surrounded by 26 acres of park lands.
  • Bucknell --- "Bucknell" includes both Bucknell Manor and Bucknell Heights, and is a neighborhood of Cape Cods, duplex townhouses situated on the uplands behind Fort Hunt Rd. Some of the most affordable homes along Fort Hunt Road are found in Bucknell.
  • Villamay --- Villamay, Westgrove and Marlan Forest are situated half-way down Fort Hunt Road along the Potomac. The homes here are general upscale, but lacking pretension.
  • Mason Hill --- Mason Hill was one of the last subdivisions to be developed along Fort Hunt Road and as such its homes are generally newer than most neighborhoods in the area.
  • Hollin Hills --- Hollin Hills is yesterday's vision of tomorrow. This is one of Northern Virginia's most remarkable neighborhoods because of its unique setting and architecture.
  • Hollindale --- Sometimes called Hollin Hall because if its proximity to the Hollin Hall Shopping Center. Hollindale is mostly traditional single family homes on rolling wooded lots.
  • Waynewood --- Americana at its best. Tree-lined streets, churches and schools frame a community where families are welcome.
  • Arcturus --- Estate homes, manors and luxury houses are most common along the Potomac in Collingwood and around Arcturus. There are a few more modest homes as well in Wellington and Collingwood.
  • Stratford --- The last stop on Fort Hunt Road neighbors Mount Vernon. Large river homes with excellent views are found here.
  • Area Shopping --- The area is well served by a wide range of shops and services.

Mah Jongg (or "Maajh", as it is usually called) is a fascinating rummy-like game played with tiles rather than cards. The game originated in China, dating back to the time of Confucius. It was originally played solely by the ruling classes; the Mandarins refused to permit other inhabitants of the country to enjoy the pleasure of this aristocratic pastime. The introduction of Ma Cheuck, the game of the Sparrows, to all classes was met with instant popularity. To this day, Mah Jongg remains the most popular game in the Orient. Interestingly, the rules in North China differ from those in South China.
There are several versions of Maajh, but each fall under two broad categories: American Mah Jongg and Chinese Mah Jongg. American Maajh differs from International Maajh in several ways:

It uses a card of Standard Hands, against which all games are played; these cards are changed annually.
It uses more tiles, notably the Joker.
The game is started with "Charleston", or the passing of 3 unwanted tiles from one player to another.
It uses Jokers to complete...

The listing agreement is an agreement or "contract" between a Handshakeproperty owner and a licensed real estate professional. The listing agreement authorizes an agent to act on the behalf of the property owner for the purpose of selling the subject property. In other words, the listing agreement describes the powers and limits of your real estate agent when your sell your home. Listing agreements can be negotiated to include any number of terms specific to your relationship and property, but all valid listing agreements will always include the following elements:

Writing

In the Commonwealth of Virginia verbal real estate contracts are valid but not enforceable. What does that mean? Well in short-hand it means that all real estate contracts must be in writing.

Employment

The listing agreement is actually an employment contract for personal services offered by the broker to a property seller. This contract describes the terms and conditions of employing the broker. Often the broker will assign an agent to a specific property, but the listing contract is not between the agent and the seller. The listing agreement is an agreement with the broker employing the agent and the property owner. The listing agreement grants the broker and his agent the power to represent you in marketing and selling your home.

Compensation

For any contract to be valid, there has to be compensation. A listing agreement is no different. The listing agreement specifies the amount paid to the broker and establishes the timing of the payment to the broker. Most listing agreements charge a percentage of the sales price and this amount is paid at closing when the home sells.

In addition, the listing agreement will also describe instances where the seller might have to pay the broker even though the property has not sold. A rare example of this can happen when a broker finds a qualified buyer who is ready and willing to pay the asking price with the terms the seller wants, but the seller refuses to go through with the sale.

Title

The listing agreement requires the seller to make representations with regard to who owns title to the property. Obviously, only the owner of a property can sell a property, but the portion of the agreement also ensures against the possibility that there are additional owners of the property. All owners of the property must agree to the listing agreement.

Term

The seller authorizes the broker to act on his behalf for only for a specified period of time, or "term". The term is often 180 days and is only rarely less than 60 days. A listing agreement is a legally binding contract, so the property owner should never agree to a listing that doesn't specify a termination date. In the event that the listing terminates before the property sells, it is a simple matter to sign a new listing agreement with a new termination date.

Fine Print

There are of course other components to the listing agreement. Most of these are time-tested boiler-plate phrasings that are designed to reduce or eliminate the chance for confusion and prevent litigation. But the listing agreement is a legal document, so property sellers should read and understand the terms before signing. Your agent or broker can help explain the agreement to you, but if you require legal counsel consult an attorney. Lawyers, not real estate professionals, provide legal assistance.

Don't crowd your buyers.

Potential buyers often feel like intruders when they enter your home. Rather than giving your house the attention it deserves, prospects are likely to hurry through. I love pets ... but not your pet.

Don't create distractions

Turn off your TV because the last thing you want is for one of your buyers to watch the game while his wife falls in love with your house.

Give a wide berth.

A smiling seller is a welcome site, but a pesky seller will chase a home buyer away. It's important to be friendly but avoid being conversational. Anything you say could be construed to imply a warranty or could cost you thousands in negotiations.

Put things in perspective.

Some buyers will point out shortcomings or flaws in the property. It's best not to respond orally to these challenges. Utterances like these are seldom personal in this context. So, never take offense. Understand that these statements might be an indication of the buyer's ignorance, but sometimes the buyer attempting to frame negotiations with these statements. To engage the comment is to agree with the premise of the utterance.

Houses around a compassMost people have heard of the MLS, but many are unclear as to exactly what it is. MLS stands for Multiple Listing Service.

The Multiple Listing Service is probably your best tool as a home buyer and your best friend as a home seller.

But what exactly is the MLS?

The MLS is a database.

In the old days MLS databasing was done on filing cards and notebooks. Today that information is aggregated on computers. MLS data includes information about what properties are for sale and certain details about those properties such as condo amenities, number of bedrooms, garage parking. Almost everything you'd want to know about a given property is catalogued on the MLS.

Much of that information is public, such as the selling price and the address. Some of that information is private, or reserved for those who have professional access to the MLS. For example, real estate agents know which properties are vacant. The general public doesn't need to know this information as sharing that information might pose a risk to some property owners.

Yes, the MLS is a database, but it is also something more.

The MLS is a marketplace.

The collection of information on the MLS serves as the primary repository of details about real estate for sale or rent. MLS data is the foundation for most websites, and it is the primary reference point for most real estate professionals. As properties are contracted and sold, the data is constantly updated. Today, most agents and websites have data that is practically up to the minute.

The MLS is not free, but it's free to you the consumer. Agents and brokers pay fees for access to MLS data and to fees to maintain and improve the system. Professionals like me make that data available to the public for the purpose of helping buyers and sellers connect.

The MLS is a tool.

Like all tools, the MLS gives the best results when wielded by a professional. (More on this below.)

The MLS is for sellers.

Home sellers want access to the maximum number of buyers, in the most cost effective manner. When compared to the expense of newspaper, radio or other ads, the MLS is incredibly targeted and very affordable. The professionals who use this data will only bring qualified buyers shopping for property in your price range. It doesn't get better than that.

When a seller chooses a real estate agent with MLS access, the seller's sales force is equal to the number of agents who are using the MLS. The larger pool of prospective buyers the greater the chance that the property will sell quickly and for a fair market value.

The MLS is for buyers.

The MLS makes home shopping extremely convenient. MLS data does not cost the buyers a dime. Thanks to the internet and sites like Condo1Alexandria.com you can search MLS listings 24 hours a day 7 days a week. Many consumers find that a "self-search" through the MLS is a good starting point for finding the right home.

A real estate agent is for you.

In the old days consumers needed an agent to help them look through the data. These days its easy for the public to access most of the data available. So, you can do it yourself.

But if you try to find a home on your own or you try to sell without an agent, you'll quickly discover why most people choose to employ a professional. It's true: you could probably cut your own hair, change your oil filter and fill your own cavities. But why would you?

These days the problem isn't that the data is hard to find. The data is often up to the minute. These days, the problem is that there is too much data. Buyers are overwhelmed with choices. Sellers are drowned out by the noise of available information.

Washington's GristmillA gristmill is a mill for the grinding of grain, specifically a customer's own grain. Grist mills were a common site in colonial America, but there are few such mills still in operation today. Pierce Mill a Rock Creek Park in DC is open to the public but is non-operational. The mill needs repairs.

But George Washington's Gristmill in Mount Vernon Virginia is fully operational and is a site to see! The mill operates everday from April until the end of October. The gristmill is three miles south of Mount Vernon on the site of Washington's original mill and distillery. Combination tickets which include a visit to the Gristmill are sold at Mount Vernon's Main Gate.

George Washington inherited Mount Vernon in 1754 and the mill was part of the estate. At that time, the gristmill was a "custom mill", meaning that grain was ground here for private usage. Grain was not ground for sale. Rather, neighbors and residents of Mount Vernon used the mill almost exclusively. 

Washington decided to convert the custom mill into a "merchant mill". A merchant mill ground flour and cornmeal as a service for profit. In 1771, Washington added a second pair of grinding stones. Washington's Gristmill served Mount Vernon but it also ground grain for sale up and down the East Coast of America and as far away as Portugal and the West Indies. The current reconstruction depicts the operation of the mill during this period.

As in Washington's day, the mill was powered by a stream of water from Dogue Run. In those days, a wharf at the point where Dogue Run enters the Potomac served to bring grain to and from the mill.

Residents of Crystal City enjoy a remarkably convenient lifestyle. Centered along a stretch of Jefferson Davis Highway (U.S. 1), Crystal City consists of a dramatic streetscape of office buildings, hotels, high-rise apartment buildings, shops and restaurants --- all shaded by trees and linked by brick sidewalks.

But the area's real charm is hidden from view --- literally. Crystal City is so designed that residents east of Route One can traverse the city's entire length, north to south, through a system of climate-controlled underground concourses. Sheltered from extremes of heat and cold, rain and snow, residents of Crystal Gateway can walk from home to the Crystal City Metro station in less than 10 minutes. After work, they have a multitude of options at the Crystal City Shopping Arcade, an underground mall adjacent to the Metro that features excellent restaurants, art galleries, hair salons, clothing boutiques and sporting goods stores.

The Crystal City Metro Station is underground at 1750 South Clark St., Arlington, VA 22202. It is served by both the Yellow and Blue lines of the Washington Metro. The entrance is at the corner of Clark St. & 18th St. Crystal City Station opens at 5:02 a.m. (Trains leave exactly two hours later Saturdays and Sundays.) The last train departs around midnight. (Trains leave exactly three hours later on Friday and Saturday nights.) There are 10 bike racks at the Crystal City Metro Station. The station is served by many buses and bus lines:

Crystal City has direct access to I-395 as well as Rt. 1 and the GW Parkway. The Mount Vernon bike trail skirts the edge of Crystal City.

Crystal City is served by the Aurora Hills Branch Library. Aurora Hills Library is in a spacious, contemporary building. The collection is broad and diverse but highlights contemporary, popular fiction and nonfiction titles. Periodicals and books-on-tape are also available for borrowing. James M. Duncan Library

James M. Duncan (1897-1967), born in Alexandria. He was long term serving Alexandria City Councilman and member of the Library Board. After his death in 1967 it was proposed that the Del Ray branch be named in Duncan's honor. The James M. Duncan Library continues to serve the Del Ray community of Alexandria.

Newly renovations have expanded the library to 5,000 square feet, naturally adult reading area, and new childrens' reading section.

The James M. Duncan Library was the first building in Alexandria with a "green", or ecologically friendly, roof. It acts as an insulator by reducing the indoor temperature during the summer season. Also by using vegetation and soil it reduces rain water to sewer run off and naturally filters the water.

George Washington Many think the George Washington Masonic Memorial is one of the most important memorials we have in the United States of America. Locals call the monument the Masonic Temple or more rarely the Alexandria Lighthouse. The building is located near the King St. Metro.

George Washington was more then just the first president of the United States, he was a man who promoted righteous virtues, a willing nature to fight for his beliefs. As one of our founding fathers, George Washington built this country with his vision of what America should strive to be.

The George Washington Masonic Memorial is a tribute to George Washington the man and the mason. Thus, the building reflects the democratic principles of George Washington by referencing the architectural style of ancient Rome and Greece. The edifice appears as a lighthouse, mimicking the architecture of the ancient Lighthouse of Alexandria. And high atop Shooter's Hill it dominates the Alexandria Skyline. There are nine different floors in the edifice, each offering something different to the public. The first floor is the Grand Masonic Hall which can be used for lectures and meetings. The entire tower is supported by 8 granite Doric columns.

Also located on the first floor is the Shrine Exhibit. The Shriners of North America is an international fraternity which supports the Shriners Hospital for Children. The Shriners core beliefs are brotherly love, truth, relief, and fun. With over 375,000 members world wide, the Shriners have made a tremendous positive impact in children's lives for many years. The Shrine exhibit dates back to 1876 and depicts Presidents of the Shrine fraternity, 191 Shrine Temples, and one wall in the room symbolizes the pilgrimage to Mecca and the Shriners striving for perfection.

The "Shriners Hospital for Children" Room commemorates the work of Shriners every where in support of the Shriner Hospital for Children. In this room, there is a large white statue of a Shriner holding a little girl in the left arm and holding her crutches in the right hand. This room also houses an animated model of the Shriner parade.

The Independent Square Room, also on the first floor, contains a replica of Independence Square which is located at the Philadelphia Shriners Hospital.

The building's first floor is home to the George Washington Memorial Theater. This grand theater provides a wonderful setting for cultural events and still includes and original painting of George Washington painted by Hattie Elizabeth Burdette over looking the center of the stage.

Among other things, the second floor is home to the Alexandria-Washington Lodge No. 22 and home of Andrew Jackson Lodge No. 120. (I've actually visited both of these lodges as I am a member of the nearby Pride of Fairfax No. 298.) The Replica Lodge Room is a replica in every detail from 1802, paintings, furniture, and so on. There is also Washington's bedchamber clock which is set at the time 10:20pm, Dec. 14th, 1799, the precise time of his death.

On the second floor, the Memorial Hall features a large bronze statue of Washington, a mural on the north wall shows George Washington and his troops at Christ Church in Philadelphia. On the south wall is another mural dating to September 18th 1793, laying the cornerstone of the United States Capitol.

The third floor has the Grotto Exhibit---a social organization of Master Masons. The initials M.O.V.P.E.R. (The Mystic Order of Veiled Prophets of the Enchanted Realm) are displayed over a single chair.

The fourth floor has the George Washington Museum which displays, paintings, relics, prints, and historical documents. Another impressive statue of Washington towers in the museum.

The fifth floor takes us to the Royal Arch Exhibit which includes a painting by Allyn Cox of ruins of Kings Solomon's Temple. Also, a reproduction of the Ark of the Covenant.

The higher the floor, the smaller the floor, so the higher floors contain less attractions. This is very noticeable on the highest floors. On the sixth floor is the Memorial Library, available only by appointment. It contains over 20,000 volumes Masonic works.

The seventh floor which contains several murals depicting Masonic lessons based on the Old Testament. (A detail from one of these murals is shown here.) The eigth floor is home to the Knights Templar Chapel which allows people to reflect and pray.

The ninth floor has the Tall Cedars Exhibit. This includes a model of King Solomon's throne and temple. This level overlooks the city of Old Town Alexandria in a spectacular fashion. The observation deck provides a 360 degree view of Alexandria.

The George Washington Masonic Memorial provides the public with a rich history of George Washington, and gives a window to view his life through. Anyone who ever plans to visit Alexandria must see this interesting memorial.

The city of Alexandria in Virginia has a rich history that spans over a century and is home to The Lyceum. The Lyceum was built in 1839 and was founded by a group of gentlemen who formed with the Alexandria Library Company. Over the years the Lyceum has served many purposes.

Lyceum

Before the Civil War, the Lyceum was a cultural center in Alexandria but this was ended when the war came to the city. During the Civil War, the Lyceum was a hospital by the Union Army. It has been an office building, a private home, and was the nation's first Bicentennial Center. In 1985 The Lyceum became Alexandria's Historical Museum.

Now The Lyceum can be rented for many purposes such as concerts, lectures, school programs, volunteer functions that the whole community can participate in, and also weddings.

The outside of the building is in the Greek style form of architecture which gives The Lyceum a distinct look. For tourists who plan to visit The Lyceum there are many historical memorabilia items which include the Civil War, documents, antique silver, photographs, furniture, and 19th century stoneware. The Lyceum was intended to be the cultural center of Alexandria and now it has returned to its former prominence.

The Lyceum is a very charming place and anyone who would like to visit will not be disappointed. The Lyceum is at the heart of Old Town Alexandria and is a charming and wonderful place to live.

People choose condominium life for a number of reasons. Some condos are less expensive than a traditional single-family house. Additionally, many condos have added amenities and facilities which an individual cannot afford on his own. Most condominiums have amenities you won't find on a similarly priced single family residence.

For example, a typical condo has (at minimum) a pool, a work-out room, and party room. A similarly priced house would not enjoy these amenities. Another benefit of condo living is that owners share in the burden of maintenance and lawn care. This means that some of the exterior maintenance and lawn care is provided by the condo association and the expense of that care is part of your monthly condo fee.

Many older condos have utilities included in the price of the condo fee. In new condos it is more typical to share the cost of water, but individually pay for other utilities.

A condominium is real estate with certain specific properties. Although there are various types of condominiums, the most common legal arrangements involve individual ownership of each unit, with joint ownership of the communal or common areas by all of the residents in the building. Condominium developments can be commercial or residential.

Luckett Field Skate Park

Luckett Field is a 5.6 acre baseball/softball field near the intersection of Duke St. and Wheeler. Part of the grounds is dedicated to the Luckett Field Skate Park.

The skate park is frequented by children and adults of all ages and is considered a safe-family friendly park. The park is styled as a street course with lots of different rails. There are several quarter pipes, a 6-7 foot halfpipe. In addition to several different sized banks, there is a pyramid, kicker ramp, grind box, manual pad, and ledges. The park also has a big 3 stair set. There is no bowl.

There is no admission to the park. This park doesn't require pads, but I recommend them.

The skatepark is open seven days a week beginning at 9 am. The hours are seasonal, so the park will close at 5 pm through March. Skaters must be 6 years old to use the skatepark, and those under age 10 must be accompanied by an adult.

Alexandria Lighthouse

The park lies in the shadow of the George Washington National Masonic Memorial (aka the Alexandria Lighthouse, the Masonic Temple) in Alexandria. The skyline of Carlyle is visible from the park. There are many upscale (and a few downscale) neighborhoods very close by.

Sunday morning at the Alexandria Train Station

The King St. Metro is a great station for commuters, day-trippers or tourists. Near the Metro, one will find many interesting things to fill an afternoon, an evening or an entire day.

The King St. Metro serves both the Yellow and Blue Lines. It is a hub for many bus routes and the King St. Trolley. Most hours there are cabs waiting at the station to serve as needed.

In addition, this station links the Virginia Railway Express (VRE) and Amtrak to the Washington Metro Transit Authority. There are a variety of fun things to do here, just a few blocks from the new Patent and Trademark Office.

 

 

Lighthouse at Alexandria

The King St. Metro stops at the foot of the Shooters Hill, the location of the "Alexandria Lighthouse" (aka the George Washington National Masonic Memorial.) The King St. Metro stops at the foot of the hill where King St. veers away from Old Town. From the Memorial, and from the Metro, one can look down King St. toward the Potomac to the unique shops, boutiques, restaurants, nightclubs and activities of Old Town Alexandria. The area has some of the shops you would expect in an upscale mall, but many of shops and restaurants you'll find only here.

The southwest corner of Virginia between Wild and Woolly West by God Virginia, Kentucky and Tennessee makes up Virginia's Appalachian Plateau. The region is similar geographically to West Virginia with rugged terrain not well-suited to the development of large cities. Coal mining is an important industry in this part of Virginia.

Beyond the Blue Ridge is the Valley and Ridge Region. As the name implies the Valley and Ridge region has ridges of mountains separated by broad and generally fertile valleys. Perhaps the most famous part of the Valley and Ridge Region west of the Blue Ridge is the Shenandoah Valley.

Stonewall Jackson's Valley campaign was fought throughout this region. Cities in this region developed in proximity to the early railroad system, and this figured into the strategy of the War Between the States. Manassas, Harrisonburg and Roanoke are important cities in this region.

What these three cities have in common is that they were all important railroad junctions.  The railroads followed the valleys and junctioned at a gap where it was possible for a locomotive to cross a ridge.

The Blue Ridge Mountains in the Shenandoah National Park

Up above the Piedmont is the Blue Ridge---obviously named for the Blue Ridge Mountains, part of the Appalachians. The Shenandoah National Park and the Skyline Drive are Blue Ridge tourist destinations.

Apples orchards are common in this region, but the industry is not as vibrant as it was in days passed. White House Foods, a major apple juicer and product packager, still draws many of its apples from this region.

My grandfather wrote a book called Memories of a Lewis Mountain Man which described life in the Blue Ridge before the Shenandoah National Park. Many hikers on the Appalachian Trail seek remnants of the "mountain people" as they trek through the Shenandoah National Forest. Mountain people, sometimes called hill-billies, had a unique culture devoted to life in the Blue Ridge.

Appomattox Courthouse

Piedmont commons from the Latin/Italian words meaning "foot mountain". The Piedmont is found just above the Fall Line but below the Valley and Ridges that lead to the Blue Ridge.  The Piedmont is a little rockier and a bit higher than the coastal plain of the Tidewater. The Piedmont was settled by English pioneers in the earliest days of colonial America and later by African slaves who worked the plantations of the region. Tobacco and corn are still an important part of the Piedmont economy.

Scenic and historic cities such as Charlottesville and Lynchburg are two important Piedmont cities. The famed Appomattox courthouse is in the Piedmont.

The lowest land relative to sea level is called the Tidewater, or occasionally the Coastal Plain. Which name you prefer might say more about you than the region.  Traditionalists and most locals call the area Tidewater, but geologists and others believe the name Coastal Plain makes more sense because "tide water" is what surrounds the Coastal Plain. 

The water of Tidewater, its rivers and creeks, are tidal, connected to the Atlantic Ocean, Chesapeake Bay other saltwater bays. Thus, Tidewater is bounded on the east by the Atlantic Ocean and on the west by the Fall Line.

Because of this proximity to navigable waters, the Tidewater region was the first region of Virginia to be settled by Europeans. Today, it is home to many of the oldest English settlements in North America, such as Jamestown. Many towns founded in the colonial era such as Williamsburg (the Old Dominion's first capital), Hampton, Yorktown, Alexandria and other thriving cities occupy the sandy soil of the Tidewater. 

Major ports such as Norfolk or Newport News are found in the region as are historical port cities such as the tobacco ports of Alexandria and Yorktown are found on the Coastal Plain. The British surrender at Yorktown was considered a tipping point in the Revolutionary War.

The dominant geographical feature of the region is the Chesapeake Bay. The soils here are typically sandy, especially near waterways.  The land is generally fertile, flat and the water table is not far from the surface.

Eastern Shore

The Eastern Shore of Virginia is that part of the Tidewater Region which is situated on the Delmarva Peninsula between the Chesapeake Bay and the Atlantic Ocean. Compared to the rest of Virginia, the region is fairly undeveloped. This is due to the remoteness imposed by the bay and ocean, but many fishers, farmers and chicken farms are found here. In the south, the Chesapeake Bay Bridge Tunnel connects the Eastern Shore to Virginia Beach. In the north, the Maryland's scenic Bay Bridge is one of the primary connections to the Eastern Shore.

The Fall Line is the point where many waterfalls occur in major Virginia rivers such as the James, Potomac, Rappahannok and others. Below the Fall Line most of these rivers are broad, deep and gentle, but above the Fall Line the rivers are rockier and swifter. Below the Fall Line rivers are navigable by ocean-going vessels. Above the Fall Line canoes and flat boats are the only means to navigate most rivers.

Because of this the C&O Canal (Chesapeake and Ohio Canal) was constructed above the Fall Line. The goal was to unite the Chesapeake Bay with the Ohio River system the way the Erie Canal had opened up the Great Lakes below Niagara. Unlike the Erie Canal, the C&O Canal was an economic failure because it was completed just as railroads began to make a real impact on the nation's economy.  Today the canal is part of the National Park System.

Many important Virginia cities such as Alexandria, Richmond and Petersburg are just below the Fall Line.

According to Dictionary.com, geology is a "science that deals with the dynamics and physical history of the earth, the rocks of which it is composed, and the physical, chemical, and biological changes that the earth has undergone or is undergoing". No matter where you are in the country, geology shapes the location of a property and location defines the value of a property. Geologists divide the Old Dominion of Virginia into five geological regions. From lowest to highest altitude, these regions are

  • Tidewater;
  • Piedmont;
  • Blue Ridge;
  • Valley and Ridge; and,
  • the Appalachia Plateau.

This regional distinction is traditional in Virginia, but not formally demarcated by political boundaries. Sometimes county or city boundaries follow regional separations, but just as often any given county can have 1 or more regions within its boundaries.

Although these regions are not politically distinct, they are still readily identifiable once you know what you're looking at.  Often the geology that differentiates a region can make all the difference in the value of a given piece of Virginia's real estate. It all starts with understanding the Fall Line.

It should be obvious, but many people don't think about the fact that real estate is defined by geology.  This is because geology defines the value of location. The value of a location equals price.  Thus an educated real estate owner and buyer should educate himself about the geologic features of his neighborhood to better understand where to find the best opportunities.

Throughout the country, from the San Andreas Fault, to the Great Lakes to the Missippi, there are immense geologic features that affect your homes value. Let's look at one example that affects millions of Americans on the East Coast of the United States.

The Fall Line

Washington D.C., like most cities on the East Coast, is just downriver from the Fall Line. The Fall Line is that point at which sea-going vessels can not traverse further inland. This is most usually marked by a "falls" or cataract where the water from the Appalachian Plateau (or inland continental highlands) drops down to the sandy soils of the Coastal Plain.

Nearly every major city on the eastern seaboard is found at the Fall Line, from Atlanta to Baltimore, to New York to Boston. For most of its course Interstate 95 is never far from the Fall Line and if your home is anywhere near this feature, you'll want to learn more.

Great Falls

 

In Washington, this cataract is at Great Falls on the Potomac between Virginia and Maryland. Above Great Falls, the land is rocky and the geology is like that found in the uplands. Below Great Falls, the soils are sandy and the geology is like that found around the Chesapeake Bay. This is most obvious at the falls itself and immediately downriver at Mather Gorge. The bluffs of Mather Gorge parallel the Potomac on either side of the river. And this is where geology gets really interesting ...

Find the Bluffs to Find the Most Valued Real Estate

These ridges follow the river banks from Great Falls all the way to the Chesapeake Bay.  In some places like Spout Run Parkway or the promintory of Georgetown, the ridge is obvious.  In other places the ridge recedes away from the Potomac creating a broad and flat flood plane. In these places the bluffs are worn by erosion and less obvious to the casual observer. 

But interestingly the most valuable and historically treasured real estate in the region is found on these bluffs. For example, both Mclean in Virginia and Georgetown in DC are on this prominence. The most valued land in Rosslyn is on the ridge.

US Capitol

The U.S. Capitol itself is on the ridge. Capitol Hill is the ridge, though its edges are softened by erosion and hidden under soil and the steps of the Capitol Building. At the foot of the Capitol between the Washington Monument and the Capitol are the Reflecting Pools, pleasant shallow rectangular duck ponds.  But before the rise of the city, this was a marsh and flood plain for the Potomac. Across the river, the ridge continues to make its way downstream. Here, the famed Iwo Jima USMC Memorial is on the ridge. The Arlington House, Robert E. Lee's home at Arlington National Cemetery, is on the ridge. The brand new Air Force Memorial is on the ridge.

Old Town Alexandria is at the foot of the bluff, occupying a colonial harboring point.  Shooter's Hill overlooks Old Town and is the now the home to the George Washington Masonic Memorial. Shooter's Hill (pictured below) is the same ridge that started in Great Falls. 

Back in Maryland, the brand new National Harbor is at the foot of the bluff. The bluff, previously obscured by trees is now obvious because the trees have been cut away for construction. Condos and residences on the water are now selling at the harbor, but I forecast that the homes on the bluff will eventually garner high prices, despite the fact that they aren't directly on the water.

Outside Old Town, the condos of Montebello are on Mount Eagle, the site of an old US Civil War era fort. Just like the old fort, the condominiums at Montebello have commanding views of the Potomac and points inland as well. Montebello is a case in point where the geology defines the value. 

Generally, one assumes that waterfront property is the most valuable property.  The Potomac is one of the most famous waterways in the United States and at the Woodrow Wilson Bridge the views are quite scenic.  That said, at the water's edge you'll find Hunting Point on the Potomac, an affordably priced rental community.  The ridge at Montebello is about a mile from the water's edge, but the real estate is at least as valuable (some, including me, would say much more valuable) than the land at the water's edge.

Follow this ridge far enough downstream and one will happen upon the prestigious and luxurious neighorhood of Belle Haven. Fort Williard, a civil war era fort, is found at the heart of Belle Haven.  Fort Willard is hear because the knob of Belle Haven, now hidden behing tree cover, commanded impressive views when stripped bare by the Union soldiers. On the other side of the river in Maryland Fort Washington is sited on the ridge overlooking the river.

Mount Vernon is the name given by George Washington to his manor on the Potomac. George Washington didn't build his home at Mount Vernon on the water. Instead, like Robert E. Lee at Arlington and Montebello at Mount Eagle, he built his mansion on the bluff overlooking the river.

Summary

Learn and study your local geology to find similar patterns. No doubt the bluffs overlooking the Missippi are more valued than then sandy hooks prone to flooding.  If you're out west, a mountain's rain shadow can impact the value of your property.  In the desert the availability of water has traditionally been the defining feature in land valuation.

Driving Down River

From the CIA Headquarters, downriver to the hieghts of Rosslyn, there are several overlooks that provide nice views of Georgetown in Washington DC. Picnicers will find parks and pull-overs where they can take a break from their drive along the Potomac.

After passing under the beautiful Francis Scott Key Bridge, the Parkway passes one of my favorite (and one of the area's least known) Presidential memorials---Teddy Roosevelt Island. This forested island on the Potomac takes visitors into another world, and as you walk the trails on the island it is easy to forget that you are in an urban environment.  If you've never done so, walk the trails and discover T. Roosevelt's statue and memorial---a fitting tribute to a man who love the outdoors and who helped establish the national park system. 

If you're travelling south, or downriver, you won't have access to the island at this point and you'll have to save that bit of fun for your return. But just minutes past the Key Bridge, you'll clear the woods of Teddy Roosevelt Island and Rosslyn's bluff and will get your first glimpse of the national Capitol in all it's glory.

At the Monuments

From the road you'll have views of the Lincoln Memorial, Washington Monument and Jefferson Memorial across the Potomac in Washington DC.  On the hill above you in Virginia, you'll have a glimpse of the Iwo Jima Memorial. There is a mish-mash of poorly marked connecting roads entering and leaving the Parkway as you approach Memorial Bridge at and around the Iwo Jima Memorial. 

These connectors can be confusing to tourists, but locals zip on and off the Parkway to access DC or Arlington.  Despite the potential for accidents with slower moving site-seers and quick moving commuters, there are few incidents here: a testament to the fine design of the Parkway.

Memorial Bridge marks the entrance to Arlington National Cemetary, a solemn and beautiful place where Presidents, soldiers and honored citizens of the United States have taken their final rest. Fittingly, Memorial Bridge connects Arlington House, Robert E. Lee's home in Virginia, with the Lincoln Memorial, symbolizing the bridge that connects North and South in union.

National Airport

As one passes the Memorial Bridge the Jefferson Memorial with its famed Tidal Pools, becomes more visible. Past the Jefferson Memorial, the Parkway crosses Humpback Bridge onto Columbia Island, home to Lady Bird Johnson Memorial Grove.  At this point, travellers downriver will have access to a pleasant picnic area which provides excellent views up to the Pentagon and the Air Force Memorial.

As the parkway leaves the island, it jogs away from the Pentagon and the hi-rise skyline of Crystal City toward Ronald Reagan National Airport. The airport's runaway nearly meets the road as the parkway gentle wends its way downriver. Here the parkway offers pleasant views of the Potomac and local air traffic landing at Reagan National. Just past the airport is the first of two marinas on the parkway.

Old Town Alexandria

After the marina, the Parkway slows to a traffic light and then for the next mile or so, makes its way through the streets of Old Town Alexandria. Old Town is a delight, with shops, boutiques and historical sites. Past Old Town the view opens up again with a sweeping view of the River toward National Harbor. The Belle Haven Country Club marks the approach to the Belle Haven Marina. This provides a great spot for a picnic as well as an opportunity to rent canoes, kayaks, rowboats and sailboats.

Past the marina is the Dyke Marsh, a wetlands filled with birds, fish and wildlife. Across the river Fort Washington, a relic of the War of 1812 watches the narrows of the Potomac. Fort Washington, once a military stronghold, now a pleasant park, is a destination in itself and is worth an afternoon. The Virginia side of the river has Fort Hunt, where moldering remnants of World War II stand silent watch over a peaceful park.

After several scenic vistas at and around Stratford Landing and Arcturus, the Parkway at last comes to an end at George Washington's mansion at Mount Vernon. Mount Vernon Estate & Gardens is the oldest national historic preservation organization in the country. Mount Vernon is the most popular historic estate in America. The grounds are well-preserved as is the home itself.

There is no more pleasant drive in the area. The George Washington Memorial Parkway, often called the GW Parkway by locals, meanders through parks on both sides of the road and is usually within close proximity to and sight of the Potomac River. The US Park Service maintains this and all parkways. Parkways are designed to be scenic meandering roads with light traffic. Despite finding a path through the most urban parts of Northern Virginia, the GW Parkway largely accomplishes these goals.

Top posted speed on the Parkway is 50 mph, and cruising speeds rarely exceed this limit. On the other hand, even during the worst of rush hour, speeds are rarely less than 45 mph. Those who are unfamiliar with traffic in the national Capitol region might not fully appreciate what an accomplishment this is.

To put these numbers in perspective, posted speeds on I-495 (the Beltway) are generally 55 mph.  Traffic on the Beltway often exceeds 65 mph, but during rush hour, there are several points where the traffic slows to less than 25 mph. The Beltway is bumper to bumper madness squeezed between concrete sound-walls, while the GW Parkway is an easy cruise along the Potomac. Is it any wonder why I love the GW?

The GW Parkway winds along the banks of the Potomac River, starting near Great Falls in Mclean and then travels downriver all the way to Mt. Vernon, George Washington's Mansion. The parkway is an ideal drive for a tourist or visitor who would like to see some of the best views and sites the area has to offer. 

A broad well-maintain bike and jogging trail runs the length of the GW Parkway, and is well used by residents and tourists alike.

The GW Parkway runs from Mt. Vernon to Mclean and Great Falls through the Alexandria and Arlington. At it's southern end it meets Old Mount Vernon Highway. Upriver, it is connected by the American Legion Bridge to a continuation in Maryland on the Clara Barton Parkway.  The GW Parkway provides excellent views that are impressive to even a jaded commuter.

A commuter will find this is one of the best routes around the nation's Capitol.  As a result of this, or because of this, some of the priciest and most exclusive neighborhoods in Northern Virginia are found along the GW Parkway. Belle View is a very pet-friendly neighborhood and is full of young families and professionals as well as retirees. There are usually a handful of 2 bedroom condos for sale. The three bedroom condos and onePorch at Belle Viewbedroom condos are harder to find.

Each Belle View unit has a nicely sized storage unit in the basement, which is clean and pleasant. The laundry room is in the basement as well. Belle View features large pleasant courtyards with mature trees and benches.

Many units have porches which are are pleasant place to take an ice tea in the summer. The units with porches are slightly smaller, but often command a higher price than those lacking porches.

The condo fee includes parking, pool, water and more. Residents pay for their own electricity, and the HVAC is driven by electricity.

Belle View is connected to Alexandria and the DC Metro area not by a highway, or an interstate, although it is relatively close to the Beltway and the interstate. Instead Belle View commuters will likely use the GW Parkway. The blog entry hyperlinked in the previous sentence explains to area newcomers why the parkway is so special.

Belle View Shopping Center, at the heart of Belle View, has all of life's needs: a supermarket, gas station, banks, post office, Radio Shack, ABC store, fast food, restaurants and more. If that isn't enough, Belle View is just a mile or so from Rt. 1's suburban corridor, where one will find the usual fare of Lowes, Target, Chili's, TGIF's, Outback, Applebee's, fast food galore, Marshalls, Staples and more. Belle View is also a short bike ride or a long walk from Old Town Alexandria, a destination in itself.

Belle View is very close to the Belle Haven Marina. The marina has a boat launch and slips. Visitors may rent canoes, kayaks, rowboats and sailboats here. There is also a water taxi from the marina to National Harbor and beyond. Along the river, bikers, roller-bladers and joggers enjoy the paths.

Biking along the GW Parkway

Proximity to the River is a huge benefit of life at Belle View but it also brings a small measure of uncertainty.  Like every River, the Potomac will flood sooner or later.  Two hurricanes have directly impacted the area since it was built in 1948.  As a result, in 1969 and again in 2003 the Potomac flooded parts of New Alexandria.  Homes closest to the river were most impacted, but many Belle View condos were spared any damage.  The floodwaters receded as quickly as they came, and life returns to normal at Belle View.

Montebello was built on a promontory overlooking the Potomac Historical Marker at Fort Lyon River. This knob, called Mount Eagle, has such a commanding view that it was used as a fort during the US Civil War.

The ridge upon which Montebello sits is part of an important geological feature that is tied to the "Fall Line". This ridge starts at Great Falls VA and runs along the Potomac all the way to Mt. Vernon. Much of the area's most valuable real estate is sits on this ridge. From the hieghts of Rosslyn to the Iwo Jima Memorial, to Robert E. Lee's Arlington House, to Arlington's Ridge Road to Belle Haven, this Ridge overlooks the Potomac.

The knob at Montebello is often called Mt. Eagle and is shared by Mount Eagle Park and the Huntington Metro.

As a result of Montebello's perch, many units have sweeping views of the surrounding area. Depending upon the unit's position in the complex, you'll see the Potomac River, the Woodrow Wilson Bridge, Old Town Alexandria, the USPTO, the Monuments and Capitol or Alexandria's West End and the Blue Ridge Mountains.

Everyone has heard the saying, "location, location, location." Location is a prime driver on real estate pricing, but when it comes to condominiums the condo association is just as important. 

The condo association is the governing body of a condominium's management and finances.  Usually condo associations are managed by volunteer residents elected at annual meetings.  The volunteers are most usually organized into a board of directors. The board manages and selects the management company, property manager and makes other key decisions that affect the budget, up-keep and general operations of the condominium association. 

Good managment keeps condo fees as low as possible. At the same time, the board must ensure that all necessary maintenance is done.  The board must also set aside some money in the budget to pay for future expenses such as the roof or replacement windows.  It's not an easy task to do well. 

In the Commonwealth of Virginia, a condo buyer has a right to review the association rules and finances after the contract is signed. The buyer has a review period of three days. If for any reason the buyer does not like what he finds in the condo documents during the review period, then the buyer can cancel the contract.

A good association makes a good community.  A poorly managed association can lead to problems down the road. For this reason, in condominiums we say, "Location, location, association."

This home on Columbia is what I call a "Bucknell Classic". It has all of the charm, coziness and comfort of a Bucknell home with important updates that preserve the best of the architect's vision for Bucknell.

Many homes in Bucknell have additions and garages, but this home is exactly as it was meant to be! This classic is ready for your updates, but you just might choose to preserve this taste of simpler time when TV and morality were both black-and-white.

When these houses were built the design philosophy was a little different from today. The kitchen was viewed the way we think of a laundry room. It is a workspace, that should be functional, and yet hidden from view as much as possible. This update makes great use of the small space while keeping with the architect's original idea of a working kitchen that is detached from the living areas.

On the second floor there are two bedrooms and a full bath with a shower, but to get there and back again you'll have to go up this beautiful all wood stairway. The bathroom is not pictured, but it is couched inside a rear dormer for light and headroom.

In the bedrooms, the dormers add extra room and give the kind of character and light that kids love. It's the perfect place to put a desk or a work table. Don't you just love the built-ins!

The Eisenhower Valley describes the area found along Eisenhower Avenue. At the western end of Eisenhower Avenue one will find warehouses and businesses such as FedEx and UPS who appreciate easy access to the Interstate. African Americans have been an important part of the Alexandria's history and vibrant community back to the city's founding in 1749. Both as slaves and as free men, African-Americans have contributed to the city's tapestry of life benefiting the community of Alexandria with rich economic and cultural contributions. Alexandria was a key city during the US Civil War and though Robert E. Lee is one of the city's sons, the city was quickly occupied by the Union and remained in Federal hands through-out the war.

After the war the city was segregated but a defining moment in the history of segregation in Alexandria occurred in 1939 when five young African-American men staged a "sit-in" at the city's segregated Queen Street Library. The young men brought focus to the issue of the inequality of educational opportunities and as a result Alexandria built the Robert Robinson Library in 1940. This library was used by African-Americans until desegregation in the early 1960's. Today, that structure is a foundational element of the Alexandria Black History Museum.

In time, additional sites were added to the museum. At the eastern bound of the Carlyle District one will find the Alexandria African American Heritage Park. Next door to the Museum, the Watson Reading Room houses a non-circulating collection of books, videos, documents, and periodicals on African-American life and culture.

The African American Museum is a source of pride for all Alexandrians. The museum has a calendar of events and rotating exhibits, so check back even if you have already been to the museum. From Benjamin Banneker in Alexandria's earliest days, to Dr. Albert Johnson to Samuel Wilbert Tucker during the Civil Rights Movement, Alexandria is a focal point in that courageous and audacious journey that led to the diverse, vibrant and prosperous Alexandria of today.

Fort Hunt Road meanders from Rt. 1 south of Old Town at Huntington over about 5 miles to Mount Vernon. Fort Hunt Road runs generally parallel to the George Washington Parkway where it runs south from Alexandria to Mount Vernon. Where the GW Parkway runs along the Potomac at the river's edge, Fort Hunt road climbs up to the ridge described in detail here.

Fort Hunt is quilted with quiet neighborhoods that are among my favorite in Northern Virginia. From affordable cozy condos at River Towers and Belle View to the impressive riverside residences to Arcturus or ridgetop homes of Belle Haven, Fort Hunt has all that is great in America. I even love the middle America type neighborhoods of Bucknell Manor and Waynewood. In addition there are architecturally distinctive and important homes at Hollin Hills.

There are two schools on Fort Hunt Road: Belle View Elementary and Carl Sandburg Middle School. (My children attended both of these schools.) There are two nieghborhood shopping centers on Fort Hunt Road: the Belle View Shopping Center and the Hollin Hall Shopping Center. Fort Hunt Park, the road's namesake is at the lower end of the road.

Money money moneyI recently had a client ask me what "EMD" was. EMD is an acronym for Earnest Money Deposit. Earnest money is money paid by the buyer to a neutral fund to show that the buyer is serious. This money is paid at the time that an offer is made to purchase a property. The buyer pays this money into an "escrow account" to indicate that this the offer is serious and real.

The earnest money is deposited into an escrow account. An escrow account is a neutral bank account. Depending on the terms negotiated the earnest money can be held by the buyer's agent, the seller's agent or a neutral third party. No matter who holds the money there are strict laws governing the handling and disbursement of earnest money. The escrow agent (the entity that holds the escrow money) cannot commingle (or mix) these funds with operating funds or personal funds. The escrow agent can only release those funds as specified by the contract or as agreed by both parties to the contract. At closing, the earnest money is released and applied to the purchase price.

In the event the offer isn't accepted, the earnest money is released to the purchaser. In the event the offer is accepted but the sale doesn't close, then the sales agreement generally spells out the conditions under which the buyer would forfeit the earnest money. In most cases, if the seller meets all the terms of the contract, the seller will keep the earnest money. If the seller does not meet the terms of the contract, then the buyer, may receive a total or partial refund of the earnest money. If the sale cannot close due to a contingency such as financing or appraisal, the money is generally released to the buyer.

More than 5,000 people reside there now, and that number is expected to double by 2010. The following residences are found along the 4.5 mile east-west corridor in Eisenhower Valley: The Royalton, Meridian at Carlyle, Post Carlyle Square, Carlyle Square, Carlyle Towers, Carlyle Mill, Avalon Apartments, Townes at Cameron Parke, The Exchange, The Reserve and Summers Grove.

Within a year these will be joined by the Alexan Carlyle, a 280-unit rental apartment community on a 2.8-acre lot in the 800 block of John Carlyle Street. Developed by Trammell Crow Residential (TCR), the $94 million project is expected to deliver its first units in the third quarter of 2009.

The development will have five stories and a variety of resort-style amenities including a pool, clubhouse, exercise room, billiards room, and a business center. Designed by Cubellis DCA, the single building will incorporate three distinct architectural motifs: the Federal architecture of nearby Old Town; art deco; and the style of urban warehouse lofts.
