As of the time of this posting, the Duke at Old Town is under construction in Alexandria VA. These brand new condominium homes are on sale already. The Exchange at Van Dorn is a condominium community located in the Eisenhower Valley inside the Beltway between the Eisenhower Metro and the Van Dorn Metro. The community is near the Eisenhower Connector a short road that connects Eisenhower Avenue to I-495. Between the Eisenhower Connector and Van Dorn, the Exchange has easy access to the Beltway. Van Dorn also provides relatively easy access to I-395. The community is a long walk to the Van Dorn Metro, but the community boasts a free shuttle to the metro.

The buildings themselves are fairly new, most being built in the last 5 years or so. These are garden style condos of brick and siding. There are three floors and elevators on the parking side of the building. The community has a parking garage with plenty of resident parking, but a limited amount of visitor parking.

Most units here have nice carpeting but many have wood floors in the living and kitchen areas. The kitchens are nice and modern, but most are not luxury level. Black appliances are common. Most units have Formica countertops.

The Exchange amenities are found in the building closest to the entrance. There you will find a very nice business center, party room and media room. There is a basketball court here if you want to shoot a few hoops. The fitness room is modern and well-kept. The condominium offices are found in this building. The Pinecrest is a community of houses, townhouses and condominiums located just off Little River Turnpike in Annandale VA. The Pinecrest occupies 35 acres of manicured grounds that abut a The Pinecrest golf course, a Fairfax County public course. The Pinecrest very close to the shops and restaurants of Annandale and Alexandria. The Pinecrest is also very close to Green Springs Gardens.   I recently toured the Pinecrest and snapped a few pictures.

The condos here feel spacious with a very smart floor plan that brings light and nature into the living space. The fire place is perfectly situated between long tall windows.

The decks feel private and rustit providing a nice piece of nature for residents. Located just off the kitchen, the porch is a nice place to have a morning coffee or a summertime afternoon lemonade.

Stratford Place is one of the villages of Kingstowne where you'll find condominium homes at a good price in a great neighborhood. The three-story garden-style condominiums are served by stairways. (No elevators keeps the condo fees lower.) The stairways are under roof but open to the elements. The hallways are nicely carpeted.

The buildings have a modernized colonial-style architecture with staggered roof-lines and dormers. The mix of brick and siding give the community a suburban welcome-home feel. Though difficulty to see in these pictures, the entrances are under large archways housing the open stairways.

There is no shortage of parking. With access to both reserved and visitor parking residents shouldn't have any problems here. All units have nice large balconies with views to the trees and rolling hills of Kingstowne. The treetop level balconies have plenty of room for a picnic or just a place to sit.

Outside on the balcony and inside the unit, compared to many condominium homes in Northern Virginia, the units at Stratford Place feel large and spacious. All condominiums here have fireplaces.

The living room is separated from the kitchen by a counter and run of cabinets, giving the place an open floor plan. Stratford Place is just old enough that many of the kitchens offer new appliances.

If you like the pool, you won't have to leave your village for a dip. The pool is right here in Stratford Place.

Parkfairfax is one of the gems of Northern Virginia. Like many of the garden-style condos built in Northern Virginia area after about 1990, the Sycamores has a breezeway with broad wooden stairs in the common area. This design greatly reduces condo fees for several reasons. Firstly and mostly, maintaining and operating a safe elevator can be a big part of your condo fee especially in a smaller community. Older condos with stairs on the outside of the structure need more maintenance than stairs in a roof. The breezeway at the Sycamores is the best option for keeping condo fees low because there is no carpeting to maintain on the stairs and there is no bill to heat and cool the common areas.

For some people one of the benefits of condo living is that everything is on one level. Many there are no stairs inside the unit of some condominiums. For those in wheelchairs, for the elderly, or for those who just like life without stairs, this is a big advantage. But for some people, life on one level is just not enough.

Lofts and bilevel condominiums offer condo-style living, but doesn't limit life to just one level. One of my favorite examples of this is found in the top floor units at the Tiers of Manchester.

The Tiers are "swiss-style" condominiums. Their roof lines echo the high-pitched roofs favored in Alpine cottages. In Switzerland these roof provide the pitch needed to get excess snow off the roof. But in Manchester Lakes, these roofs provide opportunities for dramatic overlooks in the condo itself.

The pitch of the roof allows for high angled ceilings and the placement of a loft over-looking the living area.

It's difficult in a photograph to show how this brings a real feeling of spaciousness to the condo. The lofts here also provide bonus space for storage and closets under the eaves of the roof. The loft is easily accessed by way of a spiral staircase that only adds to the dramatic feel of these condos.

In Kingstowne has a good many condominiums with lofts and the Tiers of Manchester and Eton Square are just two of my favorites. To check pricing and availability on these go to Tiers or Eton Square.

Lofts are dramatic and very appealing but they aren't for everyone. Another alternative in you're looking for a multi-level condo is the townhouse style layout found at the Sycamores at Van Dorn.

The Sycamores is one of many garden-style condos in this area that offer townhouse-style floorplans in a garden-style condo. This give you all the benefits of condo life (low maintenance, amenities) with the homey feel of a townhouse. In condos such as these, the bedrooms are upstairs but the kitchen and living room are downstairs. In some condos like the Sycamores and Old Town Village, most or all units have a townhouse style unit. In other condos, such as Eton Square in Kingstowne or Worldgate near Reston, on the the top floor units have the townhouse-style unit.

But there is yet one more way to get a multi-floor condo.

Some high-rises offer units with multiple floors. For example the Fountains in the West End of Alexandria VA, have units that occupy two floors. The Fountains is also one of the most affordable condominiums in Northern Virginia and features a convenient location that is easily accessible via I-395 or public transportation. The Atrium in Arlington VA is a high-end condominium in Rosslyn that has dramatic two-level units with two-story windows.

Eton Square condominiums are part of Kingstowne in Franconia / Alexandria VA. Eton Square has an Alexandria postal address, but is located in Fairfax County Virginia. Eton Square is conveniently located near the shops of Kingstowne Towne Centre at Kingstowne Boulevard. Eton Square straddles Kingstowne Village Parkway with a north and south "campus" located on either side of this broad avenue / artery of Kingstowne.

Eton Square has garden-style condos, which means that there are less than 4 floors in each building and there is no elevator. The stairs here are open to the elements. Open stairs and no elevators mean reduced condo fees as compared to other locations in Northern Virginia. The exteriors are a pleasing mix of brick and siding with interesting architectural details like round-windows, open archways and many dormers. Like many garden-style condos in the Kingstowne vicinity, the condos at Eton Square are spacious.

Founder's Walk is located just outside the Beltway near Van Dorn Metro. Although it has an Alexandria postal address it is in Fairfax County. The units at Founder's Walk are relatively large compared to similarly priced units in the Alexandria area. These garden-style condos are recently built and have the types of upgrades that folks have come to expect such as a fireplace in the unit or hardwood floors in the dining area. As you can see these condos have plenty of windows and light. The neighborhood is pleasant and quiet, despite being very close to the Capital Beltway. There is no charge for parking.

Pointe at Center Park is a garden-style condominium community located just off King St. in the West End of Alexandria near I-395 and the offices of Center Park

The Pointe offers mainly 1 and 2 bedroom condos ranging from just over 700 sqft. to more than 1200 sqft. The construction here is brick with siding and each unit has a balcony or patio and a washer/dryer hook-up.

Parking near the Pointe is at a premium, but residents have parking available behind a secured gate that opens when a key is waved at a pad near the entrance. As you'll see below the community has several amenites and features that to contribute to a pleasant condo lifestyle at the Pointe.

Once inside, the gate automatically closes to keep the property secure.

Every unit has a balcony or sun room.

The common areas have many intriguing architecural details.

The typical kitchen has a pass-through with a view to the living room and balcony.

The lawns between the buildings are green and well-maintained. The basketball court is at the rear of the community.

Near the entrance to the community is the pool.

There is a small playground for children who may live at the Pointe.

Canal Place is a great little community of brick garden-style condominiums located in Alexandria VA on the northern side of Old Town just off Pitt St. The community is composed of 7 three-story buildings with a total of 120 units. Between the buildings you'll find gorgeous well-manicured gardens.

Most condos at Canal Place have either a fireplace, patio or small balcony. The architectural detailing on these balconies and patios is intriguing and little upscale.

I took this picture while the landscapers were busy tending the lawn. The bag is filled with clippings. By the time they were finished the place was absolutely perfect. Canal Place, like many other condos, is also readying its pool this time of year.

Canal Place is priced slightly higher than other similar communities like Belle View, or Harborside or Potowmack Crossing because all units at Canal Place are equipped with a washer/dryer. The grounds are beautifully kept and the location is surrounded by some of the nicest homes in Old Toww.

Palazzo is quiet and tucked away, but in the middle of the city. Palazzo is very close to the Pointe at Center Park and the condos of Northhampton.

In 1966 bills were signed that allowed the creation of the Washington Metro Transit Authority in 1967. In the same year, the Huntington Club, a community of garden-style condos, were built between Huntington Ave. and North Kings Highway. About 15 years later, the Washington Metro and Transit Authority opened its first station in Fairfax County. This station was the Huntington Metro and it brought the Yellow Line to the Huntington Club. The Huntington Club is across the street from brand new condos called the Midtowns.

The Huntington Club abuts the Huntington Metro and its residents can easily walk to either entrance of the Metro. The Huntington Club is on a forested ridge which is a prominent geological feature in the region. These hill overlooks Old Town toward Shooter's Hill, the Carlyle Towers and the George Washington Masonic Memorial. Most units at the Huntington Club have balconies (some have patios) and the location often provides pleasant views toward the city.

The Huntington Club has bright and airy units with ample windows. The condo fees include gas, trash, water, sewer, electricity and cable. The grounds are well-maintained and the swimming pool was completely refinished in the Winter of 2008. Prices at the Huntington Club relatively affordable and the neighborhood has a friendly and comfortable feel. I feel quite confident that if you want to live on the Metro, the Huntington Club may be one of the best buys in the National Capitol Region.
