Lake Fairfax is one of Northern Virginia's best recreational assets and a treat for those who live in the urban forest surrounding this body of water. Here are few pictures taken nearby after the recent snow. |

A choice location and woodsy feel make Marlan Forest (and its conjoined sister development Marlan Heights) a highly desirable address.
Set just across the George Washington Parkway from the Potomac River, Marlan Forest gives its residents easy access to the Mt. Vernon bike path for walking, running, biking and wildlife viewing. It is bordered on the west by Ft. Hunt Road, which, along with nearby Route 1, provides abundant shopping opportunities. Wilson Bridge is a stone's throw away, the Parkway connects commuters to Alexandria and other points north, and the area is served by the Huntington Metro stop.
The "forest" in Marlan Forest is more than just a name; it is a fact. Builders took pains to spare as many trees as possible, and so today's residents are blessed with the luxury of towering old growth trees in and around their yards. Homes tend to be beautifully landscaped, adding to the lush, green feel of the development.
Most of the homes were built in the '50's--a variety of ramblers, Colonials and Cape Cods, avoiding the cookie-cutter feel of some developments. Prices range from $500K to just over $1 million, with an average price of about $800K.
Buyers are also drawn to the Fort Hunt/Mount Vernon area by the excellent Fairfax County Public Schools, county services and safety.

The Workhouse Arts Center is mounting an exhibition of works by several well-known African-American artists. The Center is located in Lorton on the site of the defunct prison.
Sully Mansion in Chantilly, built in 1799, offers guided tours which highlight the lives of its early 19th century owners, tenant farmers and slaves, whose original quarters have been preserved.
Guides at Mount Vernon Estate emphasize the lives and contributions of the resident slaves. Be sure to visit the gift shop for further materials highlighting the African American experience in America in the 17th, 18th and 19th centuries.
Attend gospel music concerts, movies and cultural celebrations in Arlington County.
Visit the website of the Arlington County Publc Libraries for a list of exhibits, programs, brochures and suggested readings in Black History.
Check out the Alexandria Black History Museum at 902 Wythe Street. Its collection includes documents related to the first public schools for African Americans, records of Civil War exploits by black soldiers, a large collection of historic photographs and even some African artifacts. The Robert H. Robinson library was originally established in 1940 because the Alexandria public libraries were segregated. The museum and library also have their own adjacent park. Then take a walk through beautiful, historic Old Town.
Finally, cross the river to celebrate the life Frederick Douglass--abolitionist, businessman and journalist. Frederick Douglass House is located on the banks of the Anacostia River. On February 14 historians will celebrate Douglass' birthday with readings, tours, films and music. |

The homebuying season is starting early this year, thanks to the expanded first-time and move-up homebuyer tax credit.
Typically, the busiest time for home
shopping starts in March and continues through May, but this year
buyers who want to take advantage of the tax credits have to have a
signed contract by April 30 and close the deal by June 30.
That is getting people off the couch.
"The tax credit will absolutely have an
effect," says Pete Flint, CEO of residential real estate search engine
Trulia.com. "It is going to shift demand from the later part of the
year to the first part. January and February will be very strong. The
next three months, there will be a surge in demand."

Upton Hill Regional Park, located at 6060 Wilson Boulevard in Arlington, Virginia, offers local residents and visitors alike a versatile, wooded recreational commons in the heart of one of the most densely populated areas of Northern Virginia. The park features an outdoor swimming pool complex that includes a lap pool, a full-sized recreational pool, a separate kiddie pool, multiple water slides, and a children's water house with a huge bucket that fills up with water and empties out onto everyone in its path!! The park also features a deluxe miniature golf course as well as batting cages that include baseball and softball both.
Although the park facilities are presently closed for the winter season, the park itself remains open every day for hiking, picnicking, and playing on the playground. The batting cages and mini-golf facilities will reopen for the season in March of 2010. The water park and swimming pool complex will reopen Memorial Day weekend. In addition, Upton Hill Regional Park hosts and annual Easter Egg Hunt in early March and welcomes the whole family to come and join in the festivities. Children can enjoy hunting for eggs filled with candy as well as a moon bounce, coloring, and other games. The Easter Egg Hunt is recommended for children ages 2 through 10 and reservations are required. Call 703-534-3437 for more information or to make reservations.
Located between the Arlington and Fairfax County line at the intersection of Patrick Henry Drive and Wilson Boulevard, Upton Hill Regional Park is a great venue with a wide range of activities that provide fun for the whole family! In 2007, the Park's facilities underwent a $2 million renovation as part of the Northern Virginia Regional Park Authority's effort to attract local residents and visitors to an innovative, public facility representative of both the area and the local governments' commitment to its community.

The Midtown Station Alexandria is a high-rise condominium community just outside Old Town Alexandria. The Midtowns is located on Huntington Avenue directly across the street from the lower entrance to the Huntington Metro. This proximity to the metro means that you can access many of Northern Virginia and DC's best attractions without moving your vehicle. These condos are one metro stop from the AMC Hoffman at Eisenhower Metro and two stops from King St. at Old Town. In Old Town the King Street Trolley (free) can drop you off anywhere between the Metro and the Potomac.
The Midtowns is a beautiful building with excellent vistas. It's on the Metro and close to I-495 (the Beltway). There are bargains to be found here, but you have to know where to look. Although the Midtowns still has an on-site staff for sales of new condos, the on-site staff will not show you any pre-owned condos at the Midtowns. If you're thinking of buying a brand new condo you might find this article by the Boston Condo Guy helpful. The short story is that having you're own representation doesn't cost you anything, so you would do well to contact Will Nesbitt of Condo 1 Alexandria to tour the property at any time.
The hallmarks of a Midtown condo are expansive windows, many with pleasant city, river and sunset views. The kitchen features Italian cabinetry, granite countertops, stainless steel appliances and gas cooking. Berber carpeting is standard as are the stylish and modern light fixtures. The bathroom has equally stylish fixtures with generous oversize tubs. Many units have built-in computer nooks.
The common areas are very sleek and stylish with broad hallways and tiled floors. The club room has an amazing city view and is well-proportioned with stylish furnishings. There is a rooftop deck (half-way up the building) with recreational amenities such as propane grills, pool and shaded picnic tables. The focus of the rooftop deck is an expansive swimming pool with sundeck, Jacuzzi and beautiful landscaping. On the same level the fitness room is ready with tread mills, work out machines and more, all beside a wall of windows.
The lobby has a view of the Huntington Metro entrance and features a bright new cyber cafe with high-speed Internet access. The front desk is attended and access to the building and the garage is controlled. The garage has a structured parking scheme with reserved spaces and there is guest parking outside.
There are several condo communities in this neighborhood, the most obvious being the Huntington Club, the Hunting Creek Club and Montebello. All three developments are much older and somewhat cheaper. If you're seeking a bargain you probably will prefer the Huntington Club. Montebello offers a gated community and famed amenities. Hunting Creek Club offers views that equal or exceed the Midtowns in a structure that lacks the appeal and newness of the Midtowns.

Fairfax County operates under the urban county executive form of government, an optional form of Virginia county government, and like other Virginia local governments, Fairfax County has limited powers.
More specifically, Virginia courts have concluded that local governments in Virginia have only:
- Those powers that are specifically conferred on them by the Virginia General Assembly
- Those powers that are necessarily or fairly implied from a specific grant of authority
- Those powers that are essential to the purposes of government -- not simply convenient but indispensable
This doctrine of limited authority for local governments is commonly called the Dillon Rule.
The powers of Fairfax County's government are vested in an elected Board of Supervisors consisting of nine members elected by district, plus a Chairman elected at large. Each supervisor represents one of the following nine magisterial districts of Fairfax County:
- Braddock
- Sully
- Lee
- Dranesville
- Mason
- Springfield
- Huntermill
- Mount Vernon
- Providence
The law requires that districts be of approximately equal population and that each Supervisor (other than the Chairman) be a resident and qualified voter of his or her district, and be elected only by voters living in that district. All voters in the county may vote for the Chairman. The Board elects the Vice Chairman annually from among its members at its first meeting in January.
Board members are elected for four-year terms. There is no legal limit to the number of terms a member can serve. The next scheduled Board election will take place in November 2011, with Board members taking office in January 2012.
At its regular meetings, the Board of Supervisors:
These actions are taken in open meetings which the public is encouraged to attend. These actions are taken in open meetings, which residents are encouraged to attend. All discussions are held in public, with the exception of issues exempt by the Virginia Freedom of Information Act, such as legal or personnel issues.
The Board appoints the county executive, who is the administrative head of the county government and is responsible for the administration of all of the affairs of the county which the Board has authority to control.

The building site at Montebello was selected not only for its proximity
to Old Towne and the Metro, but also because of the commanding views
afforded on the hilltop. The four towers of Montebello are 16 floors
tall each with its own unique view.

North facing units look down upon Alexandria's rich skyline.

To the west the rolling Blue Ridge Mountains
and a view toward Huntington Metro and Mount Eagle Park.

Watch the sunrise in the east and south over the Potomac River.

Parks & Grounds
Montebello is surrounded by beautiful parks and grounds.

In the autumn watch the leaves turn from your secure perch at Montebello.

All summer flowers bloom through-out Montebello.

The grounds are well-maintained and full of color.

Over the last century, housing, highways, and commercial developments overtook the fields and farmlands that once stood in their place. Today, they have been replaced with schools and higher educational complexes, shopping centers and malls, and a vast array of residential housing and condominium buildings. Residents of Braddock District have a rich history and it is reflected in their community.

The Pie Social was a big hit with members of the Alexandria Fun with Friends group. Members pitched in to bring pies and a supporting cast of whipped cream, milk, coffee and teas. The group relaxed with a few games and chatted the evening away. I tried to taste them all but there were just too many and they were just too good. I definitely look forward to the next time around with this one.

The event was held at the River Towers Club Room, just outside Old Town near the Potomac in New Alexandria. About twenty locals, friends and new acquaintances, gathered to enjoy a little pie and some fellowship.

This from the Alexandria Fun with Friend's Calendar: How about an evening of games and socializing with a few of your favorite nibbles? Newcomers
and old friends are welcome here for an evening of light-gaming and
socializing. We're asking everyone to pitch in and bring something from
our list. (Declare on your RSVP what you're bringing!) Here's what
we'll need:
- Cheeses --- Cubed or sliced but nicely plated. We're going upscale this time!
- Fruits or Veggies --- Perfect for nibbling and healthy as can be.
- Meats or Cold-cuts --- Cube a salami or just bring a meat plate. Most of us are skipping dinner so make it nice!
- Crackers
and snackers --- No bags of Lays and Doritos people! We're channeling
our inner snobs on this one. It's culture for the uncultured and make
it count with water crackers, gourmet crackers, or quirky crackers.
- Olives
-- We're not talking about a can of olives not fit for a pizza. We want
Greek and Spanish olives, pitted or unpitted as you wish. Dripping with
oil and oh so tasty!
- Two tablecloths --- Okay, so you're
not a foodie. You can't cut a cheese cube to save your life. Well guess
what? You can pitch-in by classing up the joint with a paper tablecloth
from your local grocery or party store! Yes, you're getting off easy,
but make it up when you're here by taking out a trash bag and helping
with clean-up.
- Get creative! --- Are you a cook? How
about impressing us with a hot wing, or fried dumpling, or a savory
pastry? Make it look nice but more importantly don't use us to
experiment with your new recipe!
- Homemade
dessert? --- It might be nice to finish off with some cupcakes or
brownies. Don't bring us the "Oops we made too much" special from
Safeway!
I know this list looks a little demanding,
but we're trying to give you an idea of what we're shooting for. Bring
your own drinks, and if your drinks are alcoholic, please drink in
moderation. Keep in mind the RSVP's so you know how many people will be
coming. Please update your RSVP if you can't make it. We're counting on
you to make it nice. Please bring a game and be ready to teach some others. We'll have fun and look forward to seeing you there!
The event is November 21st and all are welcome. Details and RSVP at Alexandria Fun with Friends.

If you enjoy boardgames and meeting new people you should check out this event hosted by the Alexandria Fun with Friends Group. This group enjoys playing "Eurogames". Eurogames
are games that emphasize strategy, downplay luck, lean towards economic
(trading and building) rather than military themes, and have attractive
physical components.
Newcomers are welcomed because these games often have few rules and are easy to learn. The organizer warns that some of these games are long and complex but they don't often play those games. They are called "Eurogames" because this fad of games originated in Europe with games like Settlers of Catan. Most of these games were invented in the last 25 years, but if you
liked Life, Clue, Risk and Monopoly as a child, you will probably like
Eurogames as an adult.
This event is at a private residence in West Springfield on Oct.
17 from noon to 11 p.m. You may bring food to share or bring money for
ordering pizza. or Chinese. We will have some snacks and drinks
available. RSVP and directions are found at the Alexandria Fun with Friends Group. |

Surrey is one of the condominium communities that make up Manchester Lakes and it happens to be one of my favorite spots in Northern Virginia. Because Surrey is in Manchester Lakes these condos have access to community features like the club room and the pool, but the condo fees at Surrey are remarkably low. Surrey is very well-tended but they are designed to keep fees low. Surrey provides garden-style condos without need for elevators or carpeting in common areas or even electricity or temperature control in the common areas. Every condo at Surrey has a porch or a patio and every condo at Surrey has a real fireplace. The floorplans have the feel of the "all-American rambler". That is to say, the unit is all on one level with large open kitchen-dining-living area at one side of the unit and at the end of the hall a pair of bedrooms with each with a bathroom. Surrey does not have a "double-master" lay-out. There is one master-bedroom here. The neighborhood is very pleasant with easy access to Kingstowne and Springfield. Of course, the Franconia-Springfield Metro is right around the corner and some residents walk to the metro as part of their commute. |

The east bank of Little Hunting Creek is called Stratford Landing . Stratford on the Potomac is near the point where Little Hunting Creek enters the Potomac.
LIke Arcturus, this natural harbor was at one time a boaters' get-away: the perfect place for DC anglers to escape from the city.
There are few remnants of the fishing shacks here. One is more likely to find a multi-million dollar estate home.
Some homes on have piers and docks, many are have near waterfront exposure. Here's a list of what's available in Stratford Landing including both Stratford Landing and Stratford on the Potomac.

This brief history of Franconia is from the sign pictured above. It's posted by the Fairfax County History Commission in front of the Franconia Post Office on Franconia Road in Fairfax County VA.
"'Frankhonia Farm' was situated on 191 acres purchased in 1859 by Alexandria merchant and businessman William Fowle from John Broders of Oak Grove Farm. His son, Robert Rollins Fowle, sold 18 acres to the Alexandria & Fredericksburg Railway Company in 1871 for a station which was named after the farm. The station served as Garfield Post Office from 1881 to 1890 and again from 1898 to 1907. Initially situated south of Franconia Road near present day Fleet Drive, the station was relocated after a fire in 1903 to the north side of Franconia Road. Regular service at Franconia Station was discontinued circa 1953."

If access is your priority then there can be none better in the Alexandria area than the Midtown Alexandria Station Condos. Their location is ideal in three ways:

- Richmond Highway Shopping. With every essential need from Hardware Stores, Grocery Stores, Clothing Stores, and every imaginable restaurant all within a few miles south on Route 1.

- Outdoor Pool
- Gym
- Club Room
- Tennis Courts
- Sun Deck
- Guest Rooms

The goal of the Alexandria Fun with Friends Group is to have fun and
make friends through gaming get-togethers, social activities and local
excursions. This group has has also organized events around laser tag, karaoke, bowling,
ballroom dancing and the theater. We've even hosted a few barbecues.
Most of us are not experts in these activities, but some of us are, we
enjoy teaching others about our favored hobbies. Our group
provides a great venue for making friends and staying active around
Alexandria.
On Saturday July 26th, the group will be renting kayaks and canoes at the Belle Haven Marina. We'll probably to paddle upstream to Jones Point, disembark, stretch our
legs and then coast downstream back to the marina. Some folks like to
head for the marsh to see waterfowl. The
marina offers kayaks, canoes and I think they have johnboats or
rowboats if that's your preference. The idea is to hit the river before
things get too hot, work up an appetite and then take in a brunch at a
nearby restaurant.
The
boats rent for between $20 and $35 per hour. We'll take at least an
hour and might get a discount if we have enough people.
There is no charge or obligation to join the group. Sign up here and more details here.

BTW ... he's a nice dog.

Cinema
The Old Town Theatre serves up arty, independent and off-beat cinema as well as blockbuster hits in Old Town. The Old Town Theatre has great ambiance and is one of the few area theaters that sells alcholic beverages.
The AMC Theatre at the Hoffman Center, Kingstowne 16 and Regal at Potomac Yard hosts blockbusters and mainstream movies in modern movie houses.

Theatre
Capitol Steps
Capitol Steps began as a group of Senate staffers who set out to satirize the very people and places that employed them.
In the years that followed, many of the Steps
ignored the conventional wisdom ("Don't quit your day job!"), and
although not all of the current members of the Steps are former Capitol
Hill staffers, taken together the performers have worked in a total of
eighteen Congressional offices and represent 62 years of collective
House and Senate staff experience.
Arena Stage
The core purpose of Arena Stage
is to produce huge plays of all that is passionate, exuberant,
profound, deep and dangerous in the American spirit. Arena has broad
shoulders and a capacity to produce anything from vast epics to charged
dramas to robust musicals. Our focus is on theater of the Americas; we
produce American classics, premieres of new plays and contemporary
stories. Our Arena is a forum, a coliseum, a place for audiences to
argue, discuss and meet each other over the theatrical divide. At the
center is art; all other programs thrive in concentric circles
supporting the art.
Wolf Trap
As America's National Park for the Performing Arts, Wolf Trap
plays a valuable leadership role in both the local and national
performing arts communities. Through a wide range of artistic and
education programs, Wolf Trap enhances our nation's cultural life and
ensures that the arts remain accessible and affordable to the broadest
possible audience.
Nissan Pavilion
Nissan Pavilion at Stone
Ridge is an outdoor live performance amphitheatre with a 25,000 fan
capacity, the largest in the Washington Metropolitan area. The Pavilion
is located in semi-rural Prince William County which is approximately
35 miles west of our neighborhood.
Kennedy Center
The Kennedy Center, located on 17 acres overlooking the Potomac River in Washington, D.C., is America's living memorial to President Kennedy as well as the nation's busiest arts facility, presenting more than 3,000 performances each year. Touring Kennedy Center productions and its television, radio, and Internet broadcasts reach millions around the world. As part of the Kennedy Center's Performing Arts for Everyone outreach program, hundreds of free performances are offered each year featuring national and local artists; these include early-evening concerts on the Millennium Stage, dozens of performances during the annual Open House Arts Festival, and daily concerts of seasonal music in December as part of Holidays at the Kennedy Center. Since 1999, the Millennium Stage performances have been broadcast live over the Internet and digitally archived on the Kennedy Center's website.
The Shakespeare Theatre
Since its founding in 1985, The Shakespeare Theatre
has endeavored to be the nation's leading force in the presentation and
preservation of classic theatre. Our core mission is to present classic
theatre in an accessible, skillful, imaginative, American style that
honors playwrights' language and intentions while viewing their plays
through a 21st-century lens. With the formation of the Harman Center
for the Arts---which includes the new Sidney Harman Hall and the existing
Lansburgh Theatre---the Shakespeare Theatre Company will become a
national destination theatre offering a broad range of works to
audiences in the greater-Washington area and across the nation.
Fords Theatre
Fords Theatre is a live,
working theatre located in downtown Washington, DC. As a national
historic and cultural site welcoming visitors from across the nation,
Ford's Theatre blends its rich history with performance excellence in
serving as a living tribute to President Lincoln's love of the
performing arts. When Ford's Theatre re-opened its doors in 1968 -
after having been closed 103 years - it truly was reclaimed as a
national treasure for all Americans, and those of us who work here are
mindful of that legacy and grateful that Ford's Theatre once again is a
vibrant showcase for the performing arts that President Lincoln so
appreciated.

Here's a sneak peak inside of one of the coveted gems of Montebello and Alexandria VA. This is the place to live because this condo
- is within walking distance of the metro;
- enjoys all the benefits of Montebello's many amenities;
- has an jaw-dropping view of the city AND the Potomac;
- is more affordable than many condos offering much less.

The balcony has sweeping views of the Potomac south of Alexandria and the Woodrow Wilson Bridge.

The balcony also offers commanding views of the Carlyle District and Old Town Alexandria including the George Washington National Masonic Memorial.

It's difficult to tell from this picture, but seated at the desk in the den, one can easily see the Washington Monument and other landmarks in Washington DC.

That same den provides the perfect work-station for telecommuting or just browsing the web.

Light streams into the dining room in this unit.

The kitchen has more than enough room for a breakfast nook and the gourmet chef.

The bedroom is well served by a master bath and has a bedside TV for easy relaxing at the end of the day.

Huntley Meadows is a 4500 acre park in Fairfax County, but today the park service only maintains about 30 acres of meadows. The remainder of the park is following the natural life cycle of the land.
In the days before Columbus, Northern Virginia and the Shenandoah Valley mostly a sprawling meadow, and even here on the East Coast we had bison herds. The meadows are not the natural state here though, and they were maintained by natives who burned and cut the forest from time to time to leave room for the big herding animals. Left on its own, the land here will slowly revert to a hardwood forest. In Huntley Meadows, visitors can explore this forest by way of many trails and paths.

The change to forest happens over time. When the meadows first fall fallow, weeds rush in. In a few years brambles and honey suckle mix in with fast growing trees like locusts or cedars. Eventually the tree canopy grows so thick that the vines and undergrowth begin to die off. In dry months, this undergrowth becomes brittle and fires are easy to start. Left unchecked, nature will start its own fire to clear the undergrowth and to replenish the hardwoods as they grow.

The forests of Huntley Meadows are young. This is evidenced not only by the diameter of the trunks and by the types of trees that are tallest. It's also evidenced by the duff, or undergrowth, that is heavy in parts of the forest. The park's management recently ignited a number of controlled burns to clear up the duff and to help keep the forest healthy.

You'll see signs of the fire along many paths in the park.

Huntley Meadows is also popular with birdwatchers. I found these feathers scattered along the trail. Perhaps a fox found a meal here? I am curious what type of bird this might have been.

Clemyjontri Park is a very unique public park. Like any other park, kids at Clemyjontri can enjoy playground fun. But Clemyjontri is unique in Fairfax County because this is a place where children with and without disabilities can play side-by-side.
The distinctions are subtle: Clemyjontri Park is like any other playground, with swings, slides and fun play-equipment. But this park is design with simple changes such as swings with high backs for children who need extra support or nice wide colorful pathways. Most of the grounds are non-slip and with a porous design that provides a greater level of access for children.
The playground has two acres of STUFF! Stuff to climb on, stuff to touch, stuff to read, do or create. Kids love stuff like the Rainbow Room; the Schoolhouse; the Maze, Picnic Area, Movin' and Groovin' Transportation Area; and the Fitness and Fun Zone. The pride of Clemyjontri is at the center of the park: the carousel!
The kids that visit love the racetrack. The playhouses have crawling nooks and places to explore. Many children enjoy the balance beams. There are community areas, and places where kids can play alone. There are bright sunny places to play and shaded benches and play areas as well.
An asphalt trail connects the site to trails that encircle the park.
This playground is for all children. Help us keep it clean and safe.
- No smoking, food or beverages are allowed on the playground.
- Use playground and equipment for its intended purpose only.
- Bicycles, skateboards, etc. are not permitted in the play areas.
- Children and visitors should use age-appropriate playground equipment only.
- No pets of any kind are permitted on the playground.

The Collingwood Foundation's
main building and grounds, which were once part of George Washington's
River Farm, are south of Alexandria on the banks of the Potomac River,
surrounded by woods and gardens. The mission of the foundation is to
foster an appreciation of our American Heritage by sharing these
facilities with all. There are three components to achieving this
mission.
Firstly, the Collingwood Library on Americanism boasts a library of
more than five thousand volumes on American heritage. Secondly, the
Collingwood Museum is home to an eclectic collection of Americana.
Lastly, the foundation opens the grounds to serve as a venue for
weddings, corporate gatherings and other private events. are available
for weddings, receptions and other private functions.
Collingwood, as the whole is generally referred to, is primarily
dependent upon contributions from the public and income from third
party events. Collingwood is comprised of a historic mansion between
the Potomac and the George Washington Memorial Parkway. Today the
property is approximately 8.7 but the property was once a part of
George Washington's estate of his River Farm at Mount Vernon.
Collingwood was purchased by George Washington in 1760. River Farm was
the largest of the five working farms all of which were a part of his
Mount Vernon estate. Collingwood's namesake was a member of the British
forces at the Battle of Bunker Hill and in 1805 an Admiral commanding a
portion of the British fleet in the Battle of Trafalgar.
The original house constructed in 1792 was a modest one, but in time
there were at least three major additions to the house. From a small
two-room house to its current condition as a colonial mansion the
property has had many occupants and usages over time. Over the course
of the last two and half centuries, Collingwood has been home to
farmers, a ferry operator, airline crew members, and Intelligence
School students. For a part of the 20th Century, Collingwood served up
meals as an area restaurant.
But time took a toll on Colingwood and by 1977 it was no more than
overgrown, neglected land and a much vandalized building that only
hinted at the history found here. At that time a group of dedicated
National Sojourners obtained the property. took possession of the
property. Presently, the Foundation for Collingwood Library and Museum
on Americanism, with offices for Headquarters National Sojourners, maintains and occupies the property.
Collingwood Library and Museum consists of a historic mansion that
houses thousands of books and artifacts relating to the history of
America. As part of George Washington's River Farm, our rich history
had many of our founding fathers walking this land in our nation's
infancy. Nestled on approximately 8.7 acres on the Potomac River off
the George Washington Memorial Parkway in Alexandria, VA, Collingwood
is available for conferences, retreats, business meetings and weddings. |

Since September of 1985, Fairfax County has provided an alternative
to WMATA's Metrobus called the Fairfax Connector. The Fairfax Connector
began operation in the southern end of Fairfax County from Huntington Metro Station
to Mount Vernon and Fort Belvoir. Today the Connector has more than
fifty routes providing public transportation to most of Fairfax County.
The northern end of the county including Reston and Herndon is now well
served by buses. Riders pay fares in by
- cash (exact change only);
- valid transfer tickets or tokens;
- bus pass cards from regional bus systems;
- Virginia Railway Express (VRE) passes;
- Translink passes or;
- with Metro SmarTrip cards.
The basic fare for a bus trip is usually a dollar, but certain
express routes range up to three dollars. When transferring from
Metrorail transfer, fares are discounted significantly. The dollar fare
is discounted to 35 cents (exact change) with a transfer ticker and the
three dollar fair is discounted to $2.10 exact change. Pennies are not
accepted as fare. Drivers do not carry cash and do not make change.
Fares for seniors are discounted to either $0.50 or $1.00.
Seniors get free fare with a Metrorail transfer. Up to two children
under age 5 may ride for free with a paying adult. The disabled ride
free on all routes.
The are are a number of simple restrictions
and rules on the Fairfax Connector. Smoking, eating, drinking and
playing radio or video devices without earphones are strictly
prohibited. Strollers must be folded on the bus. Service animals are
permitted on the bus. Other small animals are permitted only if
transported in a secure container.
Bus transfer tickets or
tokens are issued FREE to customers paying fares with cash or tokens.

an unlimited number of rides. A transfer cannot be redeemed for another
transfer. VRE, Translink and bus passes serve as transfers.
For
three dollars, a rider can purchase a regional one day bus pass. This
pass is valid for an unlimited number of rides on local routes of
participating regional bus systems on the day purchased. The one-day
pass has a value of $1.25 per trip when used on express routes. The one

Alexandria Fun with Friends
is a group that arranges gaming get-togethers, social activities and
local excursions. This month the group will be attending a play at Alexandria's Little Theater. You should attend!
About the Alexandria Fun with Friends

The group plays a wide variety of games and arrange social
get-togethers including karaoke, bowling, ballroom dancing. They've
even hosted a few barbecues. The group is about making friends, and
having fun in a low pressure social environments. Membership is free
and members have access to a calendar of events with Alexandrians. Many
of our events have a dozen or less people but they also host at least
one large monthly get-together called the Microconvention.

About the Little Theatre
Founded in 1934, the Little Theatre of Alexandria began as a small
play-reading group in Old Town Alexandria. Since 1934, the theatre has
produced over 300 shows. Over the years, audience members included a
veritable "Who’s Who" of Washington. President Harry S. Truman attended
on more than one occasion, and notes say that Lynda Bird Johnson even
participated as a serving wench! In June 2001, President George W. Bush
made LTA his first Washington-area theatrical outing when he came to
see his sister-in-law perform in Neil Simon’s Proposals.
About the Play
"Welcome to Greater Tuna, the third smallest town in Texas, where
the Lion's Club is too liberal and Patsy Cline never dies. In this
hilarious send up of small town life, two actors create the entire
population of Tuna in a 'tour de farce' of quick changes and of comic
characterizations. There’s nothing like a serving of 'tuna' to cure
those January blues!"
Tickets
Tickets are $18. If the group has 15 in attendance attendees will
receive $3 discount. (Yay!) About 10 days before the play the group
will firm up attendance and collect money from attendees. Prepayment is required because we'll reserve seats for the group and we'll have tickets waiting at the box office.
Socializing
There is always a social component to our outings with the chance to
make new friends and contacts. The group has not yet decided whether it
would be more fun to meet for dinner before the play or if it would be
more fun to enjoy a few drinks after the play where we could discuss
the performance. Please indicate in your RSVP what you would prefer.

Just south of Alexandria, near the intersection of Richmond Highway
and Huntington Avenue, stands a sixteen story brown brick tower called the Hunting Creek Club. The tower shares the neighborhood with a few other high-rises, the most notable being Montebello at the rear on Mount Eagle.

Built in 1972, the architectural appeal of the building is in that
awkward stage that occurs long after "new" but just before "vintage".
This is of course a personal opinion, and others may disagree, but
driving past the building on many occasions, it never struck me as
particularly beautiful. But then, my work as a condo sales agent caused me to visit and closely examine the property and several units.
I have come to understand and appreciate the benefits of the Hunting
Creek Club. Like many of the quirky condos where I do a lot of
business, Huntington Creek Club is NOT for everyone. But, if you are
seeking what Hunting Creek offers (proximity to Metro, close to Old Town, convenient access to the Beltway, reasonably affordable), you'll find it here.

Hunting Creek Club is an easy commute to many major job centers:
Pentagon, Crystal City, NW & SW Washington DC, Fort Belvoir,
Arlington, Springfield and of course Alexandria are all closeby. Tysons
Corner is a little problematic, but that's the case for most drivers
who don't live in Vienna.
Hunting Creek Club has an unmanned guard station as you enter the
front gate. The fact that the guard post is unmanned perhaps speaks
most to how the neighborhood has changed since 1972. The parking lot is
generous with more than enough room for residents and guests. At the
rear of the property is a pleasant pool and tennis court hidden in the
woods at the edge of Montebello.

The lobby and common areas were recently redone. They sparkle with
new carpets and all is very well maintained. The stylings are a bit
formal and in some ways fit with the era in which the building was
built. This is not what one might find at the Midtowns or Carlyle
Towers. Furniture from Pee Wee's Playhouse is popular in many new
condos but not here.
There is no shortage of lifts from the banks of elevators. The
elevators are quick and I didn't hear any sound from the machinery.
I've visited many units here. To be brutally frank, the exterior of
the building and the turquoise carpet, while well-maintained, sets low
expectations when one first visits the Huntington Creek club. But the
units themselves are a pleasant surprise. They are generously
proportioned, with logical floorplans. All have plenty of light from
big windows.
Some units are dated, and could use a little refurbishing. But, many
have been refurbished. Many of the units have been totally refurbished
and are as nice as, or better than, anything you'll find in new
construction. These gems can be compared to the best at the Midtowns, Montebello or Carlyle Towers. These are a small step up from most of the condos nearby at the Huntington Club.
All
in all, I find the floorplans to be logical and very nicely designed. I
think most of these are in great shape and I love the views and
convenience of Hunting Creek Club.

All this and I haven't yet mentioned my favorite feature at the Hunting Creek Club: the balconies. Every
unit I have seen has a very nicely proportioned balcony, with views
that are as good as anything in the area. Some of the units look toward
Old Town
or the George Washington Masonic Memorial, others look toward the
Woodrow Wilson Bridge and the Potomac. If you like balconies and views,
you have to consider the Huntington Creek Club.
The prices here are generally quite reasonable. Units are generally more expensive than the Huntington Club, less expensive than Montebello and MUCH less expensive than the Midtowns. Check the links below for a search of area real estate.
Feel free to contact me at Condo 1 Alexandria at anytime to tour this property or anything in Northern VA.

In 1966 bills were signed that allowed the creation of the Washington Metro Transit Authority in 1967. In the same year, the Huntington Club, a community of garden-style condos, were built between Huntington Ave. and North Kings Highway. About 15 years later, the Washington Metro and Transit Authority opened its first station in Fairfax County. This station was the Huntington Metro and it brought the Yellow Line to the Huntington Club. The Huntington Club is across the street from brand new condos called the Midtowns.

The Huntington Club abuts the Huntington Metro and its residents can easily walk to either entrance of the Metro. The Huntington Club is on a forested ridge which is a prominent geological feature in the region. These hill overlooks Old Town toward Shooter's Hill, the Carlyle Towers and the George Washington Masonic Memorial. Most units at the Huntington Club have balconies (some have patios) and the location often provides pleasant views toward the city.

The Huntington Club has bright and airy units with ample windows. The condo fees include gas, trash, water, sewer, electricity and cable. The grounds are well-maintained and the swimming pool was completely refinished in the Winter of 2008. Prices at the Huntington Club relatively affordable and the neighborhood has a friendly and comfortable feel. I feel quite confident that if you want to live on the Metro, the Huntington Club may be one of the best buys in the National Capitol Region.

We'll miss her ...
The Martha Washington Library is definitely one of the features and
benefits of living in and around the 22307 area code. Martha Washington
serves houses and townhouses of Bucknell Manor, the adorable garden-style condos of Belle View, the scenic condos at River Towers, the manors and homes of Belle Haven and homes and families of Fort Hunt with a broad selection of books and media. The staff is always helpful and pleasant. I and the Alexandria Gaming Group have made great use of the community room on numerous occaisions. So December 20th will be a sad day for me.
That because Martha Washington Library, one of the oldest branches
in the Fairfax County Library System, will close on December 20th at
5:00 p.m. for major renovations. By mid-February of 2009 and for the
next 18 months, Martha Washington will temporarily be housed at 6328
Richmond Highway, Unit F, Alexandria, VA 22303. We'll miss her will
she's gone.
The temporary location is nearby but not quite the same and is just
that a temporary location. I very much look forward to the newly
renovated library at the same location as this beloved branch.
The Mount Vernon Rec Center neighbors Martha Washington Library. Telephone: 703-768-6700 TTY: 703-324-8365

The library is on Fort Hunt Road and is adjacent to Mount Vernon
District Park. It is surrounded by woods which connect to the
neighborhood by paths and foot-bridges.

Jefferson Manor is a townhouse community located across the street from the Huntington Club. This community lies between North Kings Highway at the Huntington Metro and Telegraph Road on its approach to I-495 the Beltway. The hallmark of the neighborhood is that it is relatively quiet despite being a few steps from the Metro and a block from the Beltway. Old Town Alexandria is right around the corner.

Jefferson Manor Park is at the heart of the community. The park is administrated by Fairfax County and has a large field, a picnic shelter and a few groves of trees.
Most of these duplex townhouses were built in the late 1940's, and the construction prices of that era define the neighborhood in many ways. The homes are sturdy, many with all brick exteriors, all with some brick exteriors. The construction is built-to-last with materials and construction practices no longer employed today. Most homes have small porches out front, many have decks in back. The lawns are large by the standards of modern townhouses, and most townhouses here have off-street driveways.

The typical townhouse here has two small bedrooms upstairs with a single full bath. The living room / dining room run the length of the house downstairs. The house has hardwood floors throughout, but the upstairs is often carpetted. Many units have refinished floors that are beautiful.
The kitchens, like many in the 1940's where built with a different philosophy than we see today. Today the kitchen is a part of the living space and is open and connected to the family room or living room. In the 1940's the idea was that a kitchen was like a laundry room. It was small as possible and hidden away where visitors couldn't see the mess.
Downstairs in the basement, most townhouses have a large room that is either a third bedroom or a family room. Many have a second bathroom downstairs and a laundry room at the rear of the home.

This floorplan is found throughout Jefferson Manor, but the years have been kind to these townhouses. Owing to the great location and the ample lawns, many people have built-out rather than move-out. That is to say, many of these townhouses have been expanded, updated and built-on. In some cases the addition rivals the size of the original structure.
A few of these townhouses have been completely tricked out with additions, decks, hot-tubes, large kitchens and so forth. A small number have had little or no care over the years. The brick wears well and newcomers often seek out the neglected homes in the hopes of building-out in a manner that most suits their needs.
The neighborhood remains relevant and sought after because it is so close to the Huntington Metro and because the homes are well-built. Although they were originally nearly identical, there is a wide selection in the neighborhood now. From dilapidated to updated, from tiny to trick-out, from standard to super, there are a lot of choices here on the hill.
For more pictures and prices check here for a look at all properties under $500k in 22303 zip code. Because there is a such a wide range of choices, Jefferson Manor townhouses can sell for anywhere from just under $300k to over $450k. Please contact me with questions or to tour any properties of interest. |

Huntington Metro Station (normally just called "Huntington") is the last stop on the southern end of the Yellow Line. The south mezzanine of Huntington station is built into a hillside creating a unique panoramic view of Alexandria. The high rise along the tracks is the Midtown Alexandria Station.

Because of the hill, the station is elevated high above Huntington Avenue, but located below grade at North Kings Highway. The station is accessible via escalator access and via an interesting funicular elevator.

The lower entrance to the Metro is on Huntington Avenue at the foot of the Huntington Club. The bridge in this picture is the metrorail. The bus is one of many that use the Metro as a hub. Unlike many metro stations in Northern Virginia, Huntington has over 4,400 parking spaces accessible from both entrances. Because the parking is ample, many Huntington Club residents drive to Huntington and park in commuter garages.

This weekend I toured a number of condos with a client who was
prequalified at around $200k. On her budget, she can afford a
fixer-upper townhouse in a neighborhood like Bucknell Manor.
She briefly considered the idea of buying a duplex townhouse. The idea
of a duplex in a quiet 1950's neighborhood is quite appealing. The
reality of owning that townhouse involves maintenance and upkeep that a
young single gal probably wouldn't enjoy.
So instead we turned to focus on one and two bedroom condos,
preferably under $200k. She has a number of choices, all in decent
neighborhoods and with an easy commute to Ft. Belvoir. Here's where we
stopped:
- Huntington Walk --- Huntington Walk is a tiny little garden-style
condo community on Rt. 1 accross from Target. The units are very nicely
priced and in good shape. The one she looked at had a nice new kitchen
and a patio. The laundry is common, but the building is nice sturdy
brick.
- Huntington Run --- Huntington Run is the younger sister of
Huntington Walk. The units are about the same size, which is to say,
very generously proportioned. The unit has laundry in the unit, but the
building is siding. Huntington Run and Huntington Walk are well within
this client's budget.
- Huntington Club
--- Huntington Club is at the Huntington Metro. The condo fees here are
a bit high, but the condo fee includes all utilities, heating, cooling
and cable TV. Huntington Club offers a good deal of space and many
units are in very good shape here. Some of the beat-up units have
remarkably small price tags.
- Midtowns of Alexandria
--- Sparkling, new, granite and fine cabinetry is what you'll find
here. The roof-top deck is pleasant and the proximity to the metro is
unbeatable. Easily the nicest of what's in the budget for this client,
the downside is the size: the Midtowns will offer a small studio for
slightly more than what my client wants to spend. Of course, every unit
in the Midtowns has laundry facilities in the unit.
- Hunting Creek Club
--- Hunting Creek Club condos are hi-rise apartments with large
balconies. Most units here have very pleasant views, hardwood floors
and large windows. Hunting Creek Club is in the middle of this client's
budget and she was taken by the views afforded by the one bedroom here.
When buying a condo it's important to remember that you can always
change fixtures and wall coverings, but you can never change the view
or the location. Hunting Creek Club has a laundry room on each floor.
The unit that we viewed at Huntington Creek Club has a stunning view of
the Potomac. The unit overlooks the Belle Haven Country Club.
Hunting Creek Club is about 4 blocks from the Metro, close to Old Town
and has easy access to the Beltway. Hunting Creek Club is right in my
client's budget.
- Montebello Condos
--- Montebello condominiums are hi-rises that sit on Mount Eagle at the
Huntington Metro. The 37 acres of Montebello are surrounded by fences
with 24 hour security roaming and at the gates. One of the big appeals
of Montebello is the collection of amenities.
Montebello has an indoor and outdoor pool, hot tubs, sauna, work-out
rooms, convenience store, dry-cleaning, bowling, billiards, ping-pong
and more. Every unit at Montebello has a balcony and most of these
balconies are enclosed with sliding glass doors. Montebello has a
washer and dryer in the unit. Montebello is walking distance to the
Metro and has a shuttle if you don't want to walk. Montebello is at the
upper end of my client's budget.
- Belle View Condos
--- Belle View is a gem on the Potomac. These brick garden-style condos
are only a few steps from the Belle Haven marina and the Belle View
Shopping Center. They have the feel of grandma's house, most with
hardwood floors, gleaming kitchens and windows on 2 or three sides. The
exterior of Belle View is cute as a button and you can't get a better
neighborhood anywhere and for any price. Belle View has laundry in the
basement. Belle View is a bike-ride from the Metro and from Old Town,
but it well served by the Fairfax Connector.
A one-bedroom at Belle View is currently selling at around $210k, which
is a little pricey when you consider the size. The price of Belle View
puts it in the same category as Montebello and the Midtowns, but with a
different value offered.
- River Towers
--- Our last stop was River Towers. River Towers is nine-stories high
and abuts Belle View condos. River Towers is unique in Northern
Virginia because of its greenery. River Towers sits on 26 acres of land
and is adjacent to a national park and a county park. The 1 bedroom
units at River Towers are big and bright; many have brand new kitchens.
The laundry room is on the first floor and has a dozen or more
machines. The prices at River Towers are well-within this client's
budget.
We took in a lot over the weekend and set an appointment for a
closer look on a future weekend. It's a good idea to digest what was
seen. And see how you feel about it after you've seen the properties.
I can think of a number of places that would also fall within this
client's budget and still offer a very reasonable commute to Ft.
Belvoir. But I wanted to get her impressions of these places before
going on a bit deeper.

This is part of series of articles comparing the benefits of condos in close proximity to the Huntington Metro
Hands-down, the easiest walk to the Huntington Metro among these
would be the Midtowns of Alexandria. From this building's south lobby
one can see the buses coming and going. It's literally only paces from
the Midtowns to the Metro. Just cross the street and you're at the
Metro station.
The runner-up here is the Huntington Club. Admittedly the Huntington
Club bounds with the Metro station, so it is physically closer than the
Midtowns. But the Huntington Club is built into the hill at North Kings
Hwy and that means that residents have to walk up or down the hill to
enter the Metro system. It's definitely a more difficult walk from the
Huntington Club than from the Midtowns.
Montebello is a short walk through Mt. Eagle Park to the upper level
of the Huntington Station. The walk is definitely longer than the walk
from the Huntington Club
The Hunting Creek Club is the furthermost from the Metro of the
group. Hunting Creek Club residents must walk about 4 blocks to the
Metro entrance.

With
a mixture of residents and businesses, Bailey's Crossroads is a
thriving, prosperous community. Bailey's Crossroads is located in the Mason District of Fairfax County, Virginia.
Bailey's Crossroads is located on what is now called Leesburg Pike.
In pre-Columbian America Leesburg Pike was a buffalo trail and an
Indian trail. The trail lead from the Potomac River to the foot of the
Blue Ridge Mountains. In the colonial era, the land here was part of
the original Fairfax land grant. That land was parceled out over time,
and as a result George Washington owned land which now is occupied by
the Skyline complex of condominiums. In 1809, Bailey's truly became a crossroads with the construction of the Washington Graveled Turnpike which is now know as Columbia Pike.
The name Bailey derives itself from New York entrepreneur Hachaliah Bailey, of Barnum & Bailey
fame, who purchased land at the crossroads in the mid 19th century. He
used the land as a place to house and display America's first elephant.
During the Civil War, Bailey's Crossroads changed hands several
times and as a result nearby homes were used to garrison Confederate
and Federal troops. Union President Abraham Lincoln ordered a large
military review here after the Union defeat at the Battle of Bull Run.
In 1913, the Alexandria Water Company built a reservoir named Lake Barcroft near here. (Barcroft Park
is nearby in Arlington County.) By the second world war, the area had
transformed into a bedroom community for Washington DC. By the 1950's
the Seven Corners Shopping Center
was considered a model of the American future by many. As a result, in
1953 US President Dwight D. Eisenhower brought Soviet Premier Nikita
Khrushchev to the Seven Corners at Bailey's Crossroads. A few years
later, the shopping center was enclosed and became Northern Virginia's
first shopping mall.
The Skyline complex appeared in the early 1970s and is now home to Skyline Square, Skyline Plaza, Skyline House and more condominiums.
Schools located in or near Bailey's Crossroads include
- Bailey's, Beech Tree Elementary School,
- Belvedere Elementary School,
- Glen Forest Elementary School,
- Graham Road Elementary School,
- Parklawn Elementary School,
- Sleepy Hollow Elementary School,
- Timber Lane Elementary School,
- Westlawn Elementary School,
- Gasgow Middle School,
- and JEB Stuart High School.
Bailey's Crossroads Revitalization Corporation is a group of
individuals who want to help achieve a better community by involving
themselves in activities such as traffic enhancements, streetscape, and
residential landscaping. For more information about condos or real

How will BRAC affect area real estate?
Well, one of the big pieces to that puzzle was solved at the end of
last month when the announcement was made that Fort Belvoir was going
to add the Mark Center to its list of holdings rather than heading for
Springfield. Donald Carr Director of Public Relations for the US Army
at Fort Belvoir contacted me in response to my recent post.
He said, "of the total 19,300 jobs, 4,400 are coming to main post Fort
Belvoir; 8,500 to the EPG (Engineer Proving Grounds); and, 6,400 to the
Mark Center. Additionally, only about 500 of the 19,300 are actually
new population incoming to the region."
This makes clear that there will probably be no great regional surge in home values
as a result of these changes. In fact, many service members may opt to
stay where they are and drive across town to new offices and
locations. The official press release regarding the Mark Center:
The U.S. Army announced today, Sept. 29,
that the Mark Center in Alexandria, Va., will be the future home of the
6,400 personnel associated with the 2005 Base Realignment and Closure,
Recommendation # 133. The decision puts in place the last piece of the
Fort Belvoir, Va., BRAC initiative that sites more than 19,000 workers
to the installation.
The BRAC 133 jobs - a collection of
Defense Department-level agencies whose move is being managed by the
Washington Headquarters Service - are the last remaining of those being
realigned to Fort Belvoir.
"The decision concludes more than a year
of work by hundreds of people in the Army, surrounding communities, and
all levels of government to develop proposals and options for review by
the selection board," said Assistant Secretary of the Army for
Installations and Environment Keith Eastin.
Following completion of Fort Belvoir's
BRAC Environmental Impact Study in Summer 2007, the Army's Record of
Decision, or ROD, directed placement of all but the BRAC 133 jobs. The
jobs originally would have been placed at Fort Belvoir's Engineer
Proving Ground in Springfield, Va.
However, because another 8,500 jobs of
the National Geospatial-Intelligence Agency were also placed there,
significant concerns for traffic impacts in the area prompted the Army
to agree to limit EPG to the NGA jobs, and to look elsewhere for the
BRAC 133 jobs. In September 2007 evaluators began work to study
alternative sites, including the General Services Administration
warehouse site in Springfield and commercial sites in the region.
BRAC legislation and follow-on language
in the 2008 National Defense Authorization Act allow the Army to
purchase land in the National Capital Region to facilitate Fort
Belvoir's realignment. "Any non-DOD site selected would have to become
part of Fort Belvoir in order to comply with the law," Eastin said. The
Army must now buy the Mark Center property to make it part of Fort
Belvoir.
In arriving at the Mark Center decision,
Eastin said the Army considered multiple factors, including project
timelines, transportation management and site adaptability. "The Mark
Center site resolves security issues, improves space requirements and
mission relationships, and minimizes changes to existing living,
working, and quality of life issues," he said.
"The Mark Center site minimizes to the
greatest extent practicable disruption of current commuting needs and
mission coordination requirements of the workers," said James Turkel,
U.S. Army Corps of Engineers, who led the evaluation team. "It will
also require little to no change in contractor support relationships,
as well as changes to residency or schools requirements for the
workers."
Eastin echoed the point. "The new
commute for the realigned personnel supports their mission by keeping
them in close proximity to the Pentagon agencies and senior leaders
they support," he said.
Post officials said putting the jobs at
the Alexandria City site reduces the number of jobs coming to Fairfax
County's part of the post to 12,900 - 4,400 to Fort Belvoir's main
post, and 8,500 to Engineer Proving Ground.
The Army must now purchase the Mark
Center property to meet BRAC law and plans to make the purchase before
the end of the year. Construction is scheduled to begin on the site in
January 2009, according to the U.S. Army Corps of Engineers.

River Farm is on Virginia's side of the Potomac River in Fairfax County just south of Alexandria. Originally together with nearby Collingwood,
River Farm was a sprawling farm that was one of five farms that
compromised George Washington's Mount Vernon Estate. Today, River Farm
is twenty five acres of meadows, woods and landscaped gardens.
The gardens bloom all year from the daffodils and lilacs in early
spring to the cherries and dogwoods of late spring. Magnolias in the
early summer give way to the Crepe Myrtles in later summer. The asters
of fall herald the brilliant fall foliage that promises a winter of
holly and persimmon. The woods and river banks of River Farm provide
habitat for many birds, including bald eagles and ospreys, as well as
animals as small as lizards and as big as deer.
These and many other plantings make River Farm an excellent
destination for a one day outing but also a lovely place to host an
event. River Farm is open to the public from 9 am to 5 pm Monday
through Friday, excluding national holidays. In addition, from early
April through September 25 River Farm is open on Saturdays from 9 am to
1pm. River Farm organizes special events
and children's programs throughout the year. River Farm's ballroom,
patios and gardens are a great place for a spring wedding or corporate
get-away.

This is part of series of articles comparing the benefits of condos in close proximity to the Huntington Metro
In each of these articles I'm doing a head-to-head comparison of
these complexes and then selecting a winner from each category. I'm
making these selections based upon my personal opinion, and you might
not agree with my opinion, but I've put it out there as a starting
point for a home buyer's discussion.

If you want the most space in your condo, for the least amount of
cash, then Huntington Club the pick from this category. Most Huntington
Club one bedroom units sell for well-under $200k; many are currently
less than $175k. Many Huntington Club two bedroom units sell for less
than $250k, most for less than $200k. You can even find a three bedroom
at Huntington Club for well under $300k. The rooms in these units are
large and open. There is ample closet space. When one compares the
price of the unit to the amount of living space you get, Huntington
Club is the value buy at the Huntington Metro.
Hunting Creek Club is nicely proportioned. The rooms do not feel
abbreviated. Even the studios at the Hunting Creek Club are larger than
1 bedrooms at some of the area's newest complexes.
Montebello also "feels" big compared to many newer condos. This is
in part due to the floor plans, but the smaller 1 bedrooms at
Montebello measure in at 850 sq ft.
As one might expect, the Midtowns of Alexandria---the newest condos
in this lot---offer the least amount of space for the most amount of
money. |

This is part of series of articles comparing the benefits of condos in close proximity to the Huntington Metro
This might be the most subjective criteria I've selected for
comparison. Let me underscore that this is just a personal opinion,
entirely subjective. You may find reason to disagree with this analysis
and more power to you if you do. The purpose of this comparison is to
offer a starting point for discussions if you're looking at the
Huntington Metro for condo living.

Also, keep in mind that these are condos, individually owned and
individually maintained. There are units that are gorgeous in each of
these complexes---I know because I've seen them myself. The Midtowns
are so new you'd be hard pressed to find a ruined unit there, but I've
seen units in poor condition in all the other communities in this
comparison. The point is that this is a generalization of what I've
seen and an overall impression. It's not a ranking of any one condo
unit.
All that aside, and without further adieu, my top choice for appeal
has to be the Midtowns of Alexandria. The Midtowns are elegant, chic
and very nearly brand new. The lobbies are first rate. The amenities
are sparkling. The hallways nearly smell of new carpet and fresh paint.
The structure itself is architecturally interesting. The Midtowns
definitely have the most allure.
Montebello has no shortage of appeal as well. The 37 acres
surrounding the buildings are a huge plus and appeal to me personally.
Montebello has a pleasant design that has stood the test of time.
Montebello was built in 1983, but it is meticulously maintained and I
would say challenges many new structures in the appeal category. The
lobbies at Montebello are stately and yet cozy and functional.
Montebello is very pleasant.
The Huntington Club has a certain appeal with its quirky windows,
large closets and ample floor plans. The grounds are well-maintained.
The common areas aren't possessed with any special appeal, but they are
clean and functional. Certainly the laundry room outside the unit
diminishes the appeal of these condos in the eyes of most buyers.
Hunting Creek Club faces very stiff competition in this field. The
building itself does not compel interest. The grounds are clean and
well-maintained as are the lobbies and common areas. The lobby has lost
little lustre, but the color choices and furnishings don't speak to my
heart. If you're prime concern when buying a condo is the design of the
lobby, Hunting Creek Club would probably not be your first choice. |

DASH
(Driving Alexandrians Safely Home) buses are seen around, across and
near the city of Alexandria, Virginia. The City of Alexandria wholly
owns the DASH bus system and operates the system as a non-profit public
service cooperation. But day to day management of the system is
provided by Alexandria Transit Company.

If you're new to the area, you'll soon find out what others already
know. The DASH buses are a clean, safe and effective way to get about
the city. Boarding the bus is simple and easy. When the bus arrives,
just step into the bus and then deposit the exact fare or use your
WMATA SmarTrip card.If you have any questions about routes or transfers
ask the driver and then take a seat. On some of the most popular routes
or during rush hours, there might not be any available seats. In that
case just move as far to the rear of the bus as possible. This makes it
easier for others to board easily.

Be aware that the bus driver doesn't always stop at all bus stops!
To signal to the driver that your stop is approaching, press the yellow
signal strip or pull the bell cord. It's best to do this about a block
from your destination so the driver has timely notice to stop at the
next bus stop. When exiting the bus the rear door is easiest because
others may be waiting to board through the front door.
DASH has great service because it has great employees but also
because area passengers observe a few simple rules of safety and
courtesy:
- There is no smoking, eating, or drinking allowed on the bus.
- Radios, I-pods and other devices may only be used if they cannot be heard by others
- There are a limited number of priority seats that are reserved for
senior citizens and disable persons. You may sit in these seats, but
riders are expected to volunteer that seat if the seat is needed by a
senior citizen or disabled person. If the bus is full, riders are
expected to volunteer seats as needed.
- All passengers keep feet off passengers' seats.
To maintain the high level of quality offered by DASH, drivers may
refuse service to anyone who does not observe these rules or to anyone
whose behavior is disruptive or hazardous to vehicle or passenger
safety.
The manager of the DASH system, the Alexandria Transit Company
(ATC), has been chosen by Metro Magazine as one of the top ten transit
systems to work for in the United States. Metro Magazine identified the
the top transit agency employers in the U.S. and Canada by survey
employees from around the country. Alexandria Transit Company exhibit
traits that are great for any employer:
- An open-door policy among managers;
 - Relaxed, family atmosphere;
- Work-schedule flexibility;
- Strong employee recognition practices;
- Approachable senior executives;
- Opportunities for advancement;
- Lack of micro-management;
- Encouraging, supportive environment.
Metro Magazine is quoted saying, "the ability of transit systems to
attract, hire, and retain top candidates to their organization hinges
on their willingness and desire to become employers of choice in their
communities." In the Washington area, where there is a significant
amount of competition in transportation jobs, Alexandria Transit has
worked hard to be that employer of choice.
General Manager Sany Modell graciously commented on the achievement,
"DASH prides itself on providing the highest level of customer service
possible to its riders and its employees. If we treat our employees
with respect and appreciation, they are more likely to treat our
external customers with that same respect and appreciation."

Richmond Highway Express, nicknamed "REX" is a bus route operated by
the WMATA (the Washington Metropolitan Area Transit Authority) in
partnership with Fairfax County, the City of Alexandria, the Commonwealth of Virginia
and the Federal Government. The REX is a limited stop express bus that
serves the Richmond Highway corridor. Before the REX, riders from Fort
Belvoir had many stops to make along Richmond Highway enroute to
Huntington Metrorail Station and to the King Street Metrorail Station.
REX buses operate every 15 minutes in both directions on Richmond
Highway during weekday rush hours. During non-rush hours and on Satuday
the REX comes through every 30 minutes. Then on Sunday the bus only
operates every 60 minutes. Buses operate between 5:30 AM and 10:00 PM
Monday through Saturday, and 5:30 AM to 9:30 PM on Sunday.
The REX uses special technology which allows REX buses to sustain
green lights in order to move more quickly up and down Rt. 1. The REX
bus has low-floor buses for quicker boarding and SmartCard for quicker
paying. In addition the REX has only a limited number of stops:
- King Street Metro (Alexandria)
- Dulaney Street/PTO (Alexandria)
- Eisenhower Avenue (Alexandria)
- Kings Highway
- Beacon Center
- Lockheed Boulevard
- Arlington Drive
- Belford Drive South
- Ladson Lane
- South County Center
- Frye Road
- Lukens Lane
- Sacramento Drive/Cooper Road
- Old Mill Road/Mt. Vernon Memorial Highway
- Dewitt Hospital (Fort Belvoir)
- Langfitt Loop (Fort Belvoir)
- 16th Street & Belvoir Road (Fort Belvoir)
- Jackson Loop (North) & Gunston Road (Fort Belvoir)
REX passengers may transfer at any Richmond Highwaystop to Fairfax Connector routes, and may transfer at Huntington and King Street Metro stationsto rail service as well as other local bus service such as Alexandria’s DASH.
To stand-out from other Metrobuses and other area bus lines, REX
busses are purple-blue with a golden yellow logo featuring the image of
a running lion. The lion references the three lions emblazoned on the
Fairfax County seal, which references the family crest of Lord Fairfax.
Bus stop signs use the same color scheme, and stand out among the other
bus stops along Route 1. |

This
is wonderful neighborhood with easy access to parks, bike trails and
jogging paths. These homes have generous proportions and ample lots.
Heading south, one will encounter Westgrove first. Westgroves homes,
many built in the fifties and sixties, are sturdy, brick homes with
tasteful, colonial touches. Like much of New Alexandria, Westgrove lies
below the uplands, but still well outside most of the River's
floodplain.
Villamay homes are perched on the bluff, and many have wonderful
vistas to the River and beyond the Potomac to Maryland. Villamay homes
are often split level characterized by enormous rooms with a thoroughly
modern feel.
Marlan Forest, as the name implies, is a bit more wooded than
Villamay and Westgrove. The lots are large and most have towering
hardwoods. The entire neighborhood is quiet, elegant and highly
desirable.
The Many Neighborhoods of Fort Hunt Road
The neighborhoods surrounding Fort Hunt Road
are generally low-crime, high-income and well-maintained. Despite these
commonalities, there are many differences between these neighborhoods
depending upon the geology, location and builders in that neighborhood.
This information is provided to give one an idea of the many choices
offered along Fort Hunt Road, as well as give you an idea of what sort
of activities are available here.
Neighborhoods
- Belle Haven
--- Belle Haven is one of the Northern Virginia's most prestigious
neighborhoods because of it's proximity to services, high quality of
construction and commanding position near Fort Willard.
- New Alexandria --- Between the Belle Haven Country Club, Belle Haven Marina and Mount Vernon Rec Center,
you'll find New Alexandria. This one little neighborhood includes
garden apartments, cottages, houses, townhouses and luxury homes.
- River Towers --- River Towers is a one of a kind place near the marina, the Metro and shopping, but surrounded by 26 acres of park lands.
- Bucknell ---
"Bucknell" includes both Bucknell Manor and Bucknell Hieghts, and is a
neighborhood of Cape Cods, duplex townhouses situated on the uplands
behind Fort Hunt Rd. Some of the most affordable homes along Fort Hunt
Road are found in Bucknell.
- Villamay
--- Villamay, Westgrove and Marlan Forest are situated half-way down Fort
Hunt Road along the Potomac. The homes here are general upscale, but
lacking pretension.
- Mason Hill ---
Mason Hill was one of the last subdivisions to be developed along Fort
Hunt Road and as such its homes are generally newer than most
neighborhoods in the area.
- Hollin Hills
--- Hollin Hills is yesterday's vision of tomorrow. This is one of
Northern Virginia's most remarkable neighborhoods because of its unique
setting and architecture.
- Hollindale ---
Sometimes called Hollin Hall because if its proximity to the Hollin
Hall Shopping Center. Hollindale is mostly traditional single family
homes on rolling wooded lots.
- Waynewood --- Americana at its best. Tree-lined streets, churches and schools frame a community where families are welcome.
- Arcturus ---
Estate homes, manors and luxury houses are most common along the
Potomac in Collingwood and around Arcturus. There are a few more modest
homes as well in Wellington and Collingwood.
- Stratford --- The last stop on Fort Hunt Road neighbors Mount Vernon. Large river homes with excellent views are found here.
- Area Shopping --- The area is well served by a wide range of shops and services.
To search properties contact Will Nesbitt.
I am a condo specialist, but I am also a resident of this area. Thus I
serve many clients all along Fort Hunt Road in condos, townhouses and
single family houses. I know this area well and will work hard to serve
you. |

Mount Vernon Estate & Gardens is the oldest national historic preservation organization in the country, and it has always been in the forefront of the restoration field. Mount Vernon is the most popular historic estate in America and is open 365 days a year. Mount Vernon was the home of our first President George Washington. The grounds are well-preserved as is the home itself.
Alexandria Lyceum is a grand hall built in the late 1800's to provide a place for lectures, scientific experiments and quiet reading. Since that time, it has been a Civil War hospital, a private home, an office building and the nation's first Bicentennial Center. In 1985, The Lyceum became Alexandria's History Museum, providing exhibitions, school programs, lectures and concerts, volunteer opportunities and space for rental functions for the community. The Lyceum Museum Shop carries a wide variety of maps, books, note cards and special items related to Alexandria's history. The present-day Lyceum Company serves the museum as a membership and fund-raising organization.

Walk to Old Towne! Old Towne is filled with
historic landmarks, carriage rides and walking history tours.
Just a few miles down George Washington Parkway is the nationally renown collection of museums called the Smithsonian Institution. The Smithsonian National Zoological Park is a wonderful zoo.
Civil War enthusiasts might want to inspect Fort Willard just as President Lincoln did. Fort Willard has long since abandoned its military use and is now a quiet park like Fort Hunt.
If you are interested in architecture and local history visit Frank Lloyd Wright's Pope-Leighey House or the Woodlawn Plantation. The Collingwood Library and musuem is dedicated to providing information about our national heritage to the American Public. Collingwood is available to anyone who cares to learn of the heroic efforts made by American Patriots, particularly members of the Masonic Fraternity, in founding and developing this, the greatest nation on earth.
Collingwood is a resource as a local library but also interesting place to visit in it's own right.
