The proximity to a city center combined with the walkability of its neighborhood increases the value of a home.

A study published last summer by C.E.O.'s for Cities examined sales of 90,000 properties in 15 markets and concluded that homes in neighborhoods with above-average walkability in cities like Charlotte, N.C., Sacramento, and San Francisco commanded as much as a $30,000 premium. Will Nesbitt of Condo Alexandria says, "There is no doubt about it. In Northern Virginia, a home or condo near the metro commands a higher price than the same home elsewhere."

Measure a neighborhood's walkability with Walkscore.com.

Zillow.com's Chief Economist Stan Humphries reached similar conclusions when he looked at concentric circles of major metropolitan areas. In almost all cases, walkable neighborhoods closer to the city center held their value better in the housing downturn. One anomaly is Detroit where fires, vandalism and crime have devastated neighborhoods near the city center.

But generally, closer and more walkable is always better, Humphries says. "If you are a rational actor trying to maximize your dollar, you may have to pay more," he adds.

I just wrote this email in response to a request from a client who is referring my services to a friend. I wrote:

If you have a friend who is looking for easy metro access, a 3 bedroom home and only wants to spend about $300k to $350k  it will be tough. But here are my best suggestions:

Many homes at Amberleigh are within walking distance of the Springfield Franconia Metro.  Kingstowne and Manchester Lakes might work too.


The Huntington Metro is also an option at with homes at Bucknell Manor and the Fort Hunt area. This is a traditional 1950’s neighborhood with lots of trees and good schools.  Huntington Metro has 4500 parking spaces, so it’s a great metro to live close to because you can park and ride.

I also like parts of Franconia near Van Dorn but there is no parking at the Van Dorn Metro. Springfield and Burke are quite suburban but there is parking at the Franconia Springfield Metro.

I doubt you can find anything in Alexandria or Arlington that comes close to fitting in your budget. It’s possible to find home not far from the Vienna Metro.  If you head further out towards Centreville and Oakton you can might find a home that suits you and you can drive to park at the Vienna Metro.

Better than a hybrid ...

Mother EarthA mass study of recent recycling and envori-friendly residential communities found that people who move into compact areas have a lower carbon footprint than folks living in outlying areas. The study refers to metropolitan residents as “green living" because folks who walk to the metro, to shops and to work have a much reduced impact on the environment. Common sense tells us that condo residents in compact areas will use less fossil fuels than outliers who buy even the most efficient hybrid vehicles.

Market research and personal experience indicates that the majority of future housing demand will be found in houses, townhouses and condos where jobs and activities are close by. People need and want homes where public transportation is easily accessible. Simply by living in highly compact neighborhoods such as Rosslyn, Courthouse, and Clarendon residents contribute greatly to the cause of protecting our natural environment through reduced fossil fuel emissions. .That's right, even in extremely urban areas such as metropolitan Northern Virginia, you can do your part to keep our environment clean and green.

Recycle!

recycle!In Arlington, Virginia local ordinances require condominium properties and business to recycle. The goals of the Arlington County are basic but important and their aim is to:

  • Make it easy in Arlington to recycle at home, work and play.
  • Reduce waste and greenhouse gas emissions.

So for all you concerned condo owners who would like to get involved and make a difference in your community, here some basic information for residents of condos regarding what you can do right now:

  • Get involved and begin by telling others who live in your condo or any multi-family property how easy it is to set up recycling systems for newspapers, glass bottles and jars, and metal food and beverage containers. Knowledge is power!
  • When preparing materials for recycling, residents should follow property manager instructions or use a guide such as the one available on the Arlington county website.
  • Establish and maintain a recycling program for residents to recycle and reuse all required recyclable materials. Here, the recycling collection system must be separate from trash/ refuse collection. Properties are encouraged to include additional recyclable materials such as plastic bottles and jugs, magazines, mixed paper, and corrugated cardboard.

By demonstrating environmental leadership you can publicly show your commitment to the environment by raising the recycling bar to your condo communities' recyclable goods facility by adding mixed paper, cardboard, and yard waste to your recycling program. Your personal conviction to save to environment will increase community interest in recycling participation and because going green is the new black, you don't even have to be a tree-hugging hippie to make both your social status and the planet a little cleaner.

Walk Score helps people find walkable places to live. Walk Score calculates the walkability of an address by locating nearby stores, restaurants, schools, parks, etc. Walk Score attempts to numerically measure how easy it is to live a car-lite lifestyle---not how pretty the area is for walking. If you're looking for a walkable area, check out what Condo-Alexandria.com can do:

  1. imageSearch by Walk Score. Now this is cool. You can decide what your minimum walkable criteria is when you search for properties.
  2. Sort by Walk Score. If you can search by Walk Score, you should be able to sort by Walk Score too. Just click in the "sort by" box at the top of the results and choose "Walk Score, Highest First" to order the search results from highest to lowest Walk Score.
  3. View the Walk Score in both the search results and property details. Every time you search for property you'll find out just how walkable the area is!

The East Falls Church Metro station is in Arlington, Virginia in the median of Interstate 66 near Lee Highway (U.S. Route 29). This station serves Falls Church and Arlington, VA. East Falls Church is on the Orange Line and has 422 parking spaces on the Lee Highway side of the station.

The planned Silver Line will tentatively begin service in 2013. It will run between Stadium-Armory in the east, following the Orange Line route until it reaches this station, where it will branch off towards the northwest, eventually reaching Dulles International Airport. The station will then become a transfer point.

The Court House Metro Station is located in Arlington, Virginia at Wilson Boulevard and Uhle Street. The Court House metro is located on the Orange Line, in between the Rosslyn and Clarendon metro stations, and services the greater Courthouse neighborhood. The metro station began service in 1979 and is scheduled to be on the Silver Line by the start of operations in 2011. Located in the epicenter of Arlington, estimates project that sum 14,000 people enter and exit the station on an average weekday.

Located on D.C. Metrorail's Orange Line, Rosslyn is the last stop in Arlington before entering the District and, compared to its more suburban-feeling counterpart neighborhoods such as Courthouse and Clarendon, Rosslyn has a distinctly urban feel. Vienna Metro Station is a Washington Metro Station in Fairfax County located in Virginia, on the Orange Line. The Vienna Metro is located in Oakton, though its official address is of Fairfax, in the median of Interstate 66 at Nutley Street. The station provides easy access to the nearby town of Vienna, Fairfax City and the main campus of George Mason University.

For the metro rail, each passenger requires a farecard or a SmarTrip card to enter and exit, though up to two children under age five may travel free with a paying customer. Fare cards are available at the fare vending machines and also available online. The farecard machines accept credit and debit card or passes. The hours of service on Monday to Thursday are 5 a.m. to midnight, on Friday 5a.m.to 3a.m., on Saturday 7a.m.to 3a.m., and 7a.m. to midnight on Sundays.

The Vienna Metro offers daily or hourly parking but parking at the station sells out almost daily. WMATA also rents out monthly reserved parking. Riders purchase permits to park in reserved places.

Montebello

Montebello is on the hill up over looking the Eisenhower Valley and the Potomac River. I took this picture yesterday while standing on a balcony at Hunting Creek Club. We were there to do a walk-through inspection for a sale that is closing tomorrow. The view here was actually very striking but I didn't take many pictures as I knew my camera wouldn't really do it justice. If you're seeking a nice view, proximity to the metro and you're trying to maintain a tight budget, Hunting Creek Club is a great one to consider.

Crystal City

Crystal City is an urban village in Arlington County Virginia. Crystal City is home for numerous defense contractors, the United States Department of Labor, Public Broadcasting, the EPA and many satellite offices for The Pentagon. While Crystal City only has more than 6,000 residents, more than 60,000 people work a normal business schedule in Crystal City.

Crystal is not a "planned community", in the sense that developers did not design and follow a master plan. Nonetheless, Crystal City is a community with a plan. In the middle of the last century, the area now called Crystal City had few residents. The area east of Aurora Highlands had several motels which served National Airport (which later came to be known as Reagan National Airport). Many train-tracks served the busy Potomac Yard station (now a shopping center) and warehouses were located in the vicinity.

But in 1963 things began to change with the construction of several office buildings and condominiums. One of the first of these condos was Crystal House, so named for an ornate crystal chandelier in the lobby. Subsequent buildings followed with similar names such as Crystal Gateway and Crystal Park. It only made sense to call the new urban village Crystal City.

The builders at Crystal City largely followed a pattern of building that was considered avant-garde at the time. These structures feature the grand sweeping curves of textured concrete with plenty of glass. The proportions of the lobbies and common areas are large and airy and the buildings themselves seem to flow along the city streets and complement the abundant landscaping details.

Crystal DriveCrystal City is bounded by some of the busiest commuter arteries of Northern Virginia. While the buildings here are both residential and office, the broad circulating avenues of Crystal City allow traffic to flow through Crystal City and at the same time encourage underground pedestrians to shop by foot. In Northern Virginia's 100 degree summers, the rains of spring and the icy cold of winter, this is a big benefit to residents of Crystal City.

While the underground shops and passages of Crystal City remain, today Crystal City is slowly being redeveloped into a more traditional urban feel. Restaurants and shops are starting to open at street level. Arlington County is encouraging the redevelopment by change some traffic patterns to make streets like Crystal Drive function as city streets, rather than as circulating roads.

Even with these changes, today it is still easy for residents each of Rt. 1 along the Crystal Drive corridor to walk from the north side of Crystal City almost all the way to the Eclipse at Center Park entirely underground. Crystal City together with nearby Aurora Highlands and Pentagon City is an ultra convenient place to live for folks who work in Arlington, the Pentagon or Washington DC. Eisenhower MetroThe Eisenhower Metro stop is located at 2400 Eisenhower Avenue. It is across the street from the Hoffman Town Center and entertainment complex. Eisenhower station is just inside the Capital Beltway (I-495) at the Telegraph Road exit. The Eisenhower Metro is served by the Yellow Line.

Eisenhower is a two platform station. Access to both platforms is provided to two escalators and an elevator. Bike parking is available with 10 bike racks and 6 lockers in the station.

The first train departs at 4:51 am Huntington and the last train departs at 12:37 am Huntington. Service became available to the public on December, 17, 1983. The REX bus provides service nearby at the corner of Swamp Fox Rd. and Eisenhower. Eisenhower is served by DASH buses 2, 6, & 7.

Metrorail fares are posted on the WMATA site. Fares are discounted for children and seniors.

The Eisenhower Metro serves the Carlyle District and is convenient for workers at businesses in and around the Hoffman Center. The Eisenhower Metro is also useful for many residents in the condos of the Carlyle District. For some residents, the Eisenhower Metro is more convenient than the King St. Metro.

The Eisenhower Metro is in the 22314 zip code, which is generally considered Old Town Alexandria, but there is very little that is "old" anywhere near this stop in the Carlyle District.  The Carlyle Towers and several other new structures dominate the skyline here. Wilton House is located across the street from the Dunn Loring / Merrifield Metro in Fairfax County near I-66 and Gallows Road. This building is richly appointed and so new it still gleams.

Canal Place condominiums

Canal Place is a great little community of brick garden-style condominiums located in Alexandria VA on the northern side of Old Town just off Pitt St. The community is composed of 7 three-story buildings with a total of 120 units. Between the buildings you'll find gorgeous well-manicured gardens.

Most condos at Canal Place have either a fireplace, patio or small balcony. The architectural detailing on these balconies and patios is intriguing and little upscale.

I took this picture while the landscapers were busy tending the lawn. The bag is filled with clippings. By the time they were finished the place was absolutely perfect. Canal Place, like many other condos, is also readying its pool this time of year.

Canal Place is priced slightly higher than other similar communities like Belle View, or Harborside or Potowmack Crossing because all units at Canal Place are equipped with a washer/dryer. The grounds are beautifully kept and the location is surrounded by some of the nicest homes in Old Toww.

Eclipse at Center Park

Eclipse at Center Park is located on the southern end of Crystal City.

Many units overlook the Potomac and Arlington or Alexandria.

I recently went on an excursion to Braddock Place and several condos near the Braddock Metro Station. The homes in this area are reasonably priced with excellent commutes to Alexandria, the Pentagon, Crystal City, DC and Arlington. Here's the view from a typical balcony as it looks back toward Old Town and the Potomac.

toward Woodrow Wilson Bridge

The Alexandria House is located a few blocks from King St. on Madison St. in Old Town Alexandria between the waterfront and the Washington St. This towering landmark of a building boasts broad wrap-around balconies with views of the Capitol, National Airport, Old Town and the Blue Ridge Mountains. This condo complex is in a spectacular neighborhood, but to me anyway, the real appeal of the Alexandria House is the balconies and the views.

I have collected some snapshots to represent the views from these condominium balconies.

This is a view from the northeastern side of the building about 20 floors up. The view is over the north end of Alexandria toward the Blue Ridge Mountains. The high-rises of Arlington are easily visible to the naked eye but in this picture Arlington is just a few bumps near the horizon on the right.

In this unit the kitchen has a pass-through that allows the cook to look out to windows on three sides. In the distance one can see the Woodrow Wilson Bridge and the Potomac River.

The wrap-around balconies mean that even the bedrooms have balconies and tremendous views.

In 1966 bills were signed that allowed the creation of the Washington Metro Transit Authority in 1967. In the same year, the Huntington Club, a community of garden-style condos, were built between Huntington Ave. and North Kings Highway. About 15 years later, the Washington Metro and Transit Authority opened its first station in Fairfax County. This station was the Huntington Metro and it brought the Yellow Line to the Huntington Club. The Huntington Club is across the street from brand new condos called the Midtowns.

The Huntington Club abuts the Huntington Metro and its residents can easily walk to either entrance of the Metro. The Huntington Club is on a forested ridge which is a prominent geological feature in the region. These hill overlooks Old Town toward Shooter's Hill, the Carlyle Towers and the George Washington Masonic Memorial. Most units at the Huntington Club have balconies (some have patios) and the location often provides pleasant views toward the city.

The Huntington Club has bright and airy units with ample windows. The condo fees include gas, trash, water, sewer, electricity and cable. The grounds are well-maintained and the swimming pool was completely refinished in the Winter of 2008. Prices at the Huntington Club relatively affordable and the neighborhood has a friendly and comfortable feel. I feel quite confident that if you want to live on the Metro, the Huntington Club may be one of the best buys in the National Capitol Region.

Residents and visitors know that Old Town Alexandria is a special place. Old Town Alexandria is at once colonial and Port Royal entryhistoric, a seaport and city, urban and chic. Old Town is home to many shops, restaurants, boutiques and coffee shops. Much of Old Town is filled with elegant brick townhouses and rowhouse houses. Some of these (Abingdon Row for example) are new. But many are historic.

Another thread in the tapestry of Old Town are the high-rises near the waterfront at the north end of Old Town. is the condominiums on N. Pitt Street known as Port Royal. From the 16 floors of Port Royal one will find some of the best views in Old Town. The rear of the building overlooks the Potomac and the flight approach to Reagan National Airport. The lobbies and common areas of the building are well-maintained and pleasant.
