Take the example of an imaginary agent name Anna Delong of PDQ
Realty. Anna's client Oscar Funk wants to sell his house. So Oscar
approaches Anna. Oscar signs a 90 day exclusive listing to sell his
home. A week later, Anna decides to chuck it all. She moves to Canada
and puts her license on inactive status.
What happens to Oscar's listing? Does it just become an open listing
because the agent is gone? Is the listing voidable on the grounds of
abandonment? Does the listing remain in effect? Or, is the listing
automatically terminated because Anna quit?
A listing agreement is between a broker and a seller, not between an
agent and seller. Therefore, Oscar listed his property with PDQ Realty
and not with Anna. The listing remains in effect and unchanged. The
broker at PDQ should assign an agent or meet with Oscar to select the
best agent for the job. |

Old Town
is known for its 18th-Century buildings and colonial architecture.

areas. The community rooftop deck is quite pleasant, as is the
courtyard at the heart of the property.
The kitchens feature granite countertops, maple cabinetry and
stainless steel appliances. A 30" gas range will delight the gourmet
chef in your family. There are hardwood floods in the kitchen and on
into the living room, dining room, foyer and kitchen. 9' Ceilings in
Living Areas impart a sense of grandeur to the feel of the unit.
Details such as recessed lighting, and fine two panel interior doors
compliment the architectural styling that is Old Town, yet modern.
Each unit has its own high efficiency electric heat and air
conditioning systems as well as a full sized washer and dryer. Selected

Richmond Highway Express, nicknamed "REX" is a bus route operated by
the WMATA (the Washington Metropolitan Area Transit Authority) in
partnership with Fairfax County, the City of Alexandria, the Commonwealth of Virginia
and the Federal Government. The REX is a limited stop express bus that
serves the Richmond Highway corridor. Before the REX, riders from Fort
Belvoir had many stops to make along Richmond Highway enroute to
Huntington Metrorail Station and to the King Street Metrorail Station.
REX buses operate every 15 minutes in both directions on Richmond
Highway during weekday rush hours. During non-rush hours and on Satuday
the REX comes through every 30 minutes. Then on Sunday the bus only
operates every 60 minutes. Buses operate between 5:30 AM and 10:00 PM
Monday through Saturday, and 5:30 AM to 9:30 PM on Sunday.
The REX uses special technology which allows REX buses to sustain
green lights in order to move more quickly up and down Rt. 1. The REX
bus has low-floor buses for quicker boarding and SmartCard for quicker
paying. In addition the REX has only a limited number of stops:

REX passengers may transfer at any Richmond Highwaystop to Fairfax Connector routes, and may transfer at Huntington and King Street Metro stationsto rail service as well as other local bus service such as Alexandria’s DASH.
To stand-out from other Metrobuses and other area bus lines, REX
busses are purple-blue with a golden yellow logo featuring the image of
a running lion. The lion references the three lions emblazoned on the
Fairfax County seal, which references the family crest of Lord Fairfax.

Everything built by man requires some maintenance at some point.
Even so-called maintenance-free homes require some attention. So
when making the transition from renting to buying, one aspect of home
ownership that must be considered carefully is maintenance.
Renters enjoy few advantages over buyers, but one benefit of renting
is that in most cases renters needn't worry about the expense
maintaining a property. Many first time buyers aren't ready to take on
the hassles and expenses of yard work, gutter cleaning, painting and so on, and for this reason condos are a viable and interesting alternative.
In the case of a condo, maintenance can be separated into two
categories: owner's responsibilities and association responsibilities.
These exact nature of these duties and responsibilities will vary
from condo to condo, but there are a few rules of thumb. For example,
certain retirement communities provide maid service as part of the
condo, but most often the condo owner is responsible for cleaning his
own unit.

In most cases, the condo owner must clean the condo interior,
including all windows which are reachable from the interior. The condo
owner must clean of his or her private balcony or patio. Most renters
are accustomed to this type of arrangement already.
Unlike renters, condo owners own the appliances in the unit. Thus,
the condo owner cleans and maintains all the appliances, but the condo
owner also pays for repairs and replacements as needed. A condo owner
has the power to pick his own appliances, but with that benefit comes
the duty of maintaining that unit.
In most older condos, the association supplies the heating and
cooling to the unit, and the condo owner owns the convector or radiator
(heat transfer appliance) in the unit. In new condos, the owner
typically owns the HVAC (heat pump / air conditioner) that heats and
cools his unit.
Plumbing and electrical concerns remain for owners of single family homes and townhouses, but in all but a few rare cases the condo owner need only worry about systems that are outside the walls.
For example, the condo owner typically owns the bathroom vanity and the
pipes supporting that vanity, but not the pipes which supply water and
take sewage away from the bathroom. A condo owner owns his kitchen
cabinets, but not the electrical wires inside the wall that bring power
to his kitchen appliances.
In general, the condominium owner is responsible for his personal space, but the condo association is responsible for all common areas.
This includes maintaining and operating the elevators and outside
doors. In most cases this includes the windows. Most always, the
association maintains the lawns, flowers and shrubs. The condo
association maintains the roof.
While the owner of a single family home must maintain his own
driveway, a condo parking lot is maintained by the condominium
association. The parking garage can be private, common, or common with
assignments. If the parking garage is common, with or without
assignments, the condo association will clean and maintain the parking.
A private garage is the domain of the condominium owner.
Review your docs
Ultimately, you'll want review your condo documents, charter and
by-law to determine exactly how your condo association interprets its
domain. Rest assured, a condo owner will have more to maintain than a
renter, but significantly less responsibility than the owner of a
single family residence or townhouse. |

(such as Landmark and Pentagon City), and urban shopping spots (like Old Town Arlington and Wilson Blvd. in Arlington).
The neighborhood is filled with all of life's conveniences
highlighted by a plethora of affordable ethnic cuisines and

rates this as a highly walkable neighborhood. I dispute this slightly
because the Skyline neighborhood is heavily trafficked and serviced by
6 lane roads in some cases. Everything is close to Skyline, true. But
not everything is walkable from Skyline. On the other hand, Skyline
Plaza is has very active and clean bus service with quick shuttles to
nearby metro stations.
Public schools near Skyline Plaza include Edison High, Thomas
Jefferson High, Stuart High, Twain Middle, Holmes Middle, Glasgow
Middle, Bailey's Elementary, and Glen Forest Elementary.
On site, Skyline Plaza offers a variety of recreational activities.
If you like playing pool there is a billiard room located on the
Penthouse level of the North building. The billiard room contains two
regulation size tables with cue racks. (No one under 12 is permitted in
this area and ages 12 to 18 must be accompanied by an adult.) The
billiard room is accessible everyday from 10 am to 10 pm.
If
you have the need to entertain large number of guests, Skyline Plaza
has you covered. Each tower has a party room with a fully functional
kitchen in the penthouse. There is ample room for dancing and dining
and the penthouse has its own furniture. The views from the penthouses
are spectacular. The rooms must be reserved by the residents and there
is a nominal fee associated with use of the party room.
A card room is also located on the penthouse level in both towers.
The card room holds less people then the party room but fully furnished
as well. The card room is also only available by reservation. The hours
of availability for the card room and party room are 10 am to Midnight
from Sunday through Thursday. The party room and card room are open
until 1 am on Friday & Saturday.
Another
feature of the Skyline Plaza is the media library, housing over 2,500
titles. The media room is located on the B1 floor of the North Tower.
Also in the basement of both towers, there are well-maintained fitness
rooms. Both fitness rooms include a locker room, jogging machine,
weight machines, free weights, saunas, showers, steam rooms, and
bathrooms. All who wish to use the fitness rooms must be at least 18
years old. The fitness rooms are available are from 6 am to 11 pm
daily. Be advised that the cleaners are in the fitness room from 2 pm
to 3 pm.
The pool at Skyline Plaza can be used by old or young, children
under the ages of 12 must have an adult accompany them at all times
(children's pool also included). The rooftop terrace is one of the most
wonderful aspects of Skyline Plaza giving you a panoramic views of Old
Town Alexandria. The terrace is accessed from the Penthouse level and
from the party room.
The typical unit at Skyline Plaza has of 2 bathrooms, 2 bedrooms,
with washer, dryer, stove, refrigerator. The unit itself is

This
is wonderful neighborhood with easy access to parks, bike trails and
jogging paths. These homes have generous proportions and ample lots.
Heading south, one will encounter Westgrove first. Westgroves homes,
many built in the fifties and sixties, are sturdy, brick homes with
tasteful, colonial touches. Like much of New Alexandria, Westgrove lies
below the uplands, but still well outside most of the River's
floodplain.
Villamay homes are perched on the bluff, and many have wonderful
vistas to the River and beyond the Potomac to Maryland. Villamay homes
are often split level characterized by enormous rooms with a thoroughly
modern feel.
Marlan Forest, as the name implies, is a bit more wooded than
Villamay and Westgrove. The lots are large and most have towering
hardwoods. The entire neighborhood is quiet, elegant and highly
desirable.
The Many Neighborhoods of Fort Hunt Road
The neighborhoods surrounding Fort Hunt Road
are generally low-crime, high-income and well-maintained. Despite these
commonalities, there are many differences between these neighborhoods
depending upon the geology, location and builders in that neighborhood.

Neighborhoods
- Belle Haven
--- Belle Haven is one of the Northern Virginia's most prestigious
neighborhoods because of it's proximity to services, high quality of
construction and commanding position near Fort Willard.
- New Alexandria --- Between the Belle Haven Country Club, Belle Haven Marina and Mount Vernon Rec Center,
you'll find New Alexandria. This one little neighborhood includes
garden apartments, cottages, houses, townhouses and luxury homes.
- River Towers --- River Towers is a one of a kind place near the marina, the Metro and shopping, but surrounded by 26 acres of park lands.
- Bucknell ---
"Bucknell" includes both Bucknell Manor and Bucknell Hieghts, and is a
neighborhood of Cape Cods, duplex townhouses situated on the uplands
behind Fort Hunt Rd. Some of the most affordable homes along Fort Hunt
Road are found in Bucknell.
- Villamay
--- Villamay, Westgrove and Marlan Forest are situated half-way down Fort
Hunt Road along the Potomac. The homes here are general upscale, but
lacking pretension.
- Mason Hill ---
Mason Hill was one of the last subdivisions to be developed along Fort
Hunt Road and as such its homes are generally newer than most
neighborhoods in the area.
- Hollin Hills
--- Hollin Hills is yesterday's vision of tomorrow. This is one of
Northern Virginia's most remarkable neighborhoods because of its unique
setting and architecture.
- Hollindale ---
Sometimes called Hollin Hall because if its proximity to the Hollin
Hall Shopping Center. Hollindale is mostly traditional single family
homes on rolling wooded lots.
- Waynewood --- Americana at its best. Tree-lined streets, churches and schools frame a community where families are welcome.
- Arcturus ---
Estate homes, manors and luxury houses are most common along the
Potomac in Collingwood and around Arcturus. There are a few more modest
homes as well in Wellington and Collingwood.
- Stratford --- The last stop on Fort Hunt Road neighbors Mount Vernon. Large river homes with excellent views are found here.
- Area Shopping --- The area is well served by a wide range of shops and services.

The King St. Metro stops at the foot of the Shooters Hill, the location of the "Alexandria Lighthouse" (aka the George Washington National Masonic Memorical.) This structure is visible from miles around owing to its great size and strategic position atop the hill just outside Old Town Alexandria.
The George Washington Masonic Memorial performs many functions. First
and foremost, it is a Masonic Memorial, honoring and perpetuating the
memory and character of a fellow mason, George Washington.
In addition this edifice serves as a tourist attraction and
destination for many. The building hosts a research center and masonic
library. The facilities can be rented for the purpose of community
activities including performing arts and concerts.
The building houses banquets hosts celebrations. It regularly serves
as a meeting site for Masonic and appendant Bodies. If you have never
toured the building, it's an interesting and fun way to get a new
perspective on Alexandria, Old Town and Masonry.

T.C. Williams High School opened in 1965 and was named after a
former of Superintendent of Schools. T.C. Williams High was the
inspiration for the movie “Remember The Titans” starring Denzel
Washington, which depicts the tensions between African-Americans and
Caucasian students when they were integrated at TCW in 1971. With great
success on the football field, the community in generally abolished its
prejudices on race and bonded together to help overcome such strenuous
times.
Today, T.C. Williams High School is one of the most diverse schools
in the entire nation with students from over 80 countries speaking more
then 50 languages attend.
In 2000, the 1971 State Champions Varsity Football Team established
the non-profit organization Titan Foundation which provides
scholarships for qualified seniors who wish to pursue a post-secondary
education. The first scholarship from the Titan Foundation was awarded
in 2002.
Over the last few years, T.C. Williams has undergone a major
renovation/rebuilding project. Last year the new school, a
461,000-square-foot building costing $90 million, opened for the
2007-2008 year. The new TC serves 2,500 students in grades 10 through
12. It is a the three-story building, designed by Moseley Architects of
Richmond, Va., featuring
- a 1,200-seat auditorium,
- a 3,000-seat gymnasium,
- a planetarium, and
- a parking deck with 416 spaces.
According to GoStructural.com, "The state-of-the-art facility is the
most ambitious and expensive public building project ever undertaken by
the city of Alexandria, Va." In an effort to be more green, the school
has several features have won awards for sustainable technology. The
school has a 450,000-gallon underground cistern. The cistern's purpose
is to collect rainwater from the building's roof and store it. That
rainwater is then used in toilet flushing, air conditioning operations,
and irrigation.
