It is a very quaint and cozy atmosphere for any size family and the Alexandria DASH system services the area.

Real Estate Pros Turn to Mobile Apps

Mobile phone applicationAround the country, real estate agents are using mobile apps to provide instantaneous information to consumers, hoping to reach what the National Association of REALTORS® calls the largest group of buyers: the age 25-to-34 demographic.

Most of these apps feature geolocation technology that identifies a consumer’s location in order to show them properties for sale in their vicinity.

“With the market being the way it is and home buyers understanding this is a home they’re buying and not just a stock or an investment, they really are spending time to get to know the neighborhood and finding out A) is this a neighborhood that I’d be happy with now, and B) is this a neighborhood that would grow with me?” says Matt Dollinger, vice president of strategic development, @Properties.

In addition to texting tools, real estate firms are rolling out QR codes, which consumers scan using a smartphone to access property and neighborhood information. Others are launching mobile versions of their Web sites.

Despite the increased use of technology to sell homes, though, real estate professionals say the human touch is necessary to get buyers through the front door.

Survey: Americans Still Optimistic About Housing

A sluggish real estate market hasn’t shaken the confidence of the public in how it views home ownership, according to a new study by the Pew Research Center. Eight in 10 adults (or 81 percent) say owning a home is the best long-term investment a person can make, according to the Pew study of about 2,000 adults conducted in March.

“Home owners are not blind to what has happened to home prices, nor are they expecting a speedy recovery,” according to the Pew study. In fact, of the home owners surveyed, about half said their home is worth less now than before the recession, while 31 percent said their home’s value has stayed the same.

Nevertheless, 82 percent of home owners who say their home is worth less now than before the recession either strongly or somewhat agree that home ownership is the best long-term investment a person can make, according to the survey.

The value of home ownership even continues to emerge on top when home owners were surveyed and asked to rate the importance of four long-term financial goals. Home ownership and “being able to live comfortably in retirement” rated the highest–viewed as either extremely or very important by 80 percent of respondents.

Yet, their optimism about home ownership doesn’t mean they’re completely happy with their current home. Nearly a quarter of all home owners surveyed said that if they had it to do all over again, they would not buy their current home. Most of the “buyer’s remorse” complaints were about the home itself or its location. Only 31 percent of those surveyed cited financial factors, such as the home losing value or their own changing financial situation.

Northern Virginia leads the economic way for DC area

The Washington, D.C. area has emerged from the recent recession with Northern Virginia leading the way, a George Mason University economist recently told local Realtors.

George Mason University economist Stephen Fuller said the economic recovery has been underway for about 17 months and is stronger than analysts expected.

He pointed to bright spots for the No. Virginia economy:

1) Employment: Fuller said the manufacturing segment has led the economy out of the downturn with increased hiring for 17 months in a row. Gross domestic product is higher now than when the recession started in November 2007.

2) Housing Shortage: He also predicted a future housing shortage for the region.
According to Fuller, the area likely will absorb about 700,000 more people in  coming decades and needs to build about 35,000 housing units per year to keep up  with demand.

While some apartment developers may err on the side of overbuilding, Fuller said  more condominiums and smaller townhouses and single-family house are  being  built. The number of larger single-family developments is declining

But don’t uncork the champagne just yet.  He also said consumer confidence remains low, despite the good economic news.

Lansdowne Resort

A couple of months ago I had the opportunity to attend a dinner hosted at Lansdowne Resort in Lansdowne, VA.  I had heard of it but never had a reason to go or visit.  I honestly thought it was just another expensive hotel.  However, once we arrived we were amazed at how much they had to in what seemed like a secluded hideaway.  Of course, like many hotels they had valet parking so since it was freezing that night we quickly took advantage of it.  We walked inside and felt like the hotel wasn’t overwhelmingly decorated and was quite lovely.

We were directed to the back where they had a restaurant where they had a full bar and often held live band and karaoke nights.  They had a nice crowd and it was an obvious hit with the locals.  We made back to our table in another restaurant which was obviously for the people who were looking for a much more subdued night out.  They still had a nice wine and cocktail list.  I liked that the restaurant had a menu and a buffet option.  We opted to eat from the buffet and although I am not a big fan of buffets, I was pleasantly surprised with the amount of options and quality of food available.

After getting our plates, we were able to enjoy a candle lit dinner by the large glass windows that allowed you to have a great view of the golf course.  It was a beautiful and peaceful site.  The backdrop of the golf course was surrounded by beautiful homes.  We honestly enjoyed ourselves so much that we decided to make it a night and stay in one of their rooms.  I figured that since we didn’t have a reservation that we would be charged a ridiculous rate, but they were surprisingly affordable.

The room was nice and the bathroom featured modern décor.  They had a full service spa and room service.  We opted to use the room service for breakfast the next morning and boy was it some of best room service I had ordered.  You must admit there is nothing worse than paying for overpriced food that includes a mandatory tip that you can’t stand to swallow.  Anyhow, we finished our stay and were happy that we made the decision to give it a try.  It is now one of my top hotel suggestions if you live in or are visiting the Northern Virginia area.

Survey: Sellers Fare Better With Agents

Sellers have a better chance at getting their house sold by using a REALTOR® than opting for the do-it-yourself approach, according to a survey of 1,000 home owners by HomeGain.com, an online real estate resource. Nearly 60 percent of home owners who used a REALTOR® to sell their home were successful compared to 39 percent of FSBOs, the survey found.

In the survey, 83 percent of home owners said they used a REALTOR® to sell their home, whereas 17 percent said they tried to sell it themselves. This corresponds to results from NAR’s 2010 Profile of Buyers & Sellers, which found 88 percent of sellers were assisted by a real estate agent. (Additionally, 83 percent of buyers bought their home through an agent.)

“It is especially striking that home owners fare significantly better in selling their homes using a REALTOR® than selling on their own,” says Louis Cammarosano, general manager at HomeGain. “Due to that relative success, the level of satisfaction in the home selling process is also higher for home sellers utilizing the services of a REALTOR® than those who try to sell their homes on their own.”

Among the findings in its For Sale by Owner vs. REALTOR® survey:

  • 88 percent of home owners who sold their homes using a REALTOR® said they would use a REALTOR® again.
  • 24 percent of FSBOs eventually contacted a REALTOR® to help sell their home.

Got Duke?

There is no shortage of history with civil war reenactments, 200 year old buildings, and monuments.  Tourists are amazed at the amount of historic richness that the city itself has managed to preserve and pass on from generation to generation.  Walking down Duke can almost transport you back in time but you are quickly reminded that it is 2011 by all of the modern hot spots available.

Located in the heart of one of 2011 Dozen Distinctive Destination winners, this street is sure to leave a memorable impression.  Its year round draw has kept visitors swarming in year after year.

Is Luxury Making a Comeback?

Uber-rich Americans are spending again, on everything from fancy cars to second homes.

“Personal embracement of luxury is now back to (pre-recession) 2007 levels,” marketing specialist Jim Taylor, author of “Selling to the New Elite,” told USA Today. “We’re seeing that in cars, private jet usage and finally, in high-end real estate. There’s a real change in the way people feel about money. They’re making purchases they put off during the recession.”

For example, second-home markets are on the rise: Vacation homes in Cape Cod, Mass., for example, increased 9 percent in 2010. In Palm Beach, Fla., home sales increased nearly 40 percent, and in Hilton Head, S.C., home sales were up nearly 14 percent. Luxury home sales in Southern California are also beginning to pick up, analysts say.

“We’re starting to see movement,” says Madison Hildebrand, a real estate professional who specializes in selling homes in Southern California, and also star of the Bravo’s “Million Dollar Listing” reality show. “People are more confident.”

Analysts also note that when the wealthy start buying, it often has a trickle down effect among middle and upper-income shoppers too.

American Dream of Home Ownership Still Strong

Three out of four home owners — or 78 percent — say their homes are the best investment they ever made, according to Trulia.com’s biannual American Dream survey, which has tracked attitudes toward home ownership since 2009.

Despite foreclosures and underwater homes continuing to batter the real estate market, about 70 percent of Americans say they still view home ownership as being part of their American Dream, according to the survey.

“Contrary to popular belief, the American Dream of homeownership has not turned into an American nightmare,” says Pete Flint, CEO of Trulia.

The millennial generation is expected to drive the housing recovery. Eighty-eight percent of 18-34 year old renters say they want to be home owners one day, according to the survey.

“Millennials are now today’s most serious home buyers,” says Tara-Nicholle Nelson, consumer educator for Trulia. “Unjaded and largely untouched by the effects of the housing crash, this new generation of buyers will no doubt lead America from its current housing slump towards true recovery.”

The survey also showed that in some of the country’s hardest-hit regions of foreclosures and underwater homes, buyers are not being deterred by the sour market. In particular, in Southern and Western regions of the United States, 79 percent and 70 percent of renters say they plan to purchase a home.
