Athletes, would-be athletes and nature lovers should head south from Old Town Alexandria.
Stretching along the Potomac River from the southern border of Old Town to Mount Vernon Estate is the Mt. Vernon bike path. Eight miles of asphalt allow locals and visitors to walk, run or bike while enjoying river views and wildlife sightings. Bald eagles, ospreys, blue heron, cormorants, egrets, ducks and geese are among waterfowl commonly spotted along this corridor, while deer, groundhogs and fox sightings are frequent. Combine cardio and conservation by following a nature trail through Dyke Marsh.
Along the bike path is a fitness course and several points of access for canoes or kayaks.
Businesses in the nearby Belle View shopping center allow you to rent a bike, tone up at Curves or take karate lessons. Adjacent to Belle View is the Mt. Vernon Recreation Center, which provides Fairfax County residents with an indoor pool and ice rink. Farther south on Route 1 is a Gold's Gym.
Local communities such as River Towers, Porto Vecchio and Belle View also offer their residents tennis, swimming and basketball facilities as well as their own in-house gyms.

I wanted to take a moment to highlight the exceptional service I

order to tour Belle Haven. After meeting up at your office, we walked
along the well-kept streets while Ben shared some of his experiences
with the community; calmly strolling through a neighborhood on a sunny

This week I was in a condo selling for over a million dollars. It was a beautiful condominium home with excellent views, a state of the art kitchen and all the upgrades one might expect ... except the unit didn't have a washer and dryer.

Because my office is in River Towers, and we also serve Belle View, I often confront the question of a washer and dryer in the unit. (Neither River Towers nor Belle View have laundry in the unit.) I've talked to the older residents of River Towers about this and surprisingly many of them resist the idea of putting laundry in the unit. They like their laundry-rooms right where they are---thank you very much.
This might seem baffling to some of the younger generation, but laundry rooms have a number of distinct advantages:
- community --- You get to know your neighbors in the laundry room. This creates a sense of community and you know who belongs in the secured areas and who is a stranger.
- maintenance --- You don't have to worry about buying a new washer when the old one breaks down. More importantly you don't have to worry about your personal laundry flooding a neighbor's condo.
- square footage --- Laundry takes up space. You have more space in your unit if you have a community laundry room
- more washers --- Many folks like to wait and do an entire week of laundry at one time. If you have a laundry room you're not limited to one small washer. You have many washers available.
In a luxury community, most people don't do their own laundry anyway, so they don't care if the laundry is outside the unit. My tip to folks who are shopping for homes in Northern Virginia: don't box yourself in. If you won't consider a unit with a laundry room, you're walking past some of the best neighborhoods in Northern VA.

The Mount Vernon Recreation Center is a county run facility with a multitude of activities and services including a fully equipped weight room and work-out facilities. In addition to the Mount Vernon Rec Center, the county provides indoor pools at nearby Lee District Rec Center and George Washington Rec Center. Units from the Fairfax County and Alexandria City Fire and Rescue Departments responded to a call yesterday from Belle View condominiums in New Alexandria VA. New Alexandria has an Alexandria postal address, but is actually part of Fairfax County.

Fire and rescue units from Fairfax County's nearby Sherwood Hall station arrived before units from the City of Alexandria. Fairfax County officials responded with fire trucks, an ambulance and police cruisers. Police blocked off westbound Belle View Boulevard in front of the Belle View Shopping Center to give rescuers room to work. By the time Alexandria responders arrived it appeared that Fairfax County had the problem well in hand.

By the time these pictures were taken the fire was under control and/or extinguished, but smoke and burnt plastic could still be smelled in the streets. Residents and witnesses said they believed the fire was from a second story unit and may have been a kitchen fire. At least 1 person was taken to the hospital for further examination, but there were no apparent injuries other than smoke inhalation.
The Incident Commander wrapped up with an after-action report and life soon returned to normal in Belle View.

Years ago I wrote a game called Battlestorm and as part of the promotion tour, I travelled to game conventions all over the US. The largest and best of these game conventions like GenCon and Origins Game Fair would have 30,000 to 50,000 attendees who come to play games, attend lectures, see old friends and make new friends. It was my first exposure the convention circuit and it made quite an impression on me.

At these game conventions I met many celebrities, mostly actors from science fiction shows and movies, and some authors. In addition I met many gamers from around the country. I didn't often get the chance to play games at these conventions because I was too busy selling my own game, but I did get the opportunity to tour the displays and meet others before the gates opened to the general public.
Today, I don't attend game conventions in a professional capacity, but I still attend one or two conventions a year. My wife Julie and I enjoy the drive up to the Lancaster Resort and Convention Center in Lancaster. Smaller conventions like Historicon and Cold Wars up in Lancaster have perhaps 5,000 attendees. However, these smaller conventions are closer and they still offer a lot of fun. Most conventions last 3 to 4 days. When I was a presenter I would stay for the entire convention, but as an attendee I rarely stay more than 1 day.

Reflecting the fun I'd seen at these conventions, I hatched the idea of bringing a smaller version to Alexandria. Using our group Alexandria Fun with Friends we host a mini-convention on a nearly monthly basis. The Microcon is much smaller in every respect. We usually have 30 to 70 attendees. Instead of taking up space in a convention hall, we usually occupy the Club Room of a local condominium.
Attendees come to learn, teach and share games. Together, we play social games, board games, card games and role-playing games to get to know each other and to have fun. The fun starts at 2 in the afternoon and at dinner time we take a break to eat a meal. At a big convention, vendors are ever-present selling everything from carnie-food to gourmet meals, but our Microcon doesn't have any food vendors.

Many times, Julie has made food like chili or enchiladas or lasagna. Sometimes we have had the food catered. Most recently, the food at the Microcon was provided by Dishes of India, an Indian restaurant located in the Belle View Shopping Center.

If you've never had Indian food, or if you love Indian food, I highly recommend Dishes of India. The lunch buffet is the best way to take a tour of what the restaurant has to offer. The food is generally mild and very "American-friendly", meaning there are options on the buffet which will please the pickiest palate.
For example, you might not like Indian food, but I know you like fire-roasted chicken. Vegetarians will enjoy simple foods like potatoes or green beans will Indian spices.
If you need an event catered, contact Gopal at Dishes of India. I found him to be friendly helpful and accommodating. He tailored a menu to fit our budget and our needs and there was ample food for our attendees.

Julie and I went sailing again. This time we put in at the Belle Haven Marina near Belle View condos and New Alexandria.

The marina has plenty of sailboats, canoes and kayaks for rent. They also offer lessons. Check out the spelling on the sign.


We had a great time on the Potomac. The winds were steady and fairly strong.

We were on the river until nearly sundown.

Condominiums are found all over Northern Virginia. From quiet communities along Fort Hunt Road at River Towers and Belle View to glamorous high-rises like Carlyle Towers or the Eclipse to urban luxury in Rosslyn, there are plenty of choices in Arlington, Alexandria and Fairfax County. A condominium is usually a housing unit or apartment in a multi-unit building in which each unit is individually owned, while common areas and the property in general is jointly owned by the residents and the owner of the building, or all of the residents together. Some people choose to purchase and live in a condominium because some condos are less expensive than a traditional single-family house. Additionally, many condo's have added amenities and facilities. Before deciding to purchase a condominium, it is important to do your research into both the legal and practical aspects of owning a condominium. As with any home purchase, location, size and price are important. With a condominium you'll also want to understand the ownership scheme. This type of information is found in the "condo docs" or condominium documents. Most states, and the Commonwealth of Virginia, require condo doc disclosure before any purchase contract is finalized. The condo docs will contain detailed information on the ownership and property rights of the condo and its owners. The rules of the homeowners association are generally explained in the condo docs in plain English (and not in legal jargon)? It's important to read the condo documents to understand the annual maintenance and upkeep fees, as well as to obtain a full understanding of exactly how much control the association have over the regulation of the property? Condominiums can be found all over the country, with more being developed each year. Condominiums are quite common in Northern Virginia and the National Capitol area. Some condo's are new construction and a few are apartment buildings that were rental apartments before making the switch. In newly constructed condos, it's common to find a sales office on-site at the condominium. And whether your buying from a condominium owner or a condo office, it's a good idea to take a guided tour of facilities and the units that are available for purchase. Of course, many new condominium offices have staff that act as sales agents. Potential condominium owners can make an appointment to meet with a staff sales agent to discuss interest in condo ownership. However, when you're in the market for a condo, it's a good idea to employ your own real estate agent rather than rely on the services of the condominium staff. Your real estate agent will have an understanding of the condominium ownership structure and the condominium documents and the real estate agent can explain what this means to you. Although there are various types of condominiums, the most common legal arrangements involve individual ownership of each unit, with joint ownership of the communal or common areas by all of the residents in the building. You might be surprised to learn the variety of sizes found in condominiums. Condos range from studios and one bedroom apartment, to a four bedroom penthouse apartment. Even condominiums with the same number of bedrooms can have different floor plans and different numbers of bathrooms and half-baths. While some condominiums are located in large multi-unit buildings, others may be detached form each other and be located in a gated or planned community. Some condominiums may be located in resort or vacation destinations. Besides total cost of the property, you should also inquire as to the annual homeowners association costs. These fees are usually charged in order to pay for the upkeep and maintenance of the common areas. Owning a condominium can be one of the largest investments you make, so make sure that the one you choose can accommodate your specific needs. Purchasing a condominium can be a great way to buy a property in the location you really want with all the amenities you seek. |

Last weekend Julie and I decided to take a walk on the trails near the Belle Haven Marina. The weather was warm, one of the first nice days of Spring, so we had a nice little walk to the water's edge.

The trail follows the edge of the Potomac and is relatively quiet even though it's just off the George Washington Parkway.

The day was not so gloomy as these pictures turned out and it was very pleasant just off the trail.

There was a bird here and I tried hard to get him on camera, but he was much too quick. He would dive and then surface with a fish in his beak. We saw him eat at least six fish. I was amazed by how much one little bird could eat.

Foxy came with us and she trotted into the water to bark at ducks but didn't have the courage to take a swim.

Belle Haven Marina is found on the George Washington Parkway just south of historic Old Town Alexandria. Belle Haven Marina is owned by the National Park Service and operated by Belle Haven Marina Inc. The Belle Haven Marina is a short walk from River Towers, Belle View and New Alexandria. Rowboats, canoes, kayaks and sail boats are available for rent. Sign-up for sailing lessons and your package will include a limited number of free hours of sailing.
The Marina has a short pier and the George Washington Parkway has many points to fish the Potomac River. Many anglers rent or own boats which ply more serene and secluded spots nearby. The ramp fee is only $5.

Belle View is a very pet-friendly neighborhood and is full of young families and professionals as well as retirees. There are usually a handful of 2 bedroom condos for sale. The three bedroom condos and one bedroom condos are harder to find.
Each Belle View unit has a nicely sized storage unit in the basement, which is clean and pleasant. The laundry room is in the basement as well. Belle View features large pleasant courtyards with mature trees and benches.
Many units have porches which are are pleasant place to take an ice tea in the summer. The units with porches are slightly smaller, but often command a higher price than those lacking porches.
The condo fee includes parking, pool, water and more. Residents pay for their own electricity, and the HVAC is driven by electricity.

Belle View is connected to Alexandria and the DC Metro area not by a highway, or an interstate, although it is relatively close to the Beltway and the interstate. Instead Belle View commuters will likely use the GW Parkway. The blog entry hyperlinked in the previous sentence explains to area newcomers why the parkway is so special.
Belle View Shopping Center, at the heart of Belle View, has all of life's needs: a supermarket, gas station, banks, post office, Radio Shack, ABC store, fast food, restaurants and more. If that isn't enough, Belle View is just a mile or so from Rt. 1's suburban corridor, where one will find the usual fare of Lowes, Target, Chili's, TGIF's, Outback, Applebee's, fast food galore, Marshalls, Staples and more. Belle View is also a short bike ride or a long walk from Old Town Alexandria, a destination in itself.
Belle View is very close to the Belle Haven Marina. The marina has a boat launch and slips. Visitors may rent canoes, kayaks, rowboats and sailboats here. There is also a water taxi from the marina to National Harbor and beyond. Along the river, bikers, roller-bladers and joggers enjoy the paths.

Proximity to the River is a huge benefit of life at Belle View but it also brings a small measure of uncertainty. Like every River, the Potomac will flood sooner or later. Two hurricanes have directly impacted the area since it was built in 1948. As a result, in 1969 and again in 2003 the Potomac flooded parts of New Alexandria. Homes closest to the river were most impacted, but many Belle View condos were spared any damage. The floodwaters receded as quickly as they came, and life returns to normal at Belle View. |

I met a potential client who told me that she had been looking for
two years for a condo. She called me because she wanted to see a
particular property in Belle View.
After establishing that she didn't have an agent, I showed her Belle
View I practically had to drag here to see a property I thought she
would like based upon her input. That property was Montebello, and she absolutely loved it and was amazed because she wouldn't have had a clue that Montebello existed if it wasn't for me.
A few days later, she wanted me to tag along to another property that she had found at my property search site. That prompted me to "set the record straight" with some frank talk.
Obviously, I would love the opportunity to be of service to her. I
appreciate and value each client and always need one more client. But
there are limits to what I can and will do and this is for the
protection of both the client and myself.
When I take on a client it is because I know I can add value to my
client's end of the transaction. I add value by finding right property
at the right price. As I have demonstrated to her and others, I know
the condos of Northern Virginia very well. Additionally, I can be a
pretty tough negotiator when the time calls.
Thus, if a client allows me to represent him or her, I think it's
important that I go with the client whenever the client views
properties (with the possible exception of open houses). So, to answer
her first question, of course I want to go with a client when a client
has interest in a property. But, when I see someone who has been
looking for two years, three years, and has probably burned through a
couple of agents who threw their hands up in frustration, I think it is
important establish a few facts.
There are two primary reasons why a buyer takes a long time to select a property:
- The buyer either has unrealistic expections; or
- The buyer does not have clearly defined goals.
When expectations are unrealistic the best thing that I can do as an
agent is to apprise the buyer of reality and wish them well in their
search. This is not because I'm a tough guy, but rather because it
would ruin me a professional to chase the impossible.
To use a metaphor, maybe bigfoot exists. I've heard that people saw
him. But if I made my living as a game hunter, I'm not going to spend
my time (the only thing I really have) trying to catch bigfoot. I'll
wish you well if you are looking for bigfoot, but I'll stick to game
that I pull from the forest every single day.
In this case, the buyer had a reasonable assessment of reality but
she didn't really know what she was looking for. In other words, she
didn't have clearly defined goals.
The client's method for finding a condo was simple: she randomly
searched the Internet and other media to identify prospects. She then
visited the potential location and then moved on to something else.
That method will use up a lot of time and energy. I'm not saying the
random selection method NEVER works, but in this case the client had
already spent two years and hadn't found the right property.
Obviously, a buyer needs to see some properties to get an idea of
what is available. But what doesn't make sense is to randomly shop
units to find what you want. Northern Virginia (Arlington, Alexandria,
Fairfax County) is a huge metropolitan market. There are so many
condominiums in Northern Virginia that a person won't be able to see
them all. (Unless like me, the only thing you do is look at condos all
day.)
I told this client gently but firmly, what I thought made the most
sense. I told her the truth. That is, instead of the client leading me
around and letting me open doors so she could find a condo, I would
play the part of the expert.
As an expert, I would asked pointed questions and listen carefully

The Martha Washington Library
is part of the Fairfax County Library System. It was built in 1969
which makes it one of the oldest libraries in the Fairfax County
system. The library is situated on Fort Hunt Road near the Belle View Shopping Center which is at the intersection of Belle View Boulevard, Beacon Hill Road and Fort Hunt.
Because it was built in 1969, the library has the modernistic architecture of the late sixties, early seventies. The most distinctive
feature of this design is the "hat" on the building. There is a 6 to
10 ft. feature on the roof which is reminiscent of the old Pizza Hut
buildings.
The library has an on-going booksale. The prices on these books are quite reasonable.
Patrons can enjoy reading areas inside and out of the library.
Inside, as one might expect, is quite and climate controlled. Outside
there are a few benches. The library abutts the Mount Vernon Rec Center and nearly surrounded by the woods of the Mt. Vernon District Park.

The meeting room at the library seats 50 people and is quite pleasant. I have enjoyed the meeting room as a member of the Alexandria Gaming Group. The staff was very accommodating and the room was excellent.
A volunteer group called the Friends of the Martha Washington Library supports the library. New volunteers are encouraged to fill out an application. It's a great way to help your community and make new friends at
the same time.

Between now and 2010, the Martha Washington Library will be
undergoing an expansion project to add 8,000 square feet to the
existing structure. The new structure will be 18,000 square feet and is
depicted in the model in this picture. |
