Looking for a home in Old Town with a price between $200,000 and $300,000? Then you're probably looking for a condominium. Some of the first places you should check are:
- Braddock Rd. Metro --- There are several condos very close to the metro with great prices.
- Canal Place --- It's hard to find one here for less than $300k but this is the place to check. Canal Place offers brick garden-style condos at the north end near the Potomac.
- Port Royal --- Port Royal is older, but trendy and youthful. Condo fees include all utilities.
- Potowmack Crossing --- Brick garden-style condos near the George Washington Parkway.
If your budget is a bit bigger and you're looking in Old Town for a home priced between say $300k to $400k, you might check out some of the following residences.
- 1600 Prince --- Very convenient condominiums near the King St. Metro. Condo fees are relatively low here owing to minimal amenities.
- Bearings South --- Brick garden-style condos at the South End of Old Town
- Braddock Rd. Metro ---As above, there are several choices here.
- Canal Place -- Interesting architecture and green courtyards in the north end of Old Town.
- Harbor Terrace -- Garden-style condos between the GW Parkway and the Potomac River
- Port Royal --- If you can catch a river view, you'll get one of the best bargains in Old Town
- Potowmack Crossing --- This end of Old Town provides a quick commute into DC and Arlington.

What is a settlement company?
A settlement company processes and records transactions such as home sales or mortgages and refinances. One such settlement company is MBH Settlement Group L.C.
Ryan Stuart of MBH tells me, "The settlement company's primary role is to insure the conveyance of clear and marketable title from the Seller to the Purchaser. Further, as a settlement service provider, the settlement company prepares documentation incident to the closing, conducts the settlement, records the deed and necessary loan documentation in the land records, and disburses all funds in accordance with the HUD-1 settlement statement."
Who do you recommend for settlement?
MBH in Alexandria VA is located on Washington St. in a historic structure in Old Town. When clients ask me for a recommendation for a title company I often suggest MBH because I've been pleased with the service at MBH.

Why did you choose MBH in the first place?
I met Ryan Stuart of MBH because a fellow realtor recommended Ryan at MBH to me. Ryan Stuart is counsel to MBH and handles many closings for them. My colleague said that Ryan had "the best closings in Alexandria".
Not knowing Ryan at the time I really doubted this claim. Her endorsement was so enthusiastic, I almost wondered if she was taking a kick-back from him!
Of course, I knew she was not receiving any such payment from MBH or Ryan. It's important for consumers to understand that enticements and payments for endorsements like these are illegal in the Commonwealth of Virginia.
The colleague that recommended MBH and Ryan is a highly ethical agent who works for a reputable brokerage. I knew I had to give MBH a try.

Why do you tell your client's about MBH?
My brokerage makes nothing off of settlement, and so long as the transaction is smooth and professional, I personally could care less who does your title work. The client has a right to choose any company for settlement and I encourage clients to take advantage of that right.
However, most clients ask me for a suggestion when it comes time to pick a title company. I tell them the truth. The services provided by the title companies are nearly identical anywhere you go. (More on this later.) There is very little difference in pricing on title work.
What I like about MBH is that there is very little hassle dealing with them. I submit the title order to them and then forget it. But, I would expect no less from any title company. What I love about MBH is how Ryan handles a closing. |

From the time Ryan settles in to the time the last document is signed, it's obvious that that Ryan is a professional. He knows exactly where the money is going and where it's coming from and it's all spelled out on the documents.
One of the duties of a settlement agent is to explain the transaction in a way that the layman can understand the paperwork. I find that many settlement agents use industry terms that make perfect sense to myself or other real estate professionals, but Ryan goes one step further.
He breaks down the transaction using simple English that anyone can understand and this is his real value add. He doesn't get frustrated with questions, and he doesn't rush the signers. He will work with the client until there is a full understanding by all parties at the table. |
I asked Ryan, why do property owners need title insurance.
He told me, "A title insurance policy contains a statement of the condition of ownership of real property. A title policy indemnifies you against loss or damage incurred as a result of title defects on your property. In the event of a lawsuit challenging your ownership interest, the title insurance company provides a legal defense for the policyholder and, if the suit is lost, pays all valid claims or losses insured by the policy."
For example in a recent closing, a property was sold with only the signature of one spouse. Years later, heirs or the missing spouse could come back to make a claim against the title. Title insurance protects against this kind of a claim.

I recently went on an excursion to Braddock Place and several condos near the Braddock Metro Station. The homes in this area are reasonably priced with excellent commutes to Alexandria, the Pentagon, Crystal City, DC and Arlington. Here's the view from a typical balcony as it looks back toward Old Town and the Potomac.

This condo had a nice kitchen with a pass through that allows light in from the balcony into the kitchen.

This unit is just a few paces from the Braddock Metro Station passing through the circle and then overpass to the station.

All units have balconies in this condo community.

Fireplaces are another nice touch here.

Alexandria's history as a colonial seaport is well-known in the area, and is one of the reasons that this city to calls to visitors from around the country and around the world. Alexandria's seaport was once a bustling place of industry and commerce, but the cargo ships and packets from foreign seas are long gone now. Today, Alexandria's waterfront is geared more toward the pleasant than the practical.
Where the Water Meets the the Road
At the end of King St. where the road meets the water, there are brick walkways and wooden decks. Plenty of benches and gazebos are there and in the evenings this is a place to find street musicians and other performers practicing their craft before wandering walkers .
In the left side of this picture is the Torpedo Factory, an Alexandria landmark. The Torpedo Factory was what the name implies: an edifice dedicated to the construction of naval weapons of war. But as the industry's needs grew beyond the space here on the Alexandria waterfront, the building was repurposed as an art and crafts center. The building now houses a good many artists is is a wonderful place for tourists and residents alike to visit.

The Torpedo Factory and the waterfront are very close to the Torpedo Factory condos---high end condos in Old Town. Metro Access
Among other things, the waterfront at Alexandria is nice because it's metro accessible. Simply take the Metro to King St. Station and then ride the free trolley to the Waterfront. The trolley is a service of the City of Alexandria for visitors and residents. It's a fun and easy way to make your way across Old Town.

Nearby Parks and Trails

Parks and paths line the waterfront these days. It's the perfect place for a walk on a Spring day.

Benches are found at just the right places. These photos were taking on a weekday morning, but in the afternoons and evenings the waterfront wakes up. Tourists, joggers and walkers share this open public space.

The Alexandria House is located a few blocks from King St. on Madison St. in Old Town Alexandria between the waterfront and the Washington St. This towering landmark of a building boasts broad wrap-around balconies with views of the Capitol, National Airport, Old Town and the Blue Ridge Mountains. This condo complex is in a spectacular neighborhood, but to me anyway, the real appeal of the Alexandria House is the balconies and the views.

I have collected some snapshots to represent the views from these condominium balconies.

This is a view from the northeastern side of the building about 20 floors up. The view is over the north end of Alexandria toward the Blue Ridge Mountains. The high-rises of Arlington are easily visible to the naked eye but in this picture Arlington is just a few bumps near the horizon on the right.

In this unit the kitchen has a pass-through that allows the cook to look out to windows on three sides. In the distance one can see the Woodrow Wilson Bridge and the Potomac River.

The Eisenhower Metro stop is located at 2400 Eisenhower Avenue. It is across the street from the Hoffman Town Center and entertainment complex. Eisenhower station is just inside the Capital Beltway (I-495) at the Telegraph Road exit. The Eisenhower Metro is served by the Yellow Line.
Eisenhower is a two platform station. Access to both platforms is provided to two escalators and an elevator. Bike parking is available with 10 bike racks and 6 lockers in the station.
The first train departs at 4:51 am Huntington and the last train departs at 12:37 am Huntington. Service became available to the public on December, 17, 1983. The REX bus provides service nearby at the corner of Swamp Fox Rd. and Eisenhower. Eisenhower is served by DASH buses 2, 6, & 7.
Metrorail fares are posted on the WMATA site. Fares are discounted for children and seniors.
The Eisenhower Metro serves the Carlyle District and is convenient for workers at businesses in and around the Hoffman Center. The Eisenhower Metro is also useful for many residents in the condos of the Carlyle District. For some residents, the Eisenhower Metro is more convenient than the King St. Metro.
The Eisenhower Metro is in the 22314 zip code, which is generally considered Old Town Alexandria, but there is very little that is "old" anywhere near this stop in the Carlyle District. The Carlyle Towers and several other new structures dominate the skyline here. Residents and visitors know that Old Town Alexandria is a special place. Old Town Alexandria is at once colonial and historic, a seaport and city, urban and chic. Old Town is home to many shops, restaurants, boutiques and coffee shops. Much of Old Town is filled with elegant brick townhouses and rowhouse houses. Some of these (Abingdon Row for example) are new. But many are historic.
Another thread in the tapestry of Old Town are the high-rises near the waterfront at the north end of Old Town. is the condominiums on N. Pitt Street known as Port Royal. From the 16 floors of Port Royal one will find some of the best views in Old Town. The rear of the building overlooks the Potomac and the flight approach to Reagan National Airport. The Carlyle District
is a 76.5 acre development in Old Town Alexandria. The district
includes a complex of offices, hotels and retail space anchored by the
U.S. Patent and Trademark Office, as well as condo communities such as
Carlyle Towers.

AMC movie complexes are located all throughout the United Sates and Canada with over 350 theaters and over 5,000 screens. AMC Hoffman 22
is a 22-screen theater making it the largest movie complex in Northern
Virginia and second largest in the region. Built in 2001, it is a
relatively new theater. There ATM machines for purchasing tickets and
advance ticket pickup. Ten of the screens are on the first floor with a
very large lobby leading to a escalator or elevator to the second floor
with 12 more screens. Two of theaters seat 410, and three others seat
318.
In addition to easy service from the Eisenhower Metro,
the entertainment complex has plenty of parking. There is paid parking
available in the garage next door and surface parking available for
free. At night and on the weekends. when the offices of the Hoffman
Center are closed, there is additional surface parking available for
free.

Founded in 1995, the U.S. Patent & Trademark Office Museum
serves the public need to understand the importance intellectual
property, including patents, trademarks, copyrights, and trade secrets.
As you might imagine, intellectual property effects nearly every aspect
of our daily life. The museum also underscores some of the innovations
that have aided mankind by improving medicine, motor vehicles, and
modern technology. The museum encourages and promotes future inventors
to strive for excellence in invention.
If you're looking for the latest and greatest inventions get to the
museum before Labor Day. Until then, twenty-five of the best inventions
of 2007 can be viewed at the Modern Marvels Exhibit.
Art of Invention - Invention of Art Exhibit includes 70
works that serve a practical purpose. The first section is dedicated to
inventors who pursued (or were inspired by) beauty. The section section
of this exhibit features inventions that were a major factor and
importance in science and industry. A few of these inventions are a
part of both groups. For example the Hubble Space Telescope is an
important scientific machine of discovery, but it also takes beautiful
pictures of space. The museum also showcases inventions from throughout
history chronicling some of the important steps we have taken in
innovation.
The museum would not be complete without its own invention. The
USPTO Museum features a new system of video LED strip monitors. These
can be arranged at will by changing display captions. In 2005 this
innovative way to display content in a museum was issued its own patent.
The USPTO museum is open Monday through Friday from 9 am to 5 pm; on
Saturday from noon to 5 pm. The USPTO museum is closed on Sundays and
federal holidays.
For metro riders, the USPTO is best accessed by the King St. Metro
on the Yellow Line. The museum is located at the atrium of the Madison
Building of the US Patent & Trademark Office at 600 Dulany Street
which is on the periphery of Old Town, near the King St. Metro, in the

The War of 1812 Re-enactment will take place at the Carlyle House Historic Park on 121 N. Fairfax Street in Old Town Alexandria on Saturday August 23rd, 10am-4pm.
On 1814, Alexandria surrendered to the British Royal Navy, commanded
by James Gordon, and forced into paying a ransom of flour, cotton,
tobacco, rum, and sugar. The capture of the city allowed the British to
burn public buildings and lead to the fleeing of the government and
President James Madison.
The Carlyle House, a fixture in Old Town,
is a wonderful venue for such an event with over 250 years of history.
Many Alexandria newcomers are unaware that the Carlyle District, home
to the condos of Carlyle Towers at King St. Metro are named after this estate.

The Barrett Library
was built in 1937 and named after Kate Waller Barrett (185?-1925), to
honor her memory as a humanitarian, social crusader, and political
reformer. Mrs. Barrett was a very accomplished woman who received an
her M.D. from the Woman's Medical College of Georgia in 1892. Dr.
Barrett opened a home for unwed mothers in 1893 with the financial aid
of Charles Crittenton. By 1909 there were over 90 homes and national
headquarters in Washington D.C. DR. Barrett also was involved in
veterans' relief, woman's suffrage, and the restoration of the
Arlington Mansion.
The library has undergone renovations and expanded its facilities in
1995. The Foundation Center at Barrett Library collaborates with the
Alexandria Library to strengthen the nonprofit sector with the
appropriate knowledge about U.S. philanthropy and training for its
patrons.
The Barrett Branch also offers the SummerQuest children's programs
and “Let’s Talk Books” a Barrett book discussion group held every
second Wednesday of each month at 7pm.

Old Town
is known for its 18th-Century buildings and colonial architecture.
Abingdon Row fits nicely into the look and feel of Old Town. Abingdon

The Bearings South are aptly named: here, in the heart of historic Alexandria, one could never feel lost.
Built in 1941 as garden-style apartments and originally called
Boulevard of Old Town apartments, these seven buildings were converted
into a condominium community in 2006. The 158 units combine solid,
red-brick construction with contemporary finishes such as granite
countertops, Brazilian hardwood floors, crown molding, and
stainless-steel kitchen appliances.
