Want to compare Old Town to Crystal City? I can tell you there are huge differences in the lifestyles, the types of homes and the commutes in these two neighboring villages. But I can't really quantify that information. Fortunately, I don't have to. Our site has a great tool for researching and comparing neighborhoods, with information about schools, education, incomes, age of homes and more.

 December snows in Old Town Alexandria shut the city down? No, Old Town is a walker's paradise and once the sidewalks were shoveled the town came to life.  City Hall was shut down and Market Square was roped off until the snow could be cleaned up.  Here's a historic look down King St. toward the Potomac. You'll find no free trolley on the streets this day.  Many of the restaurants and shops are ready for Christmas and upcoming holidays.  Old Town's finer homes are tastefully dressed for the Winter. Looking for a home in Old Town with a price between $200,000 and $300,000? Then you're probably looking for a condominium. Some of the first places you should check are:
- Braddock Rd. Metro --- There are several condos very close to the metro with great prices.
- Canal Place --- It's hard to find one here for less than $300k but this is the place to check. Canal Place offers brick garden-style condos at the north end near the Potomac.
- Port Royal --- Port Royal is older, but trendy and youthful. Condo fees include all utilities.
- Potowmack Crossing --- Brick garden-style condos near the George Washington Parkway.
If your budget is a bit bigger and you're looking in Old Town for a home priced between say $300k to $400k, you might check out some of the following residences.
- 1600 Prince --- Very convenient condominiums near the King St. Metro. Condo fees are relatively low here owing to minimal amenities.
- Bearings South --- Brick garden-style condos at the South End of Old Town
- Braddock Rd. Metro ---As above, there are several choices here.
- Canal Place -- Interesting architecture and green courtyards in the north end of Old Town.
- Harbor Terrace -- Garden-style condos between the GW Parkway and the Potomac River

The Spectrum at Falls Church is a "green condo" development in Falls Church, Virginia. An affordable and eco-friendly condo building that features a "green roof" which saves residents money on utilities such as electricity, the Spectrum is one of several condo communities in Northern Virginia that has gotten on board with the environmentally-friendly bandwagon. The Spectrum at Falls Church is located at 444 West Broad Street just off of Route 7 in Falls Church, Virginia, and is approximately a ten-minute drive to the East Falls Church Metro on the Orange Line. Although there are numerous benefits to owning a condo which include the lifestyle that such ownership entails; individuals living as single, young professionals who are just starting out, are arguably the most notable beneficiaries. The economic benefits that condo ownership provides for this particular demographic are two-fold. First, owning a condo is certainly less expensive than owning residential property insofar as the material upkeep and residual costs that homeownership necessitates. Second, most contemporary condo buildings offer a host of wide-ranging amenities that would command a considerable cost to an individual homeowner but which can be enjoyed instead at a significantly reduced rate to condo-owners who share jointly in the overall expense. These otherwise high-priced features and amenities usually include guarded and/or private, enclosed parking; 24-hour security and front desk staff; indoor and outdoor swimming pools; clubhouses; gated recreational facilities; etc., etc. (the list goes on and on!!). To that extent, condo ownership is therefore an ideal middle ground for the single, young professional who may very well aspire towards homeownership someday but who still remains a far cry away from white picket fences, two-car garages and 2.5 children.
 
In addition to the economically sound benefits that condo ownership provides, there are other elemental and lifestyle benefits that are associated with condominium ownership as well. Today, there are as many types of condominiums out there as there are types of people. Plainly put, the condominium marketplace has progressed with such rapidity that the variety and availability of choice in condo options is as original and unique as individual homes. In summation, owning a condo can provide both economically sensible and personally enjoyable benefits to any owner looking to buy but especially for individuals who are single, working and fairly young professionals who are new to the game but ready for more. In addition, because of the multiplicity and vast assortment of condominium units and styles that are available, condo ownership includes something for everyone. Lastly, although buying a condo certainly signifies a new level of maturation and grownup responsibility; the advantages to living in a shared community and to be able to engage as an honest and responsible neighbor will hopefully serve you both by keeping your pocketbook and your sense of self a little more full. |

Recent studies suggest that single women currently make up approximately 47 percent of the condominium buying market in the United States. The reason is pretty obvious, if you think about it. Condominiums are an increasingly popularly housing choice for single women because of the various benefits that condos offer including convenience, security, and often virtually maintenance-free living. 
For starters, security matters. For single women living alone in large, urban areas, one of the many benefits of living in a condominium are 24-hour concierge and security desks, video and security cameras in hallways and stairwells, and gated or enclosed parking areas. So if you're thinking about buying a condo, carefully consider first the kinds of security features and amenities that are available in the unit; very often peace of mind is worth its weight in condo fees. Additionally, it's important to know your potential new neighborhood. Condominiums tend to be located in urban areas where there are other young, working professionals as well as families. Make sure you know your neighborhood inside and out before you make an offer on a condominium and check the local county website for crime rates, local community news, and other annual statistics and reports. 
Next, convenience is the key. Another factor that is crucially important when considering buying a condo if you are living as a single professional woman. In many condominium communities and developments there are office personnel to receive packages as well as other day-to-day business services such as dry cleaning, tailoring, and spa and fitness facilities. Some of the larger condominium developments also feature even more advanced amenities such as a grocers, bank branches and ATM's, and many other services that make a single working woman's life just a little easier.
Finally, consider maintenance in relation to time and money. Many single family homes require lengthy, time consuming and ongoing maintenance such as painting every three to five years, worrying about pipes freezing during the winter or getting the rain gutters cleaned. While it's true that you as a condo owner must be financially responsible for the upkeep and maintenance of your condo's common area, typically condo associations oversee the day-to-day management of the property itself. What does this mean for the busy single woman? Well, if the doors stick and the roof springs a leak, you can bet that your sassy self won't be called upon to find someone to fix it. But be sure to check your condo buildings' rules and regulations first. Most condo associations have a list of rules and regulations that you will have to agree to before you purchase a unit in the building. These rules may limit the number and weight of pets; how many visitors you can have at a time including how often and for how long; if you can rent out your unit; and when you can have work done in your unit. Ask the listing broker for the complete set of building rules and regulations.

The Exchange at Van Dorn is a condominium community located in the Eisenhower Valley inside the Beltway between the Eisenhower Metro and the Van Dorn Metro. The community is near the Eisenhower Connector a short road that connects Eisenhower Avenue to I-495. Between the Eisenhower Connector and Van Dorn, the Exchange has easy access to the Beltway. Van Dorn also provides relatively easy access to I-395. The community is a long walk to the Van Dorn Metro, but the community boasts a free shuttle to the metro.

The buildings themselves are fairly new, most being built in the last 5 years or so. These are garden style condos of brick and siding. There are three floors and elevators on the parking side of the building. The community has a parking garage with plenty of resident parking, but a limited amount of visitor parking.

Most units here have nice carpeting but many have wood floors in the living and kitchen areas. The kitchens are nice and modern, but most are not luxury level. Black appliances are common. Most units have Formica countertops.

The Exchange amenities are found in the building closest to the entrance. There you will find a very nice business center, party room and media room. There is a basketball court here if you want to shoot a few hoops. The fitness room is modern and well-kept. The condominium offices are found in this building. The Eclipse at Center Park is a condominium community located alongside Four Mile Run in Arlington County where Crystal City meets Alexandria's Potomac Yard.
The community backs to the Yellow Line and Blue Line where the metro bridges Four Mile Run. There is no metro stop at the Eclipse, though there is talk that a stop is coming within 5 to 10 years near Potomac Yard and/or the Eclipse. Nonetheless, the Eclipse is a paragon of convenience, with regular bus shuttles circling from through Crystal City and the Eclipse.
The Eclipse has a number of great amenities worth checking out including a pool and workout area, but for now we're focusing on a collection of social amenities found on the seventh floor of the east tower. On this floor you'll find a modern and stylish party room. From the party room, one can exit to the roof deck.

The Observation Deck has a pillared structure that frames intriguing views of nearby site. From the Observation Deck, one can easily watch the planes come and go from Reagan National Airport. On most days both the Washington Monument and the US Capitol are plainly visible and much more obvious than they might seem in the picture below.

Arch Hall condominiums are named for a nearby historical structure which in 1950 and 1951 was painstakingly disassembled and then fifteen miles south. The original Arch Hall now sits on a 140-acre site overlooking Belmont Bay on the Mason Neck peninsula, Fairfax County. For some people one of the benefits of condo living is that everything is on one level. Many there are no stairs inside the unit of some condominiums. For those in wheelchairs, for the elderly, or for those who just like life without stairs, this is a big advantage. But for some people, life on one level is just not enough.
Lofts and bilevel condominiums offer condo-style living, but doesn't limit life to just one level. One of my favorite examples of this is found in the top floor units at the Tiers of Manchester.
The Tiers are "swiss-style" condominiums. Their roof lines echo the high-pitched roofs favored in Alpine cottages. In Switzerland these roof provide the pitch needed to get excess snow off the roof. But in Manchester Lakes, these roofs provide opportunities for dramatic overlooks in the condo itself.

The pitch of the roof allows for high angled ceilings and the placement of a loft over-looking the living area.

It's difficult in a photograph to show how this brings a real feeling of spaciousness to the condo. The lofts here also provide bonus space for storage and closets under the eaves of the roof. The loft is easily accessed by way of a spiral staircase that only adds to the dramatic feel of these condos.

In Kingstowne has a good many condominiums with lofts and the Tiers of Manchester and Eton Square are just two of my favorites. To check pricing and availability on these go to Tiers or Eton Square.

Lofts are dramatic and very appealing but they aren't for everyone. Another alternative in you're looking for a multi-level condo is the townhouse style layout found at the Sycamores at Van Dorn.

The Sycamores is one of many garden-style condos in this area that offer townhouse-style floorplans in a garden-style condo. This give you all the benefits of condo life (low maintenance, amenities) with the homey feel of a townhouse. In condos such as these, the bedrooms are upstairs but the kitchen and living room are downstairs. In some condos like the Sycamores and Old Town Village, most or all units have a townhouse style unit. In other condos, such as Eton Square in Kingstowne or Worldgate near Reston, on the the top floor units have the townhouse-style unit.
But there is yet one more way to get a multi-floor condo.

Some high-rises offer units with multiple floors. For example the Fountains in the West End of Alexandria VA, have units that occupy two floors. The Fountains is also one of the most affordable condominiums in Northern Virginia and features a convenient location that is easily accessible via I-395 or public transportation. The Atrium in Arlington VA is a high-end condominium in Rosslyn that has dramatic two-level units with two-story windows.

Here are a few pictures I recently snapped at the Huntington Club in Alexandria VA / Fairfax County just outside Old Town and the Beltway.

This is looking up-hill at the 3 BR's and townhouses at the top of the community.

Condominiums are found all over Northern Virginia. From quiet communities along Fort Hunt Road at River Towers and Belle View to glamorous high-rises like Carlyle Towers or the Eclipse to urban luxury in Rosslyn, there are plenty of choices in Arlington, Alexandria and Fairfax County. A condominium is usually a housing unit or apartment in a multi-unit building in which each unit is individually owned, while common areas and the property in general is jointly owned by the residents and the owner of the building, or all of the residents together. Some people choose to purchase and live in a condominium because some condos are less expensive than a traditional single-family house. Additionally, many condo's have added amenities and facilities. Before deciding to purchase a condominium, it is important to do your research into both the legal and practical aspects of owning a condominium. As with any home purchase, location, size and price are important. With a condominium you'll also want to understand the ownership scheme. This type of information is found in the "condo docs" or condominium documents. Most states, and the Commonwealth of Virginia, require condo doc disclosure before any purchase contract is finalized. The condo docs will contain detailed information on the ownership and property rights of the condo and its owners. The rules of the homeowners association are generally explained in the condo docs in plain English (and not in legal jargon)? It's important to read the condo documents to understand the annual maintenance and upkeep fees, as well as to obtain a full understanding of exactly how much control the association have over the regulation of the property? Condominiums can be found all over the country, with more being developed each year. Condominiums are quite common in Northern Virginia and the National Capitol area. Some condo's are new construction and a few are apartment buildings that were rental apartments before making the switch. In newly constructed condos, it's common to find a sales office on-site at the condominium. And whether your buying from a condominium owner or a condo office, it's a good idea to take a guided tour of facilities and the units that are available for purchase. Of course, many new condominium offices have staff that act as sales agents. Potential condominium owners can make an appointment to meet with a staff sales agent to discuss interest in condo ownership. However, when you're in the market for a condo, it's a good idea to employ your own real estate agent rather than rely on the services of the condominium staff. Your real estate agent will have an understanding of the condominium ownership structure and the condominium documents and the real estate agent can explain what this means to you. Although there are various types of condominiums, the most common legal arrangements involve individual ownership of each unit, with joint ownership of the communal or common areas by all of the residents in the building. You might be surprised to learn the variety of sizes found in condominiums. Condos range from studios and one bedroom apartment, to a four bedroom penthouse apartment. Even condominiums with the same number of bedrooms can have different floor plans and different numbers of bathrooms and half-baths. While some condominiums are located in large multi-unit buildings, others may be detached form each other and be located in a gated or planned community. Some condominiums may be located in resort or vacation destinations. Besides total cost of the property, you should also inquire as to the annual homeowners association costs. These fees are usually charged in order to pay for the upkeep and maintenance of the common areas. Owning a condominium can be one of the largest investments you make, so make sure that the one you choose can accommodate your specific needs. Purchasing a condominium can be a great way to buy a property in the location you really want with all the amenities you seek. |

Parkfairfax (also called Park Fairfax) is an all-brick garden-style condominium community in northwest Alexandria, Virginia. Parkfairfax is composed of more than 200 acres of land and 286 buildings. Parkfairfax has 15 different floorplans with:
- one bedroom units (720 total)
- two bedroom units (863 total)
- three bedroom units (101 total)

Amenities include:
- exercise facilities;
- a library;
- rental party rooms;
- tennis courts (8);
- swimming pools (3).

 Like many similar area communities, Parkfairfax was built in the early 1940's at the outset of World War II. Parkfairfax was constructed to provide rental housing for Pentagon employees and others in the rapidly expanding Federal Government. Leonard Schultze and Associates of New York was the architect and Starrett Brothers and Eken, Inc. (builder of the Empire State Building) was the construction company. The developer (Metropolitan Life Insurance) donated fifty thousand dollars and 5 acres to build Charles Barret Elementary School. It's interesting to note that two residents of Parkfairfax later went on to become President of the United States. (Richard Nixon and Gerald Ford.) |

Prescott condominiums are located in the heart of Old Town Alexandria near the crossings of Cameron, Henry and North Fayette streets. The design of Prescott condos recreates early 1900 architecture in the form of Queen Ann style of row houses. Prescott offers an interesting contrast of exteriors that harken back more than a century and the best of modern interior design.
That design includes a designer kitchen with stainless steel appliances, 42 inch Maple cabinets and granite countertops. The units feature a nine foot ceiling in all living areas with thick hardwood flooring in the kitchen, foyer, living and dining rooms. The windows already have designer blinds installed. The foyer, living and dining rooms are nicely trimmed with two-piece crown molding. Closets feature wood shelving and all doors have brushed chrome hardware.
Old Town is a wonderful place to live, but in 1900 homes weren't pre-wired for cable, Internet and ceiling fans. The Prescott has this and recessed lighting in kitchen and dining room. Many units have spacious walk-in closets.
The bathrooms have ceramic tile in all baths with Corian vanity countertops with integral Corian sink and Kohler plumbing fixtures. Of course, the washer and dryer are in the unit and the rooms bedrooms have wall-to-wall carpeting.
Units have aluminum clad, double hung, tilt in, insulated windows with simulated true divided lights. The rooftop terrace with patio furniture and gas grill is a great way to get away and enjoy views of Old Town. Parking is always at a premium in Old Town but these units have underground parking space included with controlled access to garage, elevators and lobby.

I recently visited Skyline Square condos. It was a misty, rainy spring day but I snapped a few pictures anyway. Even on a nearly rainy day, many of the views at Skyline Square are great.

The Skyline Square Shuttle was at the ready when we visited.

It was parked in front of the lobby / office which is located between the twin towers of Skyline Square. The fly-over walk through gives residents easy access to mail and to the office.

The lobby itself is big and spacious.

The nearby parking garage holds plenty of vehicles.

The kitchen in this unit had new appliances and cabinets.

The pool is quite large and is located between the two towers of Skyline Square. In early spring the pool is still covered.

Some units look inward toward the other tower at Skyline Square.

Even here the views are great.


The balconies at Skyline Square are large with sweeping views.


The prime views here in my opinion look South East toward Old Town Alexandria and the Potomac.

The view north toward the Blue Ridge Mountains is also pleasant.

Kingstowne is a massive 22,000 acre subdivision---a planned community with nearly 5400 residences. The Northern Virginia region is home to many planned communities, Reston and Dale City come to mind quickly. Reston works well, but in my humble opinion, Kingstowne, the newest of the planned communities in this area, seemed to get things right. Kingstowne has a nice mixture of condos, townhouses and single family homes, with multiple entry points through broad rolling boulevards.
Kingstowne is so large, that many of the nearby subdivisions are now referred by many as being in Kingstowne. Yes, Kingstowne in many was has become its own little town. Never mind that nearby subdivisions like Island Creek and Manchester Lakes aren't officially in Kingstowne, many people still refer to the general area near Springfield and Franconia in Fairfax County, Virginia as Kingstowne.
One of the reasons that Kingstowne works so well is because of its position in the area's transportation network. For example, because Kingstowne is located just outside the Capital Beltway (I-495) and has easy access to the Springfield Mixing Bowl, the enormous junction of Interstates 95, 395, and 495, Kingstowne provides its residents a good commute to major employment centers like the Pentagon, Washington DC, Tysons Corner, Arlington and Alexandria. Via back-roads, Kingstowne connects very easily to Fort Belvoir.
The residents of Kingstowne can also reach downtown via the Metro's Blue Line at the Springfield-Franconia Metro or the Van Dorn Metro. Springfield-Franconia station is closer to Kingstowne and offers plenty of parking. Van Dorn Metro is closer to town and offers a "kiss and ride".
Despite being in a major metropolitan area, Kingstowne maintains a small town feel. Kingstowne Towne Centre has shops, grocers, restaurants, banks and fast food---in other words: all the conveniences of modern life. Nearby Springfield Mall serves most needs. Kingstowne is a great place to live.

Alexandria's history as a colonial seaport is well-known in the area, and is one of the reasons that this city to calls to visitors from around the country and around the world. Alexandria's seaport was once a bustling place of industry and commerce, but the cargo ships and packets from foreign seas are long gone now. Today, Alexandria's waterfront is geared more toward the pleasant than the practical.
Where the Water Meets the the Road
At the end of King St. where the road meets the water, there are brick walkways and wooden decks. Plenty of benches and gazebos are there and in the evenings this is a place to find street musicians and other performers practicing their craft before wandering walkers .
In the left side of this picture is the Torpedo Factory, an Alexandria landmark. The Torpedo Factory was what the name implies: an edifice dedicated to the construction of naval weapons of war. But as the industry's needs grew beyond the space here on the Alexandria waterfront, the building was repurposed as an art and crafts center. The building now houses a good many artists is is a wonderful place for tourists and residents alike to visit.

The Torpedo Factory and the waterfront are very close to the Torpedo Factory condos---high end condos in Old Town. Metro Access
Among other things, the waterfront at Alexandria is nice because it's metro accessible. Simply take the Metro to King St. Station and then ride the free trolley to the Waterfront. The trolley is a service of the City of Alexandria for visitors and residents. It's a fun and easy way to make your way across Old Town.

Nearby Parks and Trails

Parks and paths line the waterfront these days. It's the perfect place for a walk on a Spring day.

Benches are found at just the right places. These photos were taking on a weekday morning, but in the afternoons and evenings the waterfront wakes up. Tourists, joggers and walkers share this open public space.

The Alexandria House is located a few blocks from King St. on Madison St. in Old Town Alexandria between the waterfront and the Washington St. This towering landmark of a building boasts broad wrap-around balconies with views of the Capitol, National Airport, Old Town and the Blue Ridge Mountains. This condo complex is in a spectacular neighborhood, but to me anyway, the real appeal of the Alexandria House is the balconies and the views.

I have collected some snapshots to represent the views from these condominium balconies.

This is a view from the northeastern side of the building about 20 floors up. The view is over the north end of Alexandria toward the Blue Ridge Mountains. The high-rises of Arlington are easily visible to the naked eye but in this picture Arlington is just a few bumps near the horizon on the right.

In this unit the kitchen has a pass-through that allows the cook to look out to windows on three sides. In the distance one can see the Woodrow Wilson Bridge and the Potomac River.

The wrap-around balconies mean that even the bedrooms have balconies and tremendous views.

The Watergate at Landmark is your sanctuary from the world. The

Belle View is connected to Alexandria and the DC Metro area not by a highway, or an interstate, although it is relatively close to the Beltway and the interstate. Instead Belle View commuters will likely use the GW Parkway. The blog entry hyperlinked in the previous sentence explains to area newcomers why the parkway is so special.
Belle View Shopping Center, at the heart of Belle View, has all of life's needs: a supermarket, gas station, banks, post office, Radio Shack, ABC store, fast food, restaurants and more. If that isn't enough, Belle View is just a mile or so from Rt. 1's suburban corridor, where one will find the usual fare of Lowes, Target, Chili's, TGIF's, Outback, Applebee's, fast food galore, Marshalls, Staples and more. Belle View is also a short bike ride or a long walk from Old Town Alexandria, a destination in itself.
Belle View is very close to the Belle Haven Marina. The marina has a boat launch and slips. Visitors may rent canoes, kayaks, rowboats and sailboats here. There is also a water taxi from the marina to National Harbor and beyond. Along the river, bikers, roller-bladers and joggers enjoy the paths.

Proximity to the River is a huge benefit of life at Belle View but it also brings a small measure of uncertainty. Like every River, the Potomac will flood sooner or later. Two hurricanes have directly impacted the area since it was built in 1948. As a result, in 1969 and again in 2003 the Potomac flooded parts of New Alexandria. Homes closest to the river were most impacted, but many Belle View condos were spared any damage. The floodwaters receded as quickly as they came, and life returns to normal at Belle View. |

Montebello was built on a promontory overlooking the Potomac River. This knob, called Mount Eagle, has such a commanding view that it was used as a fort during the US Civil War.
The ridge upon which Montebello sits is part of an important geological feature that is tied to the "Fall Line". This ridge starts at Great Falls VA and runs along the Potomac all the way to Mt. Vernon. Much of the area's most valuable real estate is sits on this ridge. From the hieghts of Rosslyn to the Iwo Jima Memorial, to Robert E. The Exchange at Van Dorn is found on Eisenhower Avenue between the Eisenhower Connector and the Van Dorn Metro. Residents can walk to the Van Dorn Metro in about 5 to 10 minutes. The Exchange operates a private shuttle and the DASH bus stops at the front door. The Exchange has a large well-maintained garage with controlled access. The Exchange has 404 units in four-story condominium buildings. Most buildings at the Exchange have elevators.
The clubhouse at the Exchange has an elegant lobby that features a dramatic spiral staircase and ceiling that rises several floors above the lobby. The clubhouse allows 24-hour access for residents to the fitness center and cardio theater. The clubhouse also has a business center and party rooms. The billiards room is at your service and the gymnasium has an indoor basketball court.
Outside, the Exchange has a swimming pool and sundeck. A sand volleyball court is available for residents and children will enjoy the playground. The Exchange is pet friendly and is nicely landscaped.

Units have bold crown molding and upgraded lighting to highlight the modern designs and floorplans of the Exchange. All units have a full-size washer and dryer, walk-in closets, high-speed internet access and balconies.

Just south of Alexandria, near the intersection of Richmond Highway
and Huntington Avenue, stands a sixteen story brown brick tower called the Hunting Creek Club. The tower shares the neighborhood with a few other high-rises, the most notable being Montebello at the rear on Mount Eagle.

Built in 1972, the architectural appeal of the building is in that
awkward stage that occurs long after "new" but just before "vintage".
This is of course a personal opinion, and others may disagree, but
driving past the building on many occasions, it never struck me as
particularly beautiful. But then, my work as a condo sales agent caused me to visit and closely examine the property and several units.
I have come to understand and appreciate the benefits of the Hunting
Creek Club. Like many of the quirky condos where I do a lot of
business, Huntington Creek Club is NOT for everyone. But, if you are
seeking what Hunting Creek offers (proximity to Metro, close to Old Town, convenient access to the Beltway, reasonably affordable), you'll find it here.

Hunting Creek Club is an easy commute to many major job centers:
Pentagon, Crystal City, NW & SW Washington DC, Fort Belvoir,
Arlington, Springfield and of course Alexandria are all closeby. Tysons
Corner is a little problematic, but that's the case for most drivers
who don't live in Vienna.
Hunting Creek Club has an unmanned guard station as you enter the
front gate. The fact that the guard post is unmanned perhaps speaks
most to how the neighborhood has changed since 1972. The parking lot is
generous with more than enough room for residents and guests. At the
rear of the property is a pleasant pool and tennis court hidden in the
woods at the edge of Montebello.

The lobby and common areas were recently redone. They sparkle with
new carpets and all is very well maintained. The stylings are a bit
formal and in some ways fit with the era in which the building was
built. This is not what one might find at the Midtowns or Carlyle
Towers. Furniture from Pee Wee's Playhouse is popular in many new
condos but not here.
There is no shortage of lifts from the banks of elevators. The
elevators are quick and I didn't hear any sound from the machinery.
I've visited many units here. To be brutally frank, the exterior of
the building and the turquoise carpet, while well-maintained, sets low
expectations when one first visits the Huntington Creek club. But the
units themselves are a pleasant surprise. They are generously
proportioned, with logical floorplans. All have plenty of light from
big windows.
Some units are dated, and could use a little refurbishing. But, many
have been refurbished. Many of the units have been totally refurbished
and are as nice as, or better than, anything you'll find in new
construction. These gems can be compared to the best at the Midtowns, Montebello or Carlyle Towers. These are a small step up from most of the condos nearby at the Huntington Club.
All
in all, I find the floorplans to be logical and very nicely designed. I
think most of these are in great shape and I love the views and
convenience of Hunting Creek Club.

All this and I haven't yet mentioned my favorite feature at the Hunting Creek Club: the balconies. Every
unit I have seen has a very nicely proportioned balcony, with views
that are as good as anything in the area. Some of the units look toward
Old Town
or the George Washington Masonic Memorial, others look toward the
Woodrow Wilson Bridge and the Potomac. If you like balconies and views,
you have to consider the Huntington Creek Club.
The prices here are generally quite reasonable. Units are generally more expensive than the Huntington Club, less expensive than Montebello and MUCH less expensive than the Midtowns. Check the links below for a search of area real estate.

In 1966 bills were signed that allowed the creation of the Washington Metro Transit Authority in 1967. In the same year, the Huntington Club, a community of garden-style condos, were built between Huntington Ave. and North Kings Highway. About 15 years later, the Washington Metro and Transit Authority opened its first station in Fairfax County. This station was the Huntington Metro and it brought the Yellow Line to the Huntington Club. The Huntington Club is across the street from brand new condos called the Midtowns.

The Huntington Club abuts the Huntington Metro and its residents can easily walk to either entrance of the Metro. The Huntington Club is on a forested ridge which is a prominent geological feature in the region. These hill overlooks Old Town toward Shooter's Hill, the Carlyle Towers and the George Washington Masonic Memorial. Most units at the Huntington Club have balconies (some have patios) and the location often provides pleasant views toward the city.

The Huntington Club has bright and airy units with ample windows. The condo fees include gas, trash, water, sewer, electricity and cable. The grounds are well-maintained and the swimming pool was completely refinished in the Winter of 2008. Prices at the Huntington Club relatively affordable and the neighborhood has a friendly and comfortable feel. I feel quite confident that if you want to live on the Metro, the Huntington Club may be one of the best buys in the National Capitol Region.

Marina Towers condominiums are located on the northern end of Alexandria, just outside Old Town along the George Washington Parkway.
The property is situated on the banks of the Potomac with views to bald
eagle nesting sites on one side and the city skyline at the other side.
The Towers peer over the Mount Vernon Trail. Residents can use the
trail to walk to Old Town and it's many shops and boutiques, or can
follow the trail towards Reagan National Airport, Potomac Landing Marina and Washington DC.

Marina Towers is positioned to take maximum benefit from the river.
The community fitness center looks toward the river. The pool is just
above the trail and Potomac. At the water's edge, the community has a
gazebo bar and picnic area. There are no additional fees to use these
facilities for residents.
There are approximately 500 residents at Marina Towers, a tightly knit community. The residents think of Marina Towers as "Paradise on the Potomac."
Former association president William Mattison coined this term to
describe the building’s location, but more importantly to describe the
community spirit residents share. Marina Towers residents have worked
together at times to on my community affairs, events and efforts such
as community barbecues, river clean-up efforts or the
send-a-kid-to-camp campaign.
In addition to it's proximity to Old Town, Marina Towers has very
easy access to the shops of Potomac Yards. It's location on the GW
Parkway is supported by Metro bus, but there is currently no walkably
close Metro station for Marina Towers. Marina Towers residents can
easily drive to DC, Rosslyn, the Pentagon and Ballston at all hours.
Rush hour has little impact here because of Marina Tower's strategic
location.

The Fountains Condominiums at 301 Beauregard is conveniently located near the Duke St. and I-395. This high-rise condo community is in the West End of Alexandria VA. It's located just a few blocks from Van Dorn and Landmark and Lincolnia.
Every condo at the Fountains has plenty of light and windows. Many condos at the Fountains have balconies with views toward the city or the Blue Ridge.
The Fountains is an older building but very well-maintained. The carpets in the common areas are in top shape, as are the amenities of the Fountains.

The Braddock Metro Station
is located at 700 N. West St., entrance at the North side Braddock Rd.
Residents of the Braddock Road Metro neighborhood are participating in
a comprehensive re-planning of the blocks between the Metro Station and
Route 1. There are already several condo communities at Braddock Metro,
including Colecroft Station Condos and the Lofts at Braddock. Toward Rosemont and Del Ray, the neighborhood is mostly composed of upscale single-family detached homes.
Braddock Metro Station has relatively low Metro ridership. Near the
metro there are acres of empty lots and warehouses in what was once an
industrial area, but is now a highly sought after neighborhood. So,
this neighborhood is poised for redevelopment. Residents, activists and
developers are working with local government to plan
architecture, public spaces and parks, safe and pedestrian friendly
streets, local retail and restaurants, transit, and a mix of housing
types for all incomes.
The first train departs at 4:55am at Huntington Station, and last
train departs at 12:33am Huntington Station. Braddock Metro is 7 blocks
from the center of Old Town Alexandria, of Washington Street, and 5
blocks to the Potomac River.
Parking available using SmarTrip cards with 10 short metered spaces. There are 46 bike racks and 12 lockers at the station.
Metrorail fares: $1.65 minimum $4.50 maximum Children's fares: Up to 2 children 4 years or younger ride free with an adult paying full fare. Children 5 or older pay adult fares. Seniors 65+ ride for half price of the regular fares.

This weekend I toured a number of condos with a client who was
prequalified at around $200k. On her budget, she can afford a
fixer-upper townhouse in a neighborhood like Bucknell Manor.
She briefly considered the idea of buying a duplex townhouse. The idea
of a duplex in a quiet 1950's neighborhood is quite appealing. The
reality of owning that townhouse involves maintenance and upkeep that a
young single gal probably wouldn't enjoy.
So instead we turned to focus on one and two bedroom condos,
preferably under $200k. She has a number of choices, all in decent
neighborhoods and with an easy commute to Ft. Belvoir. Here's where we
stopped:
- Huntington Walk --- Huntington Walk is a tiny little garden-style
condo community on Rt. 1 accross from Target. The units are very nicely
priced and in good shape. The one she looked at had a nice new kitchen
and a patio. The laundry is common, but the building is nice sturdy
brick.
- Huntington Run --- Huntington Run is the younger sister of
Huntington Walk. The units are about the same size, which is to say,
very generously proportioned. The unit has laundry in the unit, but the
building is siding. Huntington Run and Huntington Walk are well within
this client's budget.
- Huntington Club
--- Huntington Club is at the Huntington Metro. The condo fees here are
a bit high, but the condo fee includes all utilities, heating, cooling
and cable TV. Huntington Club offers a good deal of space and many
units are in very good shape here. Some of the beat-up units have
remarkably small price tags.
- Midtowns of Alexandria
--- Sparkling, new, granite and fine cabinetry is what you'll find
here. The roof-top deck is pleasant and the proximity to the metro is
unbeatable. Easily the nicest of what's in the budget for this client,
the downside is the size: the Midtowns will offer a small studio for
slightly more than what my client wants to spend. Of course, every unit
in the Midtowns has laundry facilities in the unit.
- Hunting Creek Club
--- Hunting Creek Club condos are hi-rise apartments with large
balconies. Most units here have very pleasant views, hardwood floors
and large windows. Hunting Creek Club is in the middle of this client's
budget and she was taken by the views afforded by the one bedroom here.
When buying a condo it's important to remember that you can always
change fixtures and wall coverings, but you can never change the view
or the location. Hunting Creek Club has a laundry room on each floor.
The unit that we viewed at Huntington Creek Club has a stunning view of
the Potomac. The unit overlooks the Belle Haven Country Club.
Hunting Creek Club is about 4 blocks from the Metro, close to Old Town
and has easy access to the Beltway. Hunting Creek Club is right in my
client's budget.
- Montebello Condos
--- Montebello condominiums are hi-rises that sit on Mount Eagle at the
Huntington Metro. The 37 acres of Montebello are surrounded by fences
with 24 hour security roaming and at the gates. One of the big appeals
of Montebello is the collection of amenities.
Montebello has an indoor and outdoor pool, hot tubs, sauna, work-out
rooms, convenience store, dry-cleaning, bowling, billiards, ping-pong
and more. Every unit at Montebello has a balcony and most of these
balconies are enclosed with sliding glass doors. Montebello has a
washer and dryer in the unit. Montebello is walking distance to the
Metro and has a shuttle if you don't want to walk. Montebello is at the
upper end of my client's budget.
- Belle View Condos
--- Belle View is a gem on the Potomac. These brick garden-style condos
are only a few steps from the Belle Haven marina and the Belle View
Shopping Center. They have the feel of grandma's house, most with
hardwood floors, gleaming kitchens and windows on 2 or three sides. The
exterior of Belle View is cute as a button and you can't get a better
neighborhood anywhere and for any price. Belle View has laundry in the
basement. Belle View is a bike-ride from the Metro and from Old Town,
but it well served by the Fairfax Connector.
A one-bedroom at Belle View is currently selling at around $210k, which
is a little pricey when you consider the size. The price of Belle View
puts it in the same category as Montebello and the Midtowns, but with a
different value offered.
- River Towers
--- Our last stop was River Towers. River Towers is nine-stories high
and abuts Belle View condos. River Towers is unique in Northern
Virginia because of its greenery. River Towers sits on 26 acres of land
and is adjacent to a national park and a county park. The 1 bedroom
units at River Towers are big and bright; many have brand new kitchens.
The laundry room is on the first floor and has a dozen or more
machines. The prices at River Towers are well-within this client's
budget.
We took in a lot over the weekend and set an appointment for a
closer look on a future weekend. It's a good idea to digest what was
seen. And see how you feel about it after you've seen the properties.
I can think of a number of places that would also fall within this
client's budget and still offer a very reasonable commute to Ft.
Belvoir. But I wanted to get her impressions of these places before
going on a bit deeper.

The Carlyle Towers is a contemporary luxury three-building complex located across the street from the George Washington Masonic Memorial and just blocks away from the King Street Metro Station. Carlyle Towers
are also only four blocks away from the Eisenhower Avenue Metro Station
and Metrorail’s Blue and Yellow line which makes the Carlyle Towers a
great location for travel. Carlyle is located near Old Town Alexandria.

The Carlyle Towers offers a living lifestyle you will enjoy,
appreciate, and won't want to leave anytime soon. There are plenty of
amenities that will enhance your living experience. There are not one,
but two swimming pools. There are both his and her sauna rooms, a hot
tub, and a swim-in-place pool. In addition to the Jacuzzi pools, there
are tennis courts, a shuffle board court, putting greens, an indoor car
wash area, and individual bike storage. The fitness and exercise room
is complete with machines, free weights and treadmills.
The average square footage of units at the Carlyle is 1200. Each
condo generally includes a living-dining combo, a master bedroom with
full bath, kitchen with new applicances and of course a washer, dryer,
dishwasher and microwave.
Carlyle
Towers has a vibrant neighborhood community with many club activities.
Here are a few of the interests represented by clubs here:
- book,
- garden,
- walking,
- dinner,
- investments,
- bridge.
A feature that grabs everyone’s attention is the community roof deck
overlooking the George Washington Masonic Memorial. Many of the
amenities mentioned above (such as the putting green) are found on the
deck or near the deck (such as the hot tubs). Many units at the Carlyle
have views toward the memorial.
Because of its central location in the Carlyle District,
Carlyle Towers is close to many conveniences and services. For example,
there is an AMC Hoffman Movie Theater complex only a couple blocks away
at the Eisenhower Metro. Whole Foods Grocery Store is located nearby on
Duke Street. There are numerous restaurants within walking distance and
many more a trolley ride away. Some of those restaurants include
Stella’s, Joe Thiesman's, the Carlyle Deli Market, and Eve’s Place. Old
Town is filled with shops and restaurants like Hard Times Café, Misha's
and Le Gaulois.
If you enjoy visiting libraries you might enjoy any one of three
different libraries that are less than 3 miles from Carlyle Towers, Martha Washington Library, James Duncan Library, and Kate W. Barrett Library.
There are numerous schools within a 3 mile radius in the local area of the Carlyle Towers, T.C. Williams High (“Remember The Titans” movie),
George Washington Middle, Francis C. Hammond Middle, Lyles- Crouch
Elementary, Maury Elementary, and Jefferson-Houston Elementary.

Old Town
is known for its 18th-Century buildings and colonial architecture.
Abingdon Row fits nicely into the look and feel of Old Town. Abingdon
Row is newly constructed, but the design takes it cues from the
historical architectural details that are common to Old Town's 18th
century spirit. The columns and pilasters of Abingdon Row together with
the arched windows and iron-railed terraces are all tied together by
stately brickwork.
Abingdon Row is at the north end of Old Town. It's a place a few
blocks off the main drag, so traffic there is little cut-through
traffic. These condos are just a few blocks from the waterfront, Oronoco Bay Park and Founders Park. The development promises (and mostly delivers) luxurious high-end condos in the heart of Old Town, Alexandria.
Abingdon Row was built by a family-owned real estate development
company that specializes in innovative infill residential development.

areas. The community rooftop deck is quite pleasant, as is the
courtyard at the heart of the property.
The kitchens feature granite countertops, maple cabinetry and
stainless steel appliances. A 30" gas range will delight the gourmet
chef in your family. There are hardwood floods in the kitchen and on
into the living room, dining room, foyer and kitchen. 9' Ceilings in
Living Areas impart a sense of grandeur to the feel of the unit.
Details such as recessed lighting, and fine two panel interior doors
compliment the architectural styling that is Old Town, yet modern.
Each unit has its own high efficiency electric heat and air
conditioning systems as well as a full sized washer and dryer. Selected
homes have balconies, patios and rooftop decks.
Units vary in price based upon the number of bedrooms and upgrades
and features such as the balconies. The builder has a sales office

Skyline Plaza, a two tower 26-story condominium residence
located in Falls Church is on a premium location seven miles away from
the Reagan Airport and five miles from the Pentagon. The towers are
surrounded by 10 beautiful acres of highly maintained landscaped
ground. Skyline Plaza has easy access to I-395
which grants easy access to DC and destinations around the Beltway such
as Tysons Corner. If you are new to the idea of a condominium and

The towers of Skyline Plaza were developed in the 1970s near historic Bailey's Crossroads.
Skyline Plaza is just minutes away from many strip malls (such as the
Skyline Shopping Mall and Bailey's Crossroads Shopping Center) malls
(such as Landmark and Pentagon City), and urban shopping spots (like Old Town Arlington and Wilson Blvd. in Arlington).
The neighborhood is filled with all of life's conveniences
highlighted by a plethora of affordable ethnic cuisines and
neighborhood restaurants. Walk Score
rates this as a highly walkable neighborhood. I dispute this slightly
because the Skyline neighborhood is heavily trafficked and serviced by
6 lane roads in some cases. Everything is close to Skyline, true. But
not everything is walkable from Skyline. On the other hand, Skyline
Plaza is has very active and clean bus service with quick shuttles to
nearby metro stations.
Public schools near Skyline Plaza include Edison High, Thomas
Jefferson High, Stuart High, Twain Middle, Holmes Middle, Glasgow
Middle, Bailey's Elementary, and Glen Forest Elementary.
On site, Skyline Plaza offers a variety of recreational activities.
If you like playing pool there is a billiard room located on the
Penthouse level of the North building. The billiard room contains two
regulation size tables with cue racks. (No one under 12 is permitted in
this area and ages 12 to 18 must be accompanied by an adult.) The
billiard room is accessible everyday from 10 am to 10 pm.
If
you have the need to entertain large number of guests, Skyline Plaza
has you covered. Each tower has a party room with a fully functional
kitchen in the penthouse. There is ample room for dancing and dining
and the penthouse has its own furniture. The views from the penthouses
are spectacular. The rooms must be reserved by the residents and there
is a nominal fee associated with use of the party room.
A card room is also located on the penthouse level in both towers.
The card room holds less people then the party room but fully furnished
as well. The card room is also only available by reservation. The hours
of availability for the card room and party room are 10 am to Midnight
from Sunday through Thursday. The party room and card room are open
until 1 am on Friday & Saturday.
Another
feature of the Skyline Plaza is the media library, housing over 2,500
titles. The media room is located on the B1 floor of the North Tower.
Also in the basement of both towers, there are well-maintained fitness
rooms. Both fitness rooms include a locker room, jogging machine,
weight machines, free weights, saunas, showers, steam rooms, and
bathrooms. All who wish to use the fitness rooms must be at least 18
years old. The fitness rooms are available are from 6 am to 11 pm
daily. Be advised that the cleaners are in the fitness room from 2 pm
to 3 pm.
The pool at Skyline Plaza can be used by old or young, children
under the ages of 12 must have an adult accompany them at all times
(children's pool also included). The rooftop terrace is one of the most
wonderful aspects of Skyline Plaza giving you a panoramic views of Old
Town Alexandria. The terrace is accessed from the Penthouse level and
from the party room.
The typical unit at Skyline Plaza has of 2 bathrooms, 2 bedrooms,
with washer, dryer, stove, refrigerator. The unit itself is

The Bearings South are aptly named: here, in the heart of historic Alexandria, one could never feel lost.
Built in 1941 as garden-style apartments and originally called
Boulevard of Old Town apartments, these seven buildings were converted
into a condominium community in 2006. The 158 units combine solid,
