1 bedroom in Old Town less than $300,000

Old Town is the oldest part of Alexandria, a port in colonial times. Old Town Alexandria is found along the Potomac, just inside the Woodrow Wilson Bridge and then north toward Reagan National Airport. Old Town is served by the King St. Metro and the King St. trolley. With over 100 restaurants, shops, boutiques, coffee shops, ice cream houses and more, there’s always fun to be found in Old Town.

Old Town feels small town, upscale and touristy. For most folks there is a bit of prestige attached to an Old Town address. There are two high rises near the waterfront at the Alexandria House and Port Royal. Some folks call the Torpedo Factory condos the “flagship Old Town” because of their fantastic location.

King Street Garden in Old Town

King Street Garden Park

Near King St. Metro in Old Town Alexandria VA, King Street Gardens Park can be found at the foot of the George Washington National Masonic Memorial. The main feature of King Street Gardens is a large metal sculpture with hanging gardens.

The metal sculpture and sunken gardens are of historic aspects of the site. The abstract metal sculpture somewhat represents a plow, a ship’s prow or a colonial style 3 cornered hat, with the sunken gardens representing the wetlands. Trellised gardens were popular during the Victorian Era, and up to date the gardens relive that era. The street grid plan was originally laid out by George Washington.

As seen from King Street Metro

Hotels, office buildings, AMTRAK and a Metro Stop surround this enchanting historical park. Outdoor concerts are held here as well for the public’s enjoyment.

Old Town Farmer’s Market sets up at the park every Wednesdays during summer.

Unpredictability Gives Buyers, Sellers Cold Feet

The jittery economy appears to be what gives some buyers and sellers cold feet, causing them to kill the deal – often at the eleventh hour – creating disappointment and frustrating real estate professionals.

In the case of buyers, an abundance of choices appears to be a key culprit. There are so many houses on the market that some buyers are paralyzed and unable to make a choice.

Sellers, on the other hand, are fearful that in this unpredictable market, selling a property that they know and love will result in their losing something they can never regain.

Some real estate professionals are willing to keep working with indecisive clients, but others pull the plug. “I wished them the best and walked away. They still e-mail me, and I don’t respond. It’s all about tough love,” says Maria Picardi-Kenyon, a RE/MAX associate in Mercer County, N.J.

Fed Beige Book Sees Growth in All 12 Regions

The Federal Reserve’s periodic survey of economic conditions, known as the Beige Book, this week reported growth in all 12 regions for the first time since 2007.

Here’s what the Beige Book had to say about real estate:

Boston. Commercial real estate leasing was flat in some areas and noticeably improved in others.
New York. Commercial real estate leasing has picked up noticeably although vacancy rates continue to rise in some areas. Residential rents appear to have bottomed.
Richmond. Residential real estate markets are improving with the inventory of homes in the Washington, D.C., suburbs falling to its lowest level in 18 months.
St. Louis. Commercial and industrial real estate activity remaina slow, but the suburban office vacancy rate increased in Little Rock; Louisville, KY; and Memphis. It was flat in St. Louis.
Minneapolis. Home construction is rebounding with building permits in the Minneapolis-St. Paul area doublinf year-over-year in May. Vacant commercial real estate increased in Minneapolis.
Kansas City, Mo. Home sales rose, but practitioners are less optimistic about upcoming months.
Dallas. Housing demand has improved, but bankers say many potential borrowers are being turned away because of poor credit.
