Athletes, would-be athletes and nature lovers should head south from Old Town Alexandria.

Stretching along the Potomac River from the southern border of Old Town to Mount Vernon Estate is the Mt. Vernon bike path.  Eight miles of asphalt allow locals and visitors to walk, run or bike while enjoying river views and wildlife sightings.  Bald eagles, ospreys, blue heron, cormorants, egrets, ducks and geese are among waterfowl commonly spotted along this corridor, while deer, groundhogs and fox sightings are frequent.  Combine cardio and conservation by following a nature trail through Dyke Marsh.

Along the bike path is a fitness course and several points of access for canoes or kayaks.

Businesses in the nearby Belle View shopping center allow you to rent a bike, tone up at Curves or take karate lessons.  Adjacent to Belle View is the Mt. Vernon Recreation Center, which provides Fairfax County residents with an indoor pool and ice rink.  Farther south on Route 1 is a Gold's Gym.

Local communities such as River Towers, Porto Vecchio and Belle View also offer their residents tennis, swimming and basketball facilities as well as their own in-house gyms.

If you're considering buying a home in Old Town Alexandria, or if you're moving to an older neighborhood anywhere in Northern Virginia, you might want to consider this before taking on a historic preservation project.

Man shopping for windows for historic preservation

Properties with historical significance may qualify for a tax credit worth 10% or 20% of the renovation costs. Image: Jon Skvarka, Rebuilding Together New Orleans

Tax breaks at the federal and state levels are available to homeowners to encourage the preservation of historic properties. The incentives range from tax credits that reduce dollar for dollar the amount you owe the IRS, to easements that can increase deductions and decrease estate and property taxes.

The tax rules are complicated---some incentives apply to investment properties only, while others include owner-occupied homes---but the financial rewards can be worth the effort. Be prepared to do significant research, file a lot of paperwork, and quite possibly seek out professional help.

Federal tax credits for historic investment properties

The federal Historic Preservation Tax Incentives program offers tax credits equal to either 10% or 20% of qualifying renovation costs. Depending on what you own, you may be eligible for one or the other, but not both. The main drawback is the tax credits don't apply to owner-occupied homes. Investment properties qualify, however.

The 20% tax credit is for properties certified as historic or in a historic district, as approved by the National Park Service. Although certification is a national program, owners have to go through their state historic preservation office. Eligible properties, including rowhouses and wood-framed homes, must be rehabilitated for commercial, industrial, agricultural, or rental residential purposes.

Essentially, a home has to be at least 50 years old with minimal changes from the past to be eligible for the 20% tax credit. It should be associated with important historic events or people, for example, or display significant aspects of architectural history. Renovation expenses must total at least $5,000.

The three-part certification process can be involved---and expensive. There's a $250 processing fee. A second fee, which can run as high as $2,500, is based on the total cost of the project and is due when the renovation is completed. Fees are waived for projects under $20,000. The initial review by the National Park Service and your state historic preservation office can take as long as 60 days.

But if you are certified and follow the technical guidelines, Uncle Sam essentially reimburses 20% of the cost of renovations. As NPS spokesman Michael Auer explains, if you spend $200,000, you reduce your tax liability by $40,000. You may be able to carry forward part of the tax credit to future years, or even back a year. Consult a tax adviser.

The 10% tax credit is for any structure built before 1936 that doesn't qualify as historic under the 20% program. The property can only be used for non-residential purposes. However, use as a hotel is considered commercial, not residential, so an old home converted to a bed-and-breakfast, for example, would likely be acceptable.

For either tax credit, use IRS Form 3468. Owners of historic properties should consider hiring a professional consultant to help with everything from architectural drawings and photographic documentation to accounting and paperwork. Needs will vary greatly. North Carolina's state historic preservation office estimates you may require a consultant's help for one to two weeks at a rate of between $50 and $100 per hour. Consulting and application fees alone can hit $10,000 or more.

State tax breaks for owner-occupied historic homes

Unlike the federal tax credits, which are limited to investment properties, many states offer incentives geared toward the preservation of owner-occupied historic homes. Check with your state historic preservation office.

In Virginia, for example, if your home is listed on the state and national registers of historic places---the two lists usually overlap---you can get a 25% state tax credit for approved renovation expenses. Homes that aren't individually listed but are located in historic districts may also qualify. Virginia has more than 400 historic districts.

Covered costs are spelled out in great detail. Virginia uses the same renovation standards as the National Park Service. If you fail to follow the guidelines, such as using materials that don't convey the proper visual appearance, you can lose the credit. Application fees can add up to as much as $3,000, depending on the total cost of a renovation.

Virginia also has an easements program, which in effect offers owners of historic properties tax incentives in exchange for signing away rights to alter the historic character of the properties. Easements are usually permanent and binding on all future owners.

There are considerable financial advantages. An easement will likely reduce a property's value, so you might be able to take the difference as a charitable deduction on your federal tax return. Your local property taxes will likely fall as well. Estate taxes could be lowered too, since the value of the property you leave to your heirs would've declined.

New York, too, has tax breaks specifically for owner-occupied historic houses. The state offers a tax credit worth 20% of qualified rehabilitation costs. Effective in 2010, the value of the credit can go as high as $50,000.

Homes must be owner-occupied and listed on the state or national register of historic places, either individually or as part of a historic district. The program is aimed at economically distressed areas. Among other stipulations, the project must cost more than $5,000 and be pre-approved by the state historic preservation office.

December snows in Old Town Alexandria shut the city down?  No, Old Town is a walker's paradise and once the sidewalks were shoveled the town came to life.

City Hall was shut down and Market Square was roped off until the snow could be cleaned up.

Here's a historic look down King St. toward the Potomac.  You'll find no free trolley on the streets this day.

Many of the restaurants and shops are ready for Christmas and upcoming holidays.

Old Town's finer homes are tastefully dressed for the Winter.

Looking for a home in Old Town with a price between $200,000 and $300,000? Then you're probably looking for a condominium. Some of the first places you should check are:

  • Braddock Rd. Metro --- There are several condos very close to the metro with great prices.
  • Canal Place --- It's hard to find one here for less than $300k but this is the place to check. Canal Place offers brick garden-style condos at the north end near the Potomac.
  • Port Royal --- Port Royal is older, but trendy and youthful. Condo fees include all utilities.
  • Potowmack Crossing --- Brick garden-style condos near the George Washington Parkway.

If your budget is a bit bigger and you're looking in Old Town for a home priced between say $300k to $400k, you might check out some of the following residences.

  • 1600 Prince --- Very convenient condominiums near the King St. Metro. Condo fees are relatively low here owing to minimal amenities.
  • Bearings South --- Brick garden-style condos at the South End of Old Town
  • Braddock Rd. Metro ---As above, there are several choices here.
  • Canal Place -- Interesting architecture and green courtyards in the north end of Old Town.
  • Harbor Terrace -- Garden-style condos between the GW Parkway and the Potomac River
  • Port Royal --- If you can catch a river view, you'll get one of the best bargains in Old Town
  • Potowmack Crossing --- This end of Old Town provides a quick commute into DC and Arlington.

The following list features communities with homes that range in price from $400,000 to around $500,000

  • 900 N. Washington --- "Green" condos for the eco-conscious.
  • 1600 Prince --- Balconies and smart floorplans between the metro and Whole Foods.
  • Abingdon Row --- The outside looks like Old Town, but the insides are sparkling new and beautiful.
  • Alexandria House --- The biggest balconies in Old Town, many with views of the Potomac.
  • Arch Hall --- Quaint, Old Town styled condos take you back in time.
  • Colecroft --- On the Braddock Metro.
  • the Duke at Old Town --- At the periphery of the Carlyle District. Under construction and newly constructed.
  • Marina Towers --- On the Potomac at the North End of Old Town.
  • Old Town Village --- Tucked in a hidden corner at the Southside of Old Town
  • Porto Vecchio --- Riviera-styled condos on the Potomac at Cameron Run
  • Prescott --- In the center of Old Town, just paces from everything.
  • St. Asaph Square --- Brick condos around a central courtyard not far from Balducci's.
  • Tannery House --- Understated exterior with stately interiors, the condos are south of King Street and west of Washington St.
  • Torpedo Factory Condos --- No better location in Old Town. Paces from the Potomac, the trolley and King St.
  • Watergate of Alexandria --- A private community within the Old Town Community.

For those seeking the finest Old Town has to offer the following communities are suggested:

  • 900 N. Washington -- Upscale "green" condos with easy access to DC and Arlington
  • Ford's Landing -- Some of the finest residences in Old Town are found near the water with view of the Woodrow Wilson Bridge
  • General Washington Club -- A small community of condos in a converted manor in the Southside of Old Town
  • Harborside --- Another desirable waterfront community.
  • Liberty Row --- Brick, colonial stylings with traditional accents with an upscale feel and location.
  • Old Town Crescent --- Another of Old Town's gems.
  • Potomac Greens --- Tucked between the GW Parkway and Rt. 1 with easy access to points north.

Historic Alexandria VoundationDuring the era of Federal Urban Renewal programs, which threatened the demolition of the oldest parts of Alexandria, the Historic Alexandria Foundation initiated a program of marking early historic buildings with oval bronze plaques. Intense lobbying by the Foundation in conjunction with the Old Town Civic Association served to limit the advance of Urban Renewal destruction in the 1960s to three blocks along King Street, and today historic homes and shops are being restored instead of demolished.

This program continues today, with additional structures judged on their merits for inclusion within the ranks of plaqued houses. If you think your house merits a bronze plaque, call the Historic Alexandria Foundation at 703-549-5811 or the Office of Historic Alexandria at 703-838-4554 to learn more about this program.

115 Lee St. Alexandria VA 22314

Adm. & Mrs. R~,

This is an update on your condo for sale at the Torpedo Factory in Old Town Alexandria VA. I'm giving you this status report publicly. Don't worry, I'll never share privileged information in a public forum such as this---that's why I'm withholding your name above. But, my experience has shown that this publicly reporting this sort of information will increase your condo's Internet profile and will raise awareness among potential buyers.

kitchen of Torpedo Factory Condo

Let me start by saying Richard Blaine completed the updates in the kitchen and bathrooms. I went by to inspect as soon as he was completed. The new appliances are installed. The new floor in the kitchen looks especially good. He also completed all the painting. After my inspection, I found some spots in the master bedroom that needed a second coat, and Richard had no problem with heading back for a correction.

He claimed it was a little dark for him to see in that bedroom (more on that later) and I told him to buy some shop lamps. He purchased the lighting he needed so that won't happen to him again and then finished up the work. If you'd like to take a look at the place, you can find a virtual tour online here.

After Richard was done, he cleaned the place, but it wasn't quite to a military standard---if you know what I mean. So, I contacted Nidea Cortez, a cleaning lady who has and continues to do excellent work for us. I put her crew to work in the place removing dust, washing baseboards, cleaning and shining. They charged me a couple hundred bucks and I'm glad to pay it. The condo now sparkles. I took most of the pictures you see in the virtual tour and a few more pictures for good measure.

Then, as fortune would have it, I had a family member pass away and on the way to the funeral I caught a mild case of food poisoning. (Never again McDonald's, no matter how much of a hurry I'm in.) It was a rough couple of days, but during that time, I put the listing in the MRIS. I contacted the Realtor who had heard rumors of our pending sale, and almost immediately her client and others started a flow of traffic. I feel that our marketing campaign and our price must be pretty close to right, because potential buyers are coming through the place.

But I received some feedback that the place "seemed dark". (Maybe this was why Richard missed a few spots in the master bedroom.)

As you know, I like this unit at the Torpedo Factory because it's so close to the Carlyle House and so close to King St. I like this condo because the patio will get a nice patch of shade in the oppressive summer months which will make that patio usable in Virginia's summer heat.

This condominium had never seemed dark to me, but I went by to re-inspect just as sunset was approaching. While I was there I realized that the condo has almost no overhead lighting. Most of it is designed to work from switched-plugs and lamps. I knew that someone was coming by to see the place the next morning, so I ran out an purchased a couple of standing lamps to place in the unit.

It took me a bit to assemble the lamps last night but I'm happy I did it then. While I was putting the second lamp together, a Realtor and client entered the property. I got the second lamp up and hustled out. I must mention that I really think the design of the lamps suits the condo.

BTW, while I was there I snapped the picture below to show others just how pretty the courtyard is at the Torpedo Factory after dark.

courtyard of the Torpedo Factory

As you know, one my specialized areas of expertise is marketing real estate on the Internet. This post is one more drop in our tidal wave of Torpedo Factory information resources. Torpedo Factory dot com and Torpedo Factory dot info both prominently feature your condo. If a consumer uses Bing, Google or Yahoo to search for "Torpedo Factory condos" or "Alexandria condos" or any other of a number of searches, they will probably find your condo. I've also posted this listing at Postlets.com which plugs the listing into another tier of real-estate related Internet searches. One of the things you might notice at Postlets is that this condo scored a perfect 100 on its Walk Score. (Read more about Walk Score here.)

After assembling the lamps, I stopped on the way out to snap this night photo of the Woodrow Wilson Bridge. I think it helps illustrate this condo's proximity to the waterfront.

Woodrow Wilson Bridge

In closing, I still can't promise with absolute certainty that this condominium at the Torpedo Factory will sell quickly.  This is still a tough market for sellers. But I can say with complete confidence, that we're going to get noticed by the types of people who will be interested in condos like the Torpedo Factory. I can guarantee we will have interested buyers touring our place online and in person. We know this is a great property in a great location. We feel the price reflects the discounts that have hit the entire market. And, at this time of this posting, we're also the most affordable unit for sale at the Torpedo Factory

Additionally, I expect that Ben Fornshell will host an open house next Sunday at the Torpedo Factory.

November and December are always slower sales months because of the holiday, but I think our outlook is bright. I will not be surprised if we end up with competing offers on this condo, and I'll keep you apprised of all offers. Enjoy your trip overseas and I hope the family is all doing well.  We look forward to your safe return.

Early Autumn is a great time to talk a walk around Old Town Alexandria VA. It's very pleasant because of the typically mild weather and leaves blazing with color. The picture above was taking from the front door of 115 N. Lee St. at the Torpedo Factory condos. The leaves have accumulated behind Alexandria's Carlyle House. Residents at the Torpedo Factory are particularly fortunate because of their proximity to King St. and the waterfront. (The Torpedo Factory scored a perfect 100 Walk Score.)

I like the mornings near the waterfront, before the tourists arrive.

One of the features of Old Town Alexandria are the cobblestone streets. There are only a few of them remaining. The fountains of Market Square are barely visible at the end of the alley.

If you like street music, then you'll find no better spot to wander than Old Town Alexandria. Through-out the week, especially on weekends, musicians gather in Old Town at street corners and near the waterfront to play music for tips and applause. Most are highly talented professionals, some are learning to play their instrument in front of a crowd. I enjoy them both in different ways.

Here in Old Town Alexandria, you'll find everything from a lonely saxophone, to steel drums to an entire band. Below I've collected a few photos to give you a taste of Old Town's many musicians.

bluegrass

This foursome was phenomenal singing and playing old time mountain music. It was a great throwback to the Carters because the gal in the front on the guitar was a great singer. The banjo player and bass were on point and I love the texture that the mandolin (seated behind guitar) provided.

Glass Harp

The glass harp as played by Jamie Turner is an old town treat one simply must hear in person to appreciate.

Harp player

This glass not only strummed the harp to perfection but she also sang beautifully.

waterfront musicans

At the waterfront behind the Torpedo Factory there are often a few soloists serving up music for passers-by.

banjo and guitar

I heard some fine picking and strumming from this pair.

As of the time of this posting, the Duke at Old Town is under construction in Alexandria VA. These brand new condominium homes are on sale already. The Duke promises a self-contained community within walking distance of world class shopping and boutiques, distinct and popular dining, and the culture of arts and attraction.  Easily accessible, the development is a few short blocks from the King Street Metro and the Beltway, and within 10 miles of the Capitol itself.

The Historic District of Old Town Alexandria provides a picturesque setting for this one-of-a-kind suburb, where the best of 200 plus years of history is beautifully married with 21st century planning and conveniences.  The small town atmosphere that envelopes the Duke helps to detach it from the greater Metropolis of its world-famous neighbor. Grape and Bean

Grape and Bean is just another example of an Old Town artisan boutique. Shops like Grape and Bean, or as they call themselves Grape + Bean, are community assets and part of what makes Old Town so special. Long-time Alexandria residents David Gwathmey and Sheera Rosenfeld opened Grape & Bean in 2008. Together they have managed to create a place that is comfortable, warm, welcoming, while offering excellent service and high quality products.

Grape and Bean is a retail wine shop, coffee shop and a wine tasting bar. Along with wine by the glass and coffee by the cup, Grape and Bean offers a food menu with cheese plates and other items that are tailored for sharing. As a wine and coffee shop, Grape and Bean of course retails wine by the bottle and coffee by the pound. I find that they are an excellent resource for gift baskets and they'll really put the time in to help you make your best selection.

The Sugar Cube is located two blocks north of King St. on Lee St. not far from the Torpedo Factory.  The Sugar Cube is an upscale confectionery and treat shop that provides everything you'd expect from a candy store and a bit more.  The Sugar Cube offers:

  • traditional favorites,
  • innovative interpretations of the classics,
  • and candies that push the boundaries of global flavors.
The sweets at the Sugar Cube are as varied as sea salt infused Scotch bars to Haribo gummy bears, but they all share the common elements of superior quality and freshness. The owners Kim and Alyssa Theodore claim that they have personally tasted and approved every item offered for sale at the Sugar Cube.

The Sugar Cube is just one example of what makes Old Town Alexandria so special. This is a neighborhood where it's not difficult to find caring entrepreneurs who are experts in their fields. As such they bring a higher level of quality and service to the products they offer.

Jamey Turner in Old Town

Jamey Turner is one of the treasures of Old Town Alexandria. He's a master musician gifted who has showcased his talents on the Tonight Show with Johnny Carson. When he's in Old Town he's often spotted near the Torpedo Factory at the end of King St. He rubs his moistened fingers atop ordinary wine glasses to "find the uncommon in the common". The glass harp sounds a bit like a synthesized flute. Mr. Turner often plays music that was composed specifically for the glass harp.

If you'd like to order a CD or book Jamey for a private function check out his website at JameyTurner.com .

Julie and Will Nesbitt

This weekend Julie and I went to Old Town with the Alexandria Fun with Friends Group to enjoy the Alexandria Art Festival. The Art Festival occurs every year around this time and features artists and craftsmen from around the area.

Art Festival in Old Town Alexandria

King Street closes to vehicular traffic and artists set-up stalls in the street. It's an easy way to enjoy lots of art from lots of folks. The weather was very co-operative, neither too hot nor too cold.

Koi

This 12 foot tall image of a koi caught my eye, as did many smaller pieces.

flower art

I found that my camera was drawn to the larger pieces, but this is probably because I knew they would photograph well. There were many smaller items for sale too. However, many of us felt that this year's festival seemed to offer more pieces that would be welcomed in a restaurant or hotel lobby than usual and a few number of the smaller pieces that look nice in a home.

harpist

There were several musicians playing up and down the street. This harpist sang like an angel, but I have to admit that my favorite was the steel drum player.

pedestrians at the Art Festival

We walked all the way up to Washington Street before turning around and making way back to the Potomac. After some discussion the group voted to eat at the Charthouse. At the Charthouse, the ladies had a little wine and we enjoyed some relaxed conversation and then dinner. For my part, I think the food at the Charthouse is good, but not great. Even though it's a little pricey, it's worth it because of the pleasant views of the Potomac that are offered.

Around Old Town Alexandria, parking can sometimes be a hassle, (unless you want to pay to park in a garage). But, a great way to explore Alexandria is to take the Metro to King St. and then hop a ride on the King St. Trolley. There is no charge to ride the trolley and it makes stops about every two blocks between the King St. Metro and the Potomac. The Trolley was designed to compliment service by the National Harbor's new Water Taxi. The National Harbor is located across the Potomac in Maryland and is the site of a brand new convention center. The convention center and many restaurants are already open in this brand new area landmark. Additionally boat service is available up and down river from the Strand in Old Town. The length of this circuit can be walked in about 20 minutes, so many choose to take the trolley to the Potomac and then walk back to the Metro through Old Town.

The Trolley makes it final stop before returning to the Metro near the Torpedo Factory. Just as the name implies, the Torpedo Factory was torpedo factory in the early part of the last century. Today the Torpedo Factory Art Center is a world-renowned art center with three floors of open studios and galleries. Here, one can observe artists and purchase original artwork. The Torpedo Factory Art Center is on the Potomac waterfront. Street musicians and entertainers play nearly every night weather permitting, and tourists and locals alike enjoy walks down by the waterfront.

.The trolley runs its route from 10 am to 10 pm every day. A printable map is available for those who know nothing about the area.

fortune teller

I took a walk on waterfront in Old Town Alexandria VA last night. The temperature was absolutely perfect as was the humidity. There were crowds, but it wasn't too much. I saw folks rushing to the Nina Dandy and other boats for an evening of cruising. There were several street musicians playing King St. At the pass-thru under the Torpedo Factory, a gentleman was playing the saxophone. And down along the water a street magician was showing his stuff. The balloon men were there creating animals and entertaining the children. A fortune teller was portending the future. A parrot rescue group had a flock of parrots and similar birds which were available for photos.

But then a light misting rain started to fall and the crowds scattered. At first they hid in the Food Court and on the trolley. The musicians were the first to pack, and they packed quickly to ensure their instruments weren't damaged. The mule drawn carriage pulled off and soon the streets were quiet. We walked around a bit, enjoying the peace and quiet. And then we were gone as well.

Alexandria City Hall

Alexandria City Hall was built on a site designated for the market and city hall when Alexandria was founded in 1749. The original City Hall burned in 1871 the current structure was erected in 1874. This City Hall wraps around a central courtyard known as Market Square. When first constructed Alexandria City Hall also housed a Masonic Lodge, court facility, and police and fire stations. Today, the site only has municipal offices. Over the years the building has undergone several renovations and additions. Among the most recent and was the 1960-61 addition that filled the old courtyard. At that time, the building was reoriented toward the south with the new entrance facing King Street and Market Square, an open, landscape plaza with central fountain in the current Market Square. In1981, further renovations linked the 1871 building and the 1961 addition with new elevators, stairs and corridors.

mule carriage in Old Town

Would you like to get to know Old Town Alexandria VA? I'll tell you one of the best ways to see a few sites and learn more about our fair city: take a carriage ride. Our carriage was pulled by a hard-working mule. Her owner tells us she loves to pull. As she clopped slowly down the side streets of Old Town, her owner filled in details about houses and locations that we passed. For me, most of the information was old hat, but I couldn't help but think this would be a great way for a tourist or new resident to get to know the city. The fee for the ride was down right reasonable and I was impressed with the mule's strength as she pulled up and down hill along Old Town's waterfront.

After she dropped us off we snapped this picture from Market Square. There in front of Burke and Herbert she seemed more in place with the surroundings than the cars who shared her road.

The Torpedo Factory condominium complex is located at 115 N. Lee St. in Old Town Alexandria just 1 block from King St. and across the street from the Carlyle House. The Torpedo Factory offers 1, 2 and 3 bedroom condominium homes centered around a well-kept courtyard.  The Torpedo Factory doesn't offer the standard condo amenities like a pool and fitness room.

Instead, the neighborhood is the amenity here.  The Torpedo Factory is surrounded by restaurants, shops and tourist attractions.  It's only one block from the Potomac Waterfront and is across the street from the Torpedo Factory Art Center. King Street Gardens Park is located at the foot of the George Washington National Masonic Memorial near the King St. Metro in Old Town Alexandria VA. This small park is surrounded by hotels, office buildings, AMTRAK and a Metro stop.  The signature feature of King Street Gardens is a large metal sculpture with hanging gardens. This together with the sunken gardens are intended to provide references to historic aspects of the site.

The abstract metal sculpture sculpture hints at a ship's prow, a plow, or a colonial-style three-cornered hat.  The sunken garden, and plantings therein, are intended to reference the wetlands that originally existed on the site.  In the Victorian era, trellised gardens were popular in Old Town and the gardens here remember that era when the street grid followed the plan originally laid out by George Washington.

The park is intended for the general public's enjoyment and serves as a place for outdoor concerts. On Wednesdays through the summer the Old Town Farmer's Market sets up here.

Arch Hall

Arch Hall condominiums are named for a nearby historical structure which in 1950 and 1951 was painstakingly disassembled and then fifteen miles south. The original Arch Hall now sits on a 140-acre site overlooking Belmont Bay on the Mason Neck peninsula, Fairfax County. Today's Arch Hall condos are sited seven blocks south of the church George Washington's family attended and just inside what were once the original boundaries of the District of Columbia in Old Town Alexandria. The brick walled courtyards have the feel of Old Town with modern conveniences inside the home.

Abingdon Row

Abingdon Row is a condominum community conveniently located in Old Town Alexandria VA near Montgomery Park, which has a dog park and lighted tennis courts. Abingdon Row is just a few blocks from the George Washington Parkway and bike trails. With a similarly close circle of conveniences are such needs as a Washington Sports Club, Trader Joes, Giant, an ABC store, and several very nice restaurants.

The Braddock Road Metro station about a twelve minute walk from Abingdon Row, but many commuters might find it more convenient to grab the bus at Rt. 1 and ride into Crystal City or the Pentagon. Reagan National Airport about 7 minutes from Abingdon Row by car. If you drive to work, downtown DC is 10 to 15 minutes away depending on traffic. The shops and tourist areas of King Street and Market Square are about 10 blocks away.

Abingdon Row fits well with Old Town because the architecture preserves the best of colonial stylings with brick exterior and neo-classical columns. Keystones over arched windows and iron-railed terraces provide finishing touches on a design that echos the best of the 18th Century.

Abingdon Row interior

Although the exterior of Abingdon Row is styled like Old Town Alexandira, the interior is styled like the Carlyle District. The interiors are open, spacious with modern stylings featuring kitchens of granite and stainless steel. The flooring is a smart mix of hardwoods in the living areas and carpets in the bedroom. As you might expect condos here have full-size washer and dryers. Most condominium homes at Abingdon Row have balcony, patio or roof deck some with views of the Potomac and National Harbor.

The condos here are one bedroom, two bedroom and three bedroom units. Although there are only 53 residences at Abingdon Row there are over thirty different floorplans! These condos are scaled from a modest 720 square feet to a very generous 1,900 square feet layout. Abingdon Row has secure underground parking (a true luxury in the tight streets of Old Town). Most of the parking in the garage is unassigned, but a few units have reserved spaces.

Jones Point Park is owned by the National Park Service and it's 52-plus acres compise the largest open space in Old Town Alexandria VA. Jones Point is located on the Potomac River near the Woodrow Wilson Bridge in the southeast corner of Alexandria, Virginia. Jones Point is a nice place for a walk or picnic by the Potomac and is popular with Alexandria's bird watchers, dog owners and history buffs. In addition to open green space and river banks, Jones Point offers

  • two large soccer fields,
  • picnic areas with picnic tables,
  • walking and biking trails,
  • garden plots for rent,
  • two fishing piers built over two old ship ramps,
  • and a large ship dock north of the bridge along the river.

Jones Point LighthouseAlthough the National Park Service owns Jones Point Park, the Alexandria Department of Recreation, Parks and Cultural Activities manages the park. The parks custodians strive to preserve and showcase the 9,000 years of human history evidenced at Jones Point. Recognizable touch-points like Jones Point Lighthouse from the middle of the 19th Century are found here along with artifacts from Native Americans and colonists from the early days of European settlement. During the first World War, Jones Point was an important shipbuilding site and remnants of that abandoned heritage are unearthed for visitors to see.

The survey stones placed here under the direction and guidance of George Washington after 1790 mark the original boundaries of the District of Columbia. The land which George Washington surveyed for the Federal City was within the capital boundaries for 45 years, from February 27, 1801 until September 7, 1846, when Alexandria was ceded back into Northern Virginia by Congress.

Jones Point Park is very accessible for residents of Old Town Alexandria, Ford's Landing, Porto Vecchio and Bearings South.

Royalton condos

The Royalton is located at the intersection of Duke St. and Holland about a block and a half from the King St. Metro in Alexandria VA. These condominium residences are strategically located in the shadows of the George Washington Masonic Memorial where the Carlyle District meets Old Town. The Royalton is located in the same building as the Whole Foods Market, so it's sited at a paragon of convenience. The Carlyle District and Old Town in Alexandria VA are home to some of Northern Virginia's best restaurants.

Take a trip down the Yellow Line and it's easy to see why Old Town Alexandria is a tourist destination in and of itself. The Royalton is just two blocks from King Street and the trolley on King St. The trolley provides a free lift for all from the King St. Metro to the Potomac River. Passengers, day-trippers, local and tourists hop on and off every few blocks to check out shops and restaurants that line King St.

One of the busiest intersections in Old Town Alexandria VA occurs where Prince St. crosses Washington St. This intersection is dominated by a memorial of the U.S. Civil War. Over the years, and on several occasions, drivers have crashed their vehicles into the statue. As a result some folks filed petitions to have the memorial moved. But the statue has not moved and remains a fixture in Alexandria.

I doubt the statue ever will be moved because of the historical significance of the statue's location. In 1861, at the place where the statue now stands, the sons and fathers, brothers and men of Alexandria gathered to pick up arms against the Union. After the Civil War, the surviving veterans formed a chapter of the United Confederate Veterans. Together members of the organization commissioned a memorial for their fallen comrades. The statue's design depicts an unarmed Confederate soldier at Appomattox. The soldier's head is bowed as he observes the Confederate surrender. The statue was dedicated on May 24th, 1889.

The George Washington Parkway is one in the same with Washington St. as the Parkway passes through Old Town, and thus the Parkway, and some of Old Town's heaviest traffic, passes the statue. As originally planned, the Confederate Statue was surrounded by a fence and ornamental gas lamps, but by 1923, motor vehicles and electric lights caused a change in design. The traffic continue to increase on South Washington Street and 1932 when construction of the Parkway was completed, the grounds surrounding the statue were paved over. The pictures below depict the statue as it looked prior to the completion of the GW Parkway at a time when motor vehicles were still relatively uncommon.

Canal Place condominiums

Canal Place is a great little community of brick garden-style condominiums located in Alexandria VA on the northern side of Old Town just off Pitt St. The community is composed of 7 three-story buildings with a total of 120 units. Between the buildings you'll find gorgeous well-manicured gardens.

Canal Place courtyard

Most condos at Canal Place have either a fireplace, patio or small balcony. The architectural detailing on these balconies and patios is intriguing and little upscale.

landscaping at Canal Place

I took this picture while the landscapers were busy tending the lawn. The bag is filled with clippings. By the time they were finished the place was absolutely perfect. Canal Place, like many other condos, is also readying its pool this time of year.

Canal Place is priced slightly higher than other similar communities like Belle View, or Harborside or Potowmack Crossing because all units at Canal Place are equipped with a washer/dryer. The grounds are beautifully kept and the location is surrounded by some of the nicest homes in Old Toww.

These are the gardens of the Carlyle House in Old Town Alexandria in Spring of 2009. We stopped by to visit because it's a great time to catch the flowers at their height. The weather was perfect, the crowds were very light and these pictures don't really do the gardens justice. The gardens are insteaded to be some what accurate historically but they don't have any fruit trees, something which a colonial garden undoubtedly would have had.

This azalea bush was on fire. The foundation of the Carlyle House in the back of the photo gives texture and contrast to the blossoms.

At the foot of a crepe myrtle these lemonade colored flowers are in full bloom. The smell of nectar and the perfumes of flowers filled the entire garden.

I highly recommend a visit to this special place at the Carlyle House in Old Town Alexandria VA.

Carlyle House

Spring is at its zenith and so are the blossoms at the Carlyle House in Old Town Alexandria.

Julie and I stopped in to tour the gardens and I took a number of pictures. The Carlyle House is a historic piece of Alexandria's colonial heritage and is a must see if you're in Alexandria VA. I personally think the house is a little more impressive than George Washington's Mount Vernon. The tour starts in the basement below the house and explores nearly every room in the finely-crafted and meticulously restored structure. John Carlyle was a contemporary of the likes of George Washington, Lord Fairfax, Henry "Lighthorse" Lee and General Braddock. This house is a key part of Alexandria's colonial heritage and revolutionary past.

The tour starts with a slick-production that explains who John Carlyle was and why he is a person of interest. In this video presentation, paintings, computer-generated scenery and historians provide context and background for the Carlyle House and John Carlyle.  My only regret on this tour was that we had the last tour at 4 pm on a Spring Friday, so the guide seemed to rush us through the house. He told me he was one of the authors of the history books on sale in the shop, but they had close the shop and I didn't catch his name.

The dogwood is Virginia's state flower rocks gently in the spring breezes on the north side of the Carlyle House. This side of the building is surrounded by a wall of brilliant white dogwood blossoms.

These pictures really don't do the blossoms justice but they hopefully they'll inspire you to visit the gardens before spring is gone.

Behind the Carlyle House is a mixture of formal and informal ornamentals, flowers, flowering trees and bushes.

This is a remarkable little enclave found right at the heart of Alexandria. It's just two blocks from the waterfront and only block from King St. and a public parking garage. These photos only touch on the beauty of the gardens at Carlyle. Check out these photos for a close look at the blossoms that are found here.

Sailing Club of Washington

One of the great things about life in Alexandria VA is the proximity to two public marinas: one at Belle Haven and the other at Potowmack Landing north of Old Town. I have always wanted to sail, and yesterday Julie surprised me by signing us up for a social sail with the Sailing Club of Washington.

sailing

The Sailing Club of Washington is a group of over 400 people that includes a mixture of folks who have never sailed but want to learn and old salts who've been sailing for years along with those who simply enjoy socializing with other sailing enthusiasts. The Sailing Club of Washington (SCOW) is a 501(c)(7) organization (a social club) that was originally chartered on July 12, 1966 "to provide the membership thereof with the opportunity and instrumentalities to become expert in the art of sailing for their individual and mutual education, benefit and enjoyment."

Tango II on the water

This boat used to be a club boat, but it's owned by a member who still shares it with the club. The Sailing Club has six boats:

  • four 19' Flying Scots;
  • two 25' Catalinas

The boats are kept at the Washington Sailing Marina just south of National Airport. SCOW offers classes, individual use of our boats, club sponsored activities and a place for sailors in the D.C. area to come together and enjoy the sport and recreation of sailing.

Jules on the way to the boat.

We were excited as we prepared to board the vessel. It was a short walk along the dock and then we boarded.

National Airport is visible behind us. The winds were light and steady, perfect for beginners.

sailing on the Potomac

There were several other vessels nearby, most were sailors but there were a few flat-bottom fishermen out as well.

Will Nesbitt

After we were underway, the skipper let me man the tiller! What fun! I had to make sure that we caught the right wind, without hitting posts or other boats.

I'm at the tiller on the Potomac

Julie snapped a couple of pictures of me having a blast.

Preparing to tack

Eventually the sun started to set and it was time to head back to port.

What a great club! I can't endorse this activity enough. The fees are reasonable, the company was pleasant. And I really like sailing.

Sunset on the Potomac

We'll be back another day.

Prescott condos

Prescott condominiums are located in the heart of Old Town Alexandria near the crossings of Cameron, Henry and North Fayette streets. The design of Prescott condos recreates early 1900 architecture in the form of Queen Ann style of row houses. Prescott offers an interesting contrast of exteriors that harken back more than a century and the best of modern interior design.

That design includes a designer kitchen with stainless steel appliances, 42 inch Maple cabinets and granite countertops. The units feature a nine foot ceiling in all living areas with thick hardwood flooring in the kitchen, foyer, living and dining rooms. The windows already have designer blinds installed. The foyer, living and dining rooms are nicely trimmed with two-piece crown molding. Closets feature wood shelving and all doors have brushed chrome hardware.

Old Town is a wonderful place to live, but in 1900 homes weren't pre-wired for cable, Internet and ceiling fans. The Prescott has this and recessed lighting in kitchen and dining room. Many units have spacious walk-in closets.

The bathrooms have ceramic tile in all baths with Corian vanity countertops with integral Corian sink and Kohler plumbing fixtures. Of course, the washer and dryer are in the unit and the rooms bedrooms have wall-to-wall carpeting.

Units have aluminum clad, double hung, tilt in, insulated windows with simulated true divided lights. The rooftop terrace with patio furniture and gas grill is a great way to get away and enjoy views of Old Town. Parking is always at a premium in Old Town but these units have underground parking space included with controlled access to garage, elevators and lobby.

New to the Area?

This is an update on an old article I put together for people who are brand new to Northern Virginia. Because of the many employment opportunities and because of the pleasant nature of the city of Alexandria, Alexandria often and consistently rates as one of the nation's best cities. If you're brand new to the area, it's hard to know where to start when looking for a home or residence. There are TOO MANY CHOICES.

Before you can find your house you have to find your neighborhood. Before you find your neighborhood you have to find your way around the city. For this reason, a quick description of the components of Alexandria is helpful.

Penthouse at Carlyle Towers

Old Town

Old Town (sometimes called Olde Town, Old Towne or Olde Towne) is the heart of Alexandria. As the name implies, Old Town is the oldest part of the city. Alexandria was a port in colonial times owing to its location along the Potomac. These days Old Town is found just inside the Woodrow Wilson Bridge and then north toward Reagan National Airport. Old Town is served by the King St. Metro and the King St. trolley. With over 100 restaurants, shops, boutiques, coffee shops, ice cream houses and more, Old Town has both a small town, upscale and touristy feel. For most folks there is a bit of prestige attached to an Old Town address. There are two high rises near the waterfront at the Alexandria House and Port Royal. Old Town Alexandria has many townhouses, row houses and a smaller number single family homes. Click Old Town to search listings of properties in Old Town Alexandria.

Old Town Alexandria

Del Ray

Although its history doesn't stretch to the colonial days, Del Ray is another relatively old neighborhood. Del Ray was founded in 1894 as a "streetcar suburb" to Washington, DC. Most of Del Ray was built from the 1890's to the 1950's and retains that small town charm despite being so close to the center of the universe. Quaint streets with brick or stone homes are found on streets that branch off from Del Ray's arteries.

At the heart of Del Ray is the main street: Mount Vernon Avenue. This where you'll find a hometown mix of shops, restaurants and hardware stores. Braddock Road metro serves Del Ray and condos such as Colecroft Station are available here.

Click Del Ray for a map of Del Ray and for listings of properties for sale in Del Ray. Or, click Del Ray for listings for sale in the Del Ray subdivision of Alexandria.

Arlandria

As the name implies, Arlandria at the border of Alexandria City and Arlington County. Arlandia is just north of Del Ray at terminus of Mount Vernon Avenue. Some residents also call this neighborhood Chirilagua. Arlandia has many small shops and restaurants.

Click Arlandria for a map of the general area and to search properties listed for sale in Arlandria.

USPTO in Alexandria VA

Eisenhower Valley

The Eisenhower Valley describes the area found along Eisenhower Avenue. At the western end of Eisenhower Avenue one will find warehouses and businesses such as FedEx and UPS who appreciate easy access to the Interstate. Click Eisenhower West to search property at the west end of Eisenhower, near the Van Dorn Metro station.

On the east end, where Eisenhower Avenue approaches Old Town, you'll find the United States Patent & Trade Office and the high-end high-rise neighborhood of the Carlyle District. The USPTO is a complex of five buildings that accommodate more than 7,000 federal employees. Residents of the Carlyle District have easy access to the Hoffman Town Center at the Eisenhower Metro. The Carlyle District is an intriguing place to live because it's so close to the charm and amenities of Old Town, but is new and modern. Click Eisenhower East to find properties listed for sale here.

West End

Like the Eisenhower Valley, the West End of Alexandria is a mixed bag. Condos and high rises abound in "Condo Canyon" near Landmark and Lincolnia. But development from the 1950's and 1960's is also found tucked on side streets and around unexpected corners. The homes around and near Seminary Road are regarded by many as stately and highly desirable. Another interesting neighborhood in the West End is Cameron Station. Cameron Station is a newer development of townhouses and condos, but the stylings and architecture imitate the best of Old Town. Cameron Station is relatively close to both Landmark Mall and Old Town.

The West End is well connected to Washington DC via I-395. The West End is the newest and largest part of the city. The West End has a diverse selection of restaurants and shops as well as Landmark Mall and several fine hotels. Fort Ward Park and Museum is found in the West End of Alexandria.

Click West End for a glance at what's for sale and to see a map of the West End.

Fetch

Fetch is a pet store in Old Town Alexandria that sells gourmet doggy-treats and other high quality gourmet goodies. I thought it would be fun to take my dog Foxy on a field trip to Fetch and the bakery that makes these gourmet doggie biscuits.

Foxy at River Towers

Foxy was eager to leave River Towers on her big adventure, even if she didn't know where she was going.

Foxy in the car

So we jumped in the car and took her around the corner to Old Town Alexandria VA.

Foxy's Pit Stop

Once we were in Old Town, Foxy decided to read the doggie-newspaper. One can learn a lot from a green patch on a brick-sidewalk.

Foxy approaches Fetch

Then it was off to Fetch and to see Marion.

Marion and Foxy

Foxy is Marion's adopted grandbaby. Marion always greets Foxy with a big hug and lots of kisses.Foxy loves the cookies at Fetch, but she was soon distracted ... she saw trouble coming.

Foxy and Magnum

Yep. Trouble at least that's what Foxy calls that adorable Jack Russell Terrier named Magnum. Magnum wanted to play, but Foxy didn't like sharing Marion's attention. Foxy's not on the man-hunt and had no interest in Magnum.

Xanadu Bakery

So we left town and headed to Beltsville, where they bake the Zanadu cookies sold in Fetch and Chateau Animaux.

Painting at Xanadu

The art work at the bakery was wonderful, but Foxy wanted to see where the action took place.

cookie cutters at Xanadu

She toured the bakery and found that everything is human grade, made with great loving care. Here's the cookie cutter.

Foxy working

She grabbed a green tea and cookie and they put her to work, bagging and labelling cookies.

waterfront parkAlexandria's history as a colonial seaport is well-known in the area, and is one of the reasons that this city to calls to visitors from around the country and around the world. Alexandria's seaport was once a bustling place of industry and commerce, but the cargo ships and packets from foreign seas are long gone now. Today, Alexandria's waterfront is geared more toward the pleasant than the practical.

Where the Water Meets the the Road

At the end of King St. where the road meets the water, there are brick walkways and wooden decks. Plenty of benches and gazebos are there and in the evenings this is a place to find street musicians and other performers practicing their craft before wandering walkers .

In the left side of this picture is the Torpedo Factory, an Alexandria landmark. The Torpedo Factory was what the name implies: an edifice dedicated to the construction of naval weapons of war. But as the industry's needs grew beyond the space here on the Alexandria waterfront, the building was repurposed as an art and crafts center. The building now houses a good many artists is is a wonderful place for tourists and residents alike to visit.

The Torpedo Factory

The Torpedo Factory and the waterfront are very close to the Torpedo Factory condos---high end condos in Old Town. For a list of prices and to check the availability of condos click the Torpedo Factory Condos. If you're interested in searching condos, townhouses and houses around Old Town you might find this post useful.

Metro Access

Among other things, the waterfront at Alexandria is nice because it's metro accessible. Simply take the Metro to King St. Station and then ride the free trolley to the Waterfront. The trolley is a service of the City of Alexandria for visitors and residents. It's a fun and easy way to make your way across Old Town.

charthouse at Alexandria

The story of Alexandria, especially Old Town, is rich in seafaring traditions. Alexandria is not really a great seaport anymore but yet and still many seagoing vessels---including pleasure boats, cruise liners, transport ships, tour ships and ships of war---ply the waters of the Potomac River and some of these vessels dock at the Alexandria Waterfront. Additionally, when the weather warms it is not uncommon to find thousands of residents and visitors can be found along the waterfront.

Because Alexandria has citizens and mariners in harms way, the the City of Alexandria Fire Department has developed the Marine Operations Team. to assist in the protection of citizens and mariners who use the various waterways in and adjacent to the city either for business or recreation. The City of Alexandria Marine Operations Team consists of 24 members and a Team Leader (Battalion Chief) trained and training as Marine Firefighters, Swift Water Rescue Technicians, Lifeguards, Boat Operators and Crewmembers.

Shown below is the Fireboat 201 Vigilant---a Class 'C' fireboat equipped with a 1500 gpm PTO pump and a full compliment of equipment as required by NFPA 1925. The Vigilant is a swift vessel capable of speeds greater than 40 knots. When needed, paramedics are deployed aboard Vigilant to give the vessel an Advanced Life Support capability.

The city also deploys two Zodiac all-weather inflatables are used by the Marine Operations Team to gain rapid access to persons in distress in the marine environment. They can also be utilized to assist members of the Hazardous Materials in deploying booms. toward Woodrow Wilson Bridge

The Alexandria House is located a few blocks from King St. on Madison St. in Old Town Alexandria between the waterfront and the Washington St. This towering landmark of a building boasts broad wrap-around balconies with views of the Capitol, National Airport, Old Town and the Blue Ridge Mountains. This condo complex is in a spectacular neighborhood, but to me anyway, the real appeal of the Alexandria House is the balconies and the views.

Alexandria House condos

I have collected some snapshots to represent the views from these condominium balconies.

This is a view from the northeastern side of the building about 20 floors up. The view is over the north end of Alexandria toward the Blue Ridge Mountains. The high-rises of Arlington are easily visible to the naked eye but in this picture Arlington is just a few bumps near the horizon on the right.

George Washington Many think the George Washington Masonic Memorial is one of the most important memorials we have in the United States of America. Locals call the monument the Masonic Temple or more rarely the Alexandria Lighthouse. The building is located near the King St. Metro.

George Washington was more then just the first president of the United States, he was a man who promoted righteous virtues, a willing nature to fight for his beliefs. As one of our founding fathers, George Washington built this country with his vision of what America should strive to be.

The George Washington Masonic Memorial is a tribute to George Washington the man and the mason. Thus, the building reflects the democratic principles of George Washington by referencing the architectural style of ancient Rome and Greece. The edifice appears as a lighthouse, mimicking the architecture of the ancient Lighthouse of Alexandria. And high atop Shooter's Hill it dominates the Alexandria Skyline. But inside the building are many interesting rooms and site.George Washington Masonic Temple in Old Town Alexandria

There are nine different floors in the edifice, each offering something different to the public. The first floor is the Grand Masonic Hall which can be used for lectures and meetings. The entire tower is supported by 8 granite Doric columns.

Also located on the first floor is the Shrine Exhibit. The Shriners of North America is an international fraternity which supports the Shriners Hospital for Children. The Shriners core beliefs are brotherly love, truth, relief, and fun. With over 375,000 members world wide, the Shriners have made a tremendous positive impact in children's lives for many years. The Shrine exhibit dates back to 1876 and depicts Presidents of the Shrine fraternity, 191 Shrine Temples, and one wall in the room symbolizes the pilgrimage to Mecca and the Shriners striving for perfection.

The "Shriners Hospital for Children" Room commemorates the work of Shriners every where in support of the Shriner Hospital for Children. In this room, there is a large white statue of a Shriner holding a little girl in the left arm and holding her crutches in the right hand. This room also houses an animated model of the Shriner parade.

The Independent Square Room, also on the first floor, contains a replica of Independence Square which is located at the Philadelphia Shriners Hospital.

The building's first floor is home to the George Washington Memorial Theater. This grand theater provides a wonderful setting for cultural events and still includes and original painting of George Washington painted by Hattie Elizabeth Burdette over looking the center of the stage.

Among other things, the second floor is home to the Alexandria-Washington Lodge No. 22 and home of Andrew Jackson Lodge No. 120. (I've actually visited both of these lodges as I am a member of the nearby Pride of Fairfax No. 298.) The Replica Lodge Room is a replica in every detail from 1802, paintings, furniture, and so on. There is also Washington's bedchamber clock which is set at the time 10:20pm, Dec. 14th, 1799, the precise time of his death.

On the second floor, the Memorial Hall features a large bronze statue of Washington, a mural on the north wall shows George Washington and his troops at Christ Church in Philadelphia. On the south wall is another mural dating to September 18th 1793, laying the cornerstone of the United States Capitol.

The third floor has the Grotto Exhibit---a social organization of Master Masons. The initials M.O.V.P.E.R. (The Mystic Order of Veiled Prophets of the Enchanted Realm) are displayed over a single chair.

The fourth floor has the George Washington Museum which displays, paintings, relics, prints, and historical documents. Another impressive statue of Washington towers in the museum.

Murals from the Masonic Temple in Alexandria

The fifth floor takes us to the Royal Arch Exhibit which includes a painting by Allyn Cox of ruins of Kings Solomon's Temple. Also, a reproduction of the Ark of the Covenant.

The city of Alexandria in Virginia has a rich history that spans over a century and is home to The Lyceum. The Lyceum was built in 1839 and was founded by a group of gentlemen who formed with the Alexandria Library Company. Over the years the Lyceum has served many purposes.

Lyceum

Before the Civil War, the Lyceum was a cultural center in Alexandria but this was ended when the war came to the city. During the Civil War, the Lyceum was a hospital by the Union Army. It has been an office building, a private home, and was the nation's first Bicentennial Center. In 1985 The Lyceum became Alexandria's Historical Museum.

Now The Lyceum can be rented for many purposes such as concerts, lectures, school programs, volunteer functions that the whole community can participate in, and also weddings.

The outside of the building is in the Greek style form of architecture which gives The Lyceum a distinct look. For tourists who plan to visit The Lyceum there are many historical memorabilia items which include the Civil War, documents, antique silver, photographs, furniture, and 19th century stoneware. The Lyceum was intended to be the cultural center of Alexandria and now it has returned to its former prominence.

The Lyceum is a very charming place and anyone who would like to visit will not be disappointed. The Lyceum is at the heart of Old Town Alexandria and is a charming and wonderful place to live.

Sunday morning at the Alexandria Train Station

The King St. Metro is a great station for commuters, day-trippers or tourists. Near the Metro, one will find many interesting things to fill an afternoon, an evening or an entire day.

Small Metro Map

The King St. Metro serves both the Yellow and Blue Lines. It is a hub for many bus routes and the King St. Trolley. Most hours there are cabs waiting at the station to serve as needed.

In addition, this station links the Virginia Railway Express (VRE) and Amtrak to the Washington Metro Transit Authority. There are a variety of fun things to do here, just a few blocks from the new Patent and Trademark Office.

Lighthouse at Alexandria

The King St. Metro stops at the foot of the Shooters Hill, the location of the "Alexandria Lighthouse" (aka the George Washington National Masonic Memorial.) The King St. Metro stops at the foot of the hill where King St. veers away from Old Town. From the Memorial, and from the Metro, one can look down King St. toward the Potomac to the unique shops, boutiques, restaurants, nightclubs and activities of Old Town Alexandria. The area has some of the shops you would expect in an upscale mall, but many of shops and restaurants you'll find only here.

African Americans have been an important part of the Alexandria's history and vibrant community back to the city's founding in 1749. Both as slaves and as free men, African-Americans have contributed to the city's tapestry of life benefiting the community of Alexandria with rich economic and cultural contributions. Alexandria was a key city during the US Civil War and though Robert E. Lee is one of the city's sons, the city was quickly occupied by the Union and remained in Federal hands through-out the war.

After the war the city was segregated but a defining moment in the history of segregation in Alexandria occurred in 1939 when five young African-American men staged a "sit-in" at the city's segregated Queen Street Library. The young men brought focus to the issue of the inequality of educational opportunities and as a result Alexandria built the Robert Robinson Library in 1940. This library was used by African-Americans until desegregation in the early 1960's. Today, that structure is a foundational element of the Alexandria Black History Museum.

In time, additional sites were added to the museum. At the eastern bound of the Carlyle District one will find the Alexandria African American Heritage Park. Next door to the Museum, the Watson Reading Room houses a non-circulating collection of books, videos, documents, and periodicals on African-American life and culture.

The African American Museum is a source of pride for all Alexandrians. The museum has a calendar of events and rotating exhibits, so check back even if you have already been to the museum. From Benjamin Banneker in Alexandria's earliest days, to Dr. Albert Johnson to Samuel Wilbert Tucker during the Civil Rights Movement, Alexandria is a focal point in that courageous and audacious journey that led to the diverse, vibrant and prosperous Alexandria of today.

The Atheanaeum in Old Town AlexandriaLocated in the heart of Old Town Alexandria, The Athenaeum is home to the Northern Virginia Fine Arts Association (NVFAA). Constructed between 1851-52, the Athenaeum is a Greek revival building with a rich history. The building is named after the Greek Goddess of wisdom, Athena. Over the years The Athenaeum has taken many names and was used for many functions. Together with the Lyceum, the Athenaeum is a foundation of Alexandria's Greek neo-classic buildings.

The building has a long history of use in Alexandria. Before the Civil War, Robert E. Lee banked here, when the building was known as the Bank of the Old Dominion. During the Civil War it was occupied by Federals and home to the Union Army Commissary Headquarters. In 1905, the bank was converted from commercial to industrial purposes. The building was used by the Stabler-Leadbeater Apothecary Shop as a place to grind talcum into powder. In 1925, the talcum factory became the Free Methodist Church.

NVFAA purchased the Athenaeum in 1964. Since then, restorations have taken place using the funds from the members of the NVFAA and the National Park Service Save America's Treasure Grant.

Recent art exhibits include Song For Europe by Mark Cameron Boyd is participatory installation using his signature "text bisection" process on a series of chalkboards to address four different languages from European origin such as Greek, Latin, French, and English. This exhibit is on display from August 16th - September 21st.

Music is another art form featured at The Athenaeum. Up and coming:

  • September 11th - Tom Dews with Patricia Cooper.
  • October 9th - Lori Grigsby & Sandy Moyer with Patricia Cooper
  • December 11th - BumpKin Pie

Old Town (sometimes called Olde Town, Old Towne or Olde Towne) is in my opinion the heart of the city of Alexandria. As the name implies, Old Town is the oldest part of Alexandria, a port in colonial times. Old Town Alexandria is found along the Potomac, just inside the Woodrow Wilson Bridge and then north toward Reagan National Airport.

In addition to historical sites, Old Town is a walkable warren of specialty shops, bakeries, ice creameries, restaurants and nightlife.  It is a melting pot of colonial ambiance and international cuisines.  Alexandria has hundreds of restaurants and nightlife to suit any tastes. Porto Vecchio on the Potomac at Old Town Alexandria

Porto Vecchio Condominiums are located on the George Washington Parkway at 1250 South Washington Street at the edge of Old Town Alexandria. These condos at the edge of the Capitol Beltway bring a touch of the Mediterranean to the colonial seaport that is Old Town Alexandria.

Porto Vecchio is named after a famed port in Corsica. True to its namesake, this mansard-roofed complex looks like very much like a seaside villa transplanted to the Potomac. Terraces and colonnades present a elegant European styling which is uncommon in Alexandria.

Built in 1983, Porto Vecchio is a mid-rise that houses 125 units. The strategic location of Porto Vecchio lends to spectacular views from most units. Depending upon the location in the complex, your unit can have views of Belle Haven Marina and the tidal marshes of the Potomac, the wide expanses of the Potomac and the Woodrow Wilson Bridge, Old Town Alexandria, or Belle Haven Country Club. A few of the most exclusive units enjoy several of these views. As part of Porto Vecchio's continued commitment to excellence, the building's exterior is currently undergoing renovations.

Typical Porto Vecchio units feature open floor plans; updated and renovated kitchens; separate dining rooms, wood floors; whirlpool tubs; and one or two spaces in the underground parking garage.

Ramsay House Old Town AlexandriaScottish Merchant William Ramsay's built his now famous house in 1724. Many believe that the house was constructed in Dumfries but nearly 15 years the structure was barged up the Potomac River to its present location on King St. in Old Town Alexandria. One reason for this belief is that the building was built in 1724, but Alexandria was established in 1749.

William Ramsay was Alexandria's first postmaster and the city founder. His residence was opened as a Visitors Center in 1956. Today, the Ramsay House offers much for visitors and residents of Alexandria. Stop by to view an orientation video, or to pick up maps and brochures. At the Ramsay House, one can make reservations, view foreign translations of materials. At the Ramsay House, one can purchase tickets for special events and for Mount Vernon.

Seasonal walking tours, "Footsteps to the Past" depart from the Ramsay House. This so-called "ghost tour" guides visitors through Old Town telling the tales of ghosts and local hauntings. The tour treks through about 6 blocks of Old Town's most beautiful streets. This is a fun way to learn more about the history of Old Town Alexandria.

George Washington Many think the George Washington Masonic Memorial is one of the most important memorials we have in the United States of America. Locals call the monument the Masonic Temple or more rarely the Alexandria Lighthouse. The building is located near the King St. Metro.

George Washington was more then just the first president of the United States, he was a man who promoted righteous virtues , a willing nature to fight for his beliefs.

But inside the building are many interesting rooms and site.

George Washington Masonic Temple in Old Town Alexandria

The fifth floor takes us to the Royal Arch Exhibit which includes a painting by Allyn Cox of ruins of Kings Solomon's Temple. Also, a reproduction of the Ark of the Covenant.

Residents and visitors know that Old Town Alexandria is a special place. Old Town Alexandria is at once colonial and Port Royal entryhistoric, a seaport and city, urban and chic. Old Town is home to many shops, restaurants, boutiques and coffee shops. Much of Old Town is filled with elegant brick townhouses and rowhouse houses. Some of these (Abingdon Row for example) are new. But many are historic.

Another thread in the tapestry of Old Town are the high-rises near the waterfront at the north end of Old Town. is the condominiums on N. Pitt Street known as Port Royal. From the 16 floors of Port Royal one will find some of the best views in Old Town. The rear of the building overlooks the Potomac and the flight approach to Reagan National Airport. The lobbies and common areas of the building are well-maintained and pleasant.

Oronoco Bay Park is a 4.5 acre Alexandria City park is located on the Potomac River at 701 North Lee Street. It has many entry points, the most obvious are at either the Madison or Pendleton Streets entries or from the Wythe Street Plaza. The plaza entry is approximately in the center of the park and there is also a sidewalk entry with trees and turf area between the Sheet Metal Workers of America building and the United Way building.

Oronoco Bay Park

The park was once known as "Texaco Bay" and before that it was owned by Standard Oil Company which was owned by John D. Rockefeller. However, the City acquired the property (and changed to Oronoco Bay Park) in the early 1980's. Historically, the Alexandria area was inhabited by Indians when Captain John Smith sailed up the Potomac in the mid 17th Century.

The park host several festivals and events including the annual "Red Cross Waterfront Festival"---the largest Red Cross fund raiser in the United States. Private concerns may reserve and rent the park for their events as well.

This park is part of the linear park system along the Potomac. People can walk, jog or bike along the river path and enjoy the many sitting and picnic areas. There are wooden sun decks out into the river and a wooden boardwalk path that connects the path to the point where the bay and river meet near the Rowing Facility building.

Marina Towers from the Potomac

Marina Towers condominiums are located on the northern end of Alexandria, just outside Old Town along the George Washington Parkway. The property is situated on the banks of the Potomac with views to bald eagle nesting sites on one side and the city skyline at the other side. The Towers peer over the Mount Vernon Trail. Residents can use the trail to walk to Old Town and it's many shops and boutiques, or can follow the trail towards Reagan National Airport, Potomac Landing Marina and Washington DC.

fitness center at Marina Towers

Marina Towers is positioned to take maximum benefit from the river. The community fitness center looks toward the river. The pool is just above the trail and Potomac. At the water's edge, the community has a gazebo bar and picnic area. There are no additional fees to use these facilities for residents.

There are approximately 500 residents at Marina Towers, a tightly knit community. The residents think of Marina Towers as "Paradise on the Potomac." Former association president William Mattison coined this term to describe the building’s location, but more importantly to describe the community spirit residents share. Marina Towers residents have worked together at times to on my community affairs, events and efforts such as community barbecues, river clean-up efforts or the send-a-kid-to-camp campaign.

In addition to it's proximity to Old Town, Marina Towers has very easy access to the shops of Potomac Yards. It's location on the GW Parkway is supported by Metro bus, but there is currently no walkably close Metro station for Marina Towers. Marina Towers residents can easily drive to DC, Rosslyn, the Pentagon and Ballston at all hours.  Rush hour has little impact here because of Marina Tower's strategic location.

Parking can be a bit of a hassle, especially in touristy areas along King St. Therefore, a great way to explore the area is to take the Metro to King St. and then hop a ride on the King St. Trolley. The trolley runs its route from 10 am to 10 pm every day. A printable map is available for those who know nothing about the area.

There is no charge to ride the trolley and it makes stops about every two blocks between the King St. Metro and the Potomac.

Today it is a world-renowned art center with three floors of open studios and galleries. Here, one can observe artists and purchase original artwork. The Torpedo Factory is on the waterfront where street musicians and entertainers play nearly every night.

The King St.

Old Town Alexandria was a Colonial seaport. It is located down-river and within eyesight of Washington DC. Alexandria was George Washington's hometown. The city's roster of historic sites underlines how historically influential it has been. Thomas Jefferson entertained at Gadsby's Tavern; Robert E. Lee worshiped at Christ Church.

The Old Town district includes more than 4,000 historic buildings, outstanding examples of early American architecture that now house small businesses and gracious homes, all waiting to give you a modern welcome. Old Town is characterized by brick sidewalks that line historic structures. Elegant modern structures are carefully planned to fit with the feel of Old Town.King Street Trolley

Real Estate in Old Town is generally pricey and prestigious. Parking can be a bit of a hassle, especially in touristy areas along King St. Therefore, a great way to explore the area is to take the Metro to King St. and then hop a ride on the King St. Trolley.

Old Town is a great place to live with historic properties, condominiums, garden-style condos, townhouses and houses. Check here to search available property:

One of the many intriguing things about life in Alexandria is Old Town's assortment of highly specialized trade associations. One of these is the American Academy of Otolaryngology-Head and Neck Surgery (AAO-HNS).

Ear Nose and Throat treatment and management is the oldest medical specialty in the United States. This specialty is practiced by otolaryngologists (pronounced oh/toe/lair/in/goll/oh/jists)---also known more commonly as "ear, nose and throat doctors". ENT physicians manage and treat patients with diseases and disorders of the ear, nose, throat and related structures of the head and neck. Counting more than twelve thousand otolaryngolosist as members, the AAO-HNS is the world's largest organization representing otolaryngologists.

The Otolaryngology Historical Society, a section of the AAO-HNS, was founded and dedicated to preserve the history of otolaryngology-head and neck surgery. This society is dedicated to the history of otolaryngology and to achieve that mission the society manages and administers the John Q. Adams Center for the History of Otolaryngology-Head and Neck Surgery.

Found on Prince St. in Old Town, the Adams Center has extensive library, archival, and museum collections to provide educational for the public and professionals alike. The center's collections chronicle and preserve the history of otolaryngology-head and neck surgery in the United States and Europe. One of the highpoints of the collection is the Rosalind N. and David Myers Hearing Aid Collection---a renown collection of ear-horns and an earpieces dating back to the earliest days of the specialty. The center also is home to many surgical instruments relating to medical procedures of the ear, nose, and throat as well as medical illustrations from the 17th and 18th century.

These and other artifacts, artwork and papers rotate regularly. The center is not just for eductional purposes but is also available for historical research. Rare books and manuscripts are collected here for that purpose but collected items that are in storage are available only by appointment.

The location is easily accessed via the King St. Metro. Parking in Old Town is sometimes tricky, but is available.

In 1669 John Alexander bought the land that became Old Town from an English ship captain. John Alexander paid the tidy sum of 6,000 pounds of tobacco. Almost twenty years later, the town of Alexandria was formally established in 1749.

Today, visitors, tourists and travellers alike come to Alexandria VA to taste the quaint colonial and historical feel of this city not far from Washington DC. It's a place frequented by historical figures like George Washington and Robert E. Lee. Even for those like me, who were born in Fairfax and who have lived for many years in Alexandria, one never tires of the rich heritage of Alexandria.

Maybe that's because there's always something to do in Alexandria. A bike ride or a stroll along the Potomac Waterfront is pleasant, or perhaps a boat ride on the river. There are more than a hundred restaurants in Old Town alone. Standard favorites such as seafood, steak or Italian are here, as well as ethnic cuisine from around the world. For a taste of the colonial try Gadsby's Tavern, where George ate.

Alexandria is easily accessed by Metro and free trolley. The King St. trolley passes antiques shops, art galleries, boutiques and shops.  Take a walking tour of Alexandria, or visit the Ramsay House to get a feel of Old Town.

With the new US Patent & Trademark Office, Alexandria's proximity to the Pentagon and DC and it's easy access to Fort Belvoir and Bowling AFB, every day more people discover why this is such a great place to live and work. I work, play and live in and around Alexandria VA. I'd love to help you find a place but doubt I can top the deal that John Alexander got when he paid 6,000 pounds of tobacco for his homestead. Today, that much tobacco might set you back $9000! The good news is that 6,000 pounds of tobacco will cover your closing costs for most condos in Alexandria!

With the election of our first African-American President, I thought it might be a good time to take note of Alexandria's Black History Museum.

Edward Stabler, Apothecary and AbolitionistThe Stabler-Leadbeater Apothecary Museum was opened by a Quaker pharmacist Edward Stabler in 1792 and is one of the oldest pharmacies in the country. Located on 105-107 South Fairfax Street Alexandria, Virginia in the heart of Old Town Alexandria. In addition to being a pharmacist, Stabler was dedicated to the abolition of slavery and the educational opportunities. Among other accomplishments, Stabler purchased many slaves for the express purpose of granting their freedom. Edward Stabler died in 1831, but his son continued to run the business for many years after.

This particular building served and survived through many important events in United States history such as the War of 1812. The pharmacy was of great importance during the Yellow Fever Epidemic of 1821, During the Civil War the apothecary furnished medicines for the Union. The pharmacy also served during the Spanish-American War of 1898, and World War I.

Finally, in 1933 the shop closed due to the Great Depression. At that time the contents of the shop were sold and the money that was raised was used to preserve the property as a museum. In 1939 the shop re-opened as a museum and 43 years later Stabler Leadbeater Apothecary Museum became a member on the National Register of Historic Places.

With over 8,000 objects, gold-leaf labels, hand-blown medicine bottles, pill rollers, show-globes, mortars, and pestles, the museum provides visitors with a wide, fantastic collection. The first floor is in the Gothic Revival style from 1835. The second floor names of herbs and medicine are in their original hand writing placed on the walls and shelving of the interior. The Apothecary is home to many important artifacts, journals, receipts, ledgers, and invoices, and also include many historical figures names in documents, Martha Washington, James Monroe, and Robert E. Lee.

The purpose of the Stabler-Leadbeater Apothecary Museum is to promote the history and educate people about the values of Edward Stabler. More importantly, the museum promotes a better knowledge of historic public health issues of the past. It was a center of daily life in Old Town Alexandria and as a museum the apothecary is still having an positive impact today.

Admission is $4.00 for adults, $2.00 for children. This museum is just one of the many features that make Old Town an attractive destination for tourists and a highly prized location for residents. Parking can be a hassle in Old Town, but this can be avoided by taking the Metro and the King St. Free Trolley, which stops near the museum.

The War of 1812 Re-enactment will take place at the Carlyle House Historic Park on 121 N. Fairfax Street in Old Town Alexandria on Saturday August 23rd, 10am-4pm.

On 1814, Alexandria surrendered to the British Royal Navy, commanded by James Gordon, and forced into paying a ransom of flour, cotton, tobacco, rum, and sugar. The capture of the city allowed the British to burn public buildings and lead to the fleeing of the government and President James Madison.

The Carlyle House, a fixture in Old Town, is a wonderful venue for such an event with over 250 years of history. Many Alexandria newcomers are unaware that the Carlyle District, home to the condos of Carlyle Towers at King St. Metro are named after this estate.

Abingdon Row

Old Town is known for its 18th-Century buildings and colonial architecture. Abingdon Row fits nicely into the look and feel of Old Town. Abingdon Row is newly constructed, but the design takes it cues from the historical architectural details that are common to Old Town's 18th century spirit. The columns and pilasters of Abingdon Row together with the arched windows and iron-railed terraces are all tied together by stately brickwork.

Abingdon Row is at the north end of Old Town. It's a place a few blocks off the main drag, so traffic there is little cut-through traffic. These condos are just a few blocks from the waterfront, Oronoco Bay Park and Founders Park.   The development promises (and mostly delivers) luxurious high-end condos in the heart of Old Town, Alexandria.

Abingdon Row was built by a family-owned real estate development company that specializes in innovative infill residential development. Before Abingdon Row, the Holladay Corporation had already built over 16,000 homes---including single-family residences, townhomes, condominiums, and apartments. An on-site visitor will quicky notice the attention to detail and the craftsmanship of the builders at Abingdon Row.

The common areas have all the amenities one would expect in a luxury development and a few pleasant surprises. The building has controlled access and reserved underground parking. Most homes include storage areas. The community rooftop deck is quite pleasant, as is the courtyard at the heart of the property.

The kitchens feature granite countertops, maple cabinetry and stainless steel appliances. A 30" gas range will delight the gourmet chef in your family. There are hardwood floods in the kitchen and on into the living room, dining room, foyer and kitchen. 9' Ceilings in Living Areas impart a sense of grandeur to the feel of the unit. Details such as recessed lighting, and fine two panel interior doors compliment the architectural styling that is Old Town, yet modern.

Each unit has its own high efficiency electric heat and air conditioning systems as well as a full sized washer and dryer. Selected homes have balconies, patios and rooftop decks.

Units vary in price based upon the number of bedrooms and upgrades and features such as the balconies.  The builder has a sales office on-site, but buyers have the right to select their own representation. Will Nesbitt of Condo 1 Alexandria specializes in condos in Alexandria, Arlington, Falls Church and Fairfax County.

Lighthouse at Alexandria

The King St. Metro stops at the foot of the Shooters Hill, the location of the "Alexandria Lighthouse" (aka the George Washington National Masonic Memorical.)

This structure is visible from miles around owing to its great size and strategic position atop the hill just outside Old Town Alexandria. The George Washington Masonic Memorial performs many functions. First and foremost, it is a Masonic Memorial, honoring and perpetuating the memory and character of a fellow mason, George Washington.

In addition this edifice serves as a tourist attraction and destination for many. The building hosts a research center and masonic library. The facilities can be rented for the purpose of community activities including performing arts and concerts.

The building houses banquets hosts celebrations. It regularly serves as a meeting site for Masonic and appendant Bodies. If you have never toured the building, it's an interesting and fun way to get a new perspective on Alexandria, Old Town and Masonry.

Located just south of Washington DC, the Duke at Old Town is a self-contained community within walking distance of world class shopping and boutiques, distinct and popular dining, and the culture of arts and attraction.

Gadsby of Gadsby's TavernOld Town Alexandria is famed for its quaint historical atmosphere. Englishman John Gadsby operated a tavern here from 1796 to 1808. In those days, the tavern was the hub of political, business and social circles in Alexandria. Thus, Gadsby's Tavern is an important part of the 18th Century heritage of today's Old Town Alexandria.

Today Gadsby's Tavern Museum is located on Royal Street, a few blocks from route of the King St. trolley. Admission is only $4 for adults and $2 for children. Children under 11 are FREE when accompanied by a paying adult. The museum consists of two buildings, a ca. 1785 tavern and the 1792 City Hotel.

While in operation, the tavern was the setting for dancing assemblies, theatrical and musical performances, and meetings of local organizations. Prominent patrons such as George Washington, John Adams, Thomas Jefferson, James Madison, and the Marquis de Lafayette are part of the history of Gadsby's.

At the tavern you can journey back to the 18th-century in a place where famous historical figures and everyday people dined and slept. The museum helps educate today's generations about the history, architecture, decorative arts, social customs, food, and clothing of the 1700's.

There is a restaurant still in operation in the building. The tavern can be rented for weddings, banquets and any meeting where linen tablecloths and a post-colonial setting are appreciated. Please note some tour times are not available due to special events at the museum. Please call in advance or check the online calendar for more information.

brick walk ways of Old Town Alexandria VA

Old Town Alexandria is famous for many things: its quaint 18th Century architecture, its many shops and boutiques, the waterfront and Torpedo Factory. But Old Town is also well known for its many diverse restaurants.

The bustling brick walkways of Old Town are framed by dozens of of establishments to quench your thirst or offer a bite to eat. Sweet treats are found at the ice cream shops and candy shops, and a cold drink can be purchased at an old fashioned public house. Traditional colonial fare is found at Gadsby's Tavern and elsewhere.

If you're in the mood for something different it's easy to find ethnic cuisine from India, Vietnam, Ireland, the Mediterranean, the Middle East, France, China and more. Do you prefer seafood and fine dining on linen table cloths? Or are you in the mood for a juicy burger and brown paper bag full of fresh-cut fries from one of Five Guy's first locations. Perhaps you're in the mood for something trendy and bright, or dinner theatre?

It's easy to access Old Town via the King St. Metro and the Trolley and there are several convenient parking garages near the heart of Old Town. For my part, I have a hard time choosing from so many great restaurants, so I often let the parking decide. That is, I don't look for a restaurant, instead I look for a parking spot and then there is surely a great place wherever I park. I was curious just how many places are right here in Old Town and here's the list I came up with.
